What is Eco Roofing?
Eco roofing — also called sustainable roofing or environmentally friendly roofing — refers to any roofing system designed to reduce environmental impact without sacrificing durability or performance. These systems prioritize recyclable materials, energy efficiency, reduced landfill waste, and long service lifespans.
In practical terms for a North Vancouver or West Vancouver homeowner, eco roofing means choosing a roof that:
- Uses recycled or sustainably sourced materials
- Lasts significantly longer than standard asphalt — reducing replacements and waste
- Improves your home’s energy efficiency through better insulation or heat reflection
- Supports sustainability certifications and green building goals
- Holds up reliably in the Lower Mainland’s wet, moss-prone coastal climate
Unlike older “green roofing” concepts that were limited to living/vegetated roofs, today’s eco roofing encompasses metal roofing, recycled composite systems like EnviroShake and EnviroSlate, solar-integrated roofing, cool-roof membranes, and energy-efficient asphalt products. Eco Exteriors installs all of them.
Why Eco Roofing Makes Sense on the North Shore
North Vancouver and West Vancouver homeowners are increasingly eco-conscious — and with good reason. The North Shore receives some of the highest annual rainfall in Metro Vancouver. Coastal moisture, heavy tree debris, windstorms off the mountains and water, and the region’s lush but demanding environment all put traditional roofing materials under tremendous stress.
Eco-friendly roofing systems are, by design, built to last. Metal roofs last 40 to 70 years. Composite recycled materials like EnviroShake carry lifetime warranties. These aren’t just better for the environment — they’re better investments for the long term.
North Shore Climate Challenges Eco Roofing Solves
- Heavy rainfall and persistent moisture — handled by non-porous metal panels and sealed membrane systems
- Moss and algae growth — resisted by metal, composite, and treated asphalt materials
- Windstorms and coastal air — withstood by interlocking and concealed-fastener systems
- Tree debris and organic buildup — managed more effectively on smooth, low-maintenance surfaces
- Energy costs from poor insulation — reduced by reflective and thermally efficient roofing
Communities like Deep Cove, Upper Lonsdale, Lynn Valley, Edgemont, and the British Properties represent a range of home styles — from forested heritage properties to modern West Coast architecture. Each benefits from a different eco roofing solution, and our team recommends based on your specific home, not a one-size-fits-all approach.
Types of Eco-Friendly Roofing Systems We Install
Metal Roofing — The Lifetime Eco Choice
Metal roofing is the most durable eco-friendly roofing system available. Eco Exteriors manufactures our own custom standing seam metal roofing on-site, which means precision fit and zero waste from off-cuts. Our metal systems contain 30 to 60 percent recycled content and are fully recyclable at end of life.
We offer single lock standing seam, double lock standing seam, and our proprietary EcoLock concealed fastener rib-locking system in 1″ and 1.5″ rib heights and panel widths from 12″ to 20″. These systems are non-porous, resist moss, and shed coastal rain quickly — ideal for North Shore conditions.
- Lifespan: 40–70 years (non-prorated lifetime warranty available)
- Recyclable content: 30–60%
- Moss resistant, fire resistant, wind resistant
- Works with solar panel integration
EnviroShake — Recycled Composite Shake Roofing
EnviroShake is made from 95% post-consumer recycled materials, including rubber, plastic, and plant fibres. It replicates the appearance of Western Red Cedar shakes with none of the maintenance burden. As a certified EnviroShake installer, Eco Exteriors is one of a limited number of contractors on the North Shore qualified to install this system properly.
- Made from 95% recycled content
- Lifetime warranty from the manufacturer
- No pre-treatment or ongoing maintenance required
- Resistant to UV damage, mold, mildew, insects, and high winds
- Ideal alternative for homeowners who love the cedar look without cedar upkeep
EnviroSlate — Recycled Composite Slate Roofing
EnviroSlate brings the elegance of natural slate to North Shore homes without the quarrying cost or environmental impact. Also made from 95% recycled content, EnviroSlate is manufactured by the same team behind EnviroShake and backed by the same lifetime warranty. It adds architectural distinction to homes in West Vancouver and the British Properties.
Western Red Cedar — Sustainably Sourced
For homeowners who want authentic cedar, we source from suppliers practicing zero-waste forestry — using wood that would otherwise be discarded. We install only 100% edge grain cedar for maximum durability and rot resistance. Cedar’s natural oils make it well-suited for Vancouver’s damp climate, and it offers excellent thermal insulation.
Solar-Reflective Asphalt Shingles
Our Malarkey asphalt products — including Vista, Legacy, and Windsor — are among the most advanced shingles available in BC. The Ecoasis line features solar-reflective technology that reduces heat absorption and lowers cooling costs. Manufactured with upcycled materials and featuring Scotchgard protection, they deliver eco performance at an accessible price point.
- Brands: Malarkey (Vista, Legacy, Windsor)
- Also available: CertainTeed Landmark, Landmark Pro, Presidential
- Algae-resistant, wind-resistant, energy-efficient
- 50-year prorated warranty through Malarkey and CertainTeed certifications
Cool-Roof Flat Systems for Modern Homes
Many North Shore homes with laneway homes, additions, or modern flat sections use TPO and EPDM membrane systems. TPO’s white reflective surface reduces heat absorption, lowers energy costs, and is compatible with rooftop living spaces. These systems are our recommendation for modern West Coast architecture requiring flat or low-slope solutions.
Energy Efficiency & Home Performance
A well-chosen eco roof doesn’t just protect your home — it actively improves how your home performs year-round. Here’s how eco roofing contributes to energy savings on the North Shore:
Heat Reflection & Summer Comfort
Metal roofing and solar-reflective asphalt shingles both reflect a significant portion of solar energy away from your home. In summer, this reduces attic heat buildup and can lower cooling costs by 15 to 25 percent, according to industry benchmarks.
Insulation & Winter Warmth
Composite and metal systems, paired with quality underlayment, provide superior thermal resistance compared to standard 3-tab asphalt. Less heat escapes in winter, which matters in North Vancouver’s colder upland neighbourhoods like Lynn Valley and Grouse Mountain foothills.
Ventilation & Moisture Management
Eco Exteriors installs ridge venting systems alongside every eco roofing project where applicable. Proper attic ventilation prevents moisture buildup — a critical factor in coastal BC where trapped humidity can prematurely age even premium roofing materials. We also offer seamless and internal gutter systems to manage the heavy rainfall North Shore roofs receive annually.
Roof Longevity = Less Waste
The most sustainable roof is one you don’t replace. A standard asphalt roof in Vancouver’s climate lasts 18 to 22 years before moss, moisture, and granule loss force replacement. An EnviroShake or standing seam metal roof lasts three to four times longer, meaning far fewer replacements, far less landfill waste, and far greater long-term value.
Built for North Vancouver & West Vancouver Homes
Our work is specific to the North Shore. We understand what the rain, the coastal air, the mature trees, and the hillside terrain do to a roof over time — and we design our installations accordingly.
North Vancouver
From the steep-pitch roofs of Upper Lonsdale and Edgemont Village to the forested properties of Deep Cove and the dense communities of Central Lonsdale, North Vancouver’s homes see heavy moss exposure, significant tree debris, and persistent moisture. Metal roofing and composite systems are increasingly our most-requested solutions here, and for good reason — they’re the materials that match the environment.
West Vancouver
West Vancouver’s premium properties — from Dundarave and Ambleside to Caulfeild and Horseshoe Bay — often feature complex rooflines, luxury architectural details, and high expectations for curb appeal. Our custom-fabricated metal panels, EnviroSlate composite slate, and sustainably sourced cedar are consistently chosen here for their combination of aesthetics and long-term performance. Coastal salt air in areas like Horseshoe Bay and Bowen Island adds corrosion risk that standard steel products can’t handle. Our marine-grade aluminum and Galvalume options are specified for coastal exposure, and our team’s knowledge of these distinctions is a direct result of 18 years working on North Shore properties.
Greater Vancouver
Beyond the North Shore, we work across the Greater Vancouver region — including Burnaby, Coquitlam, Surrey, Richmond, Langley, New Westminster, Maple Ridge, and Delta. Each community brings its own roofing conditions, from Richmond’s coastal humidity and Delta’s salt air exposure to Surrey’s moss-prone wet winters and the Tri-Cities’ freeze-thaw cycles. Our material recommendations are always tailored to the specific climate and architecture of the neighbourhood. We also serve Kitsilano, where the eco-conscious character of the community aligns closely with what we offer — sustainable, long-lasting roofing that reflects the values of the homeowner as much as it protects the home.
Why North Shore Homeowners Choose Eco Exteriors
Certified, Local, and Genuinely Eco-Committed

What Our Customers Say About Us
We've completed eco roofing projects across North Vancouver, West Vancouver, and Vancouver. Here's what our customers say.
Fast, responsive and very helpful.
James
Wholeheartedly recommend working with them if you need roofing work.
1. If I was told this, I would have looked at the weather before making the appointment. 2. I called two other roofing companies and both showed up had no problem going on the roof in the rain.
He gets two stars because he actually called to cancel. (The bar is set low with trades these days.)
The affect a new roof has on the curb appeal of your house is enormous, not to mention the comfort you gain knowing that everything is watertight for the oncoming winter - you need the installation done right. Doug, Rada and team were awesome from beginning to end - from clear details of what was being installed in the quote to how they protected the rest of the house and deck during demolition and installation - they went the extra mile.
They easily dealt with some curveballs we threw to them too. They removed our leaky (and now unused) chimneys above the roofline, giving the home a much cleaner look and installed snow guards.
Doug took time to work through a water egress issue that was not related to the roof installation - including helping me cut drywall open! - determined to find a solution the issue. Which we did.
We also required some more specialized carpentry work. Doug leveraged his own network to get us somebody to complete it.
It's not easy to find a company that that you can trust with such competitive pricing and such high quality craftsmanship on such a project. I feel fortunate to have worked with Doug, Rada and the team at Eco Exteriors.
The metal roof has really given the home a transformative look. And the new gutters were really the cherry on top. My photographs attached don't truly show how transformative it is.
A great team and great company!

Solar Questions — Answered Honestly
Costs vary by material. Asphalt shingles with eco-friendly properties typically run $5–$9 per square foot installed. Metal roofing ranges from $9–$20+ per square foot depending on complexity. EnviroShake and EnviroSlate composite systems fall in a similar range to metal. For a 1,500–2,000 sq ft North Shore home, budget roughly $9,000–$40,000 depending on material choice. We provide transparent, itemized estimates with no hidden fees.
Upfront, yes — typically 20 to 100 percent more depending on the material. However, eco roofing materials last two to four times longer than standard asphalt in Vancouver’s climate. When you factor in fewer replacements, lower maintenance costs, and energy savings, the total cost of ownership is often lower over a 30–50 year period.
Custom standing seam metal roofing in North Vancouver generally costs $14,000–$54,000+ for a typical home, or roughly $20–$30 per square foot installed. Key cost drivers include the metal type (steel vs aluminum), panel width and rib profile, roof complexity, and whether tear-off is required. Because we fabricate our panels on-site, we eliminate off-cut waste and supplier markup.
For most North Shore homeowners, yes — especially with BC Hydro rates continuing to rise. Modern panels generate power on diffuse light, not just direct sunshine, so overcast winters don’t eliminate production the way many people assume. When you factor in energy savings, net metering credits, potential rebates, and the increase to your home’s resale value, most systems reach payback within 8 to 12 years — with 15 or more years of savings still ahead.
Metal roofing and solar-reflective asphalt shingles can reduce heating and cooling costs by 15–25 percent annually. For a typical Metro Vancouver home, that can translate to $300–$700+ per year in savings depending on insulation, home size, and heating system. Over a 40–70 year metal roof lifespan, cumulative energy savings are substantial.
Yes. Current government programs offer rebates of up to $10,000 on residential roofing, solar, and battery systems. Eligibility depends on your project scope and the programs in effect at time of application. We can walk you through what your specific project may qualify for during a free consultation.
Yes. Metal roofing is estimated to increase home value by 6 to 10 percent, and green roof features can add 5 to 10 percent. Buyers increasingly factor in roof age and material quality — a new metal or composite roof is a meaningful selling point compared to a 15-year-old asphalt roof that needs replacement soon.
For most North Shore homeowners planning to stay in their home long-term, yes. Standard asphalt in Vancouver’s climate typically needs replacement every 18–22 years. A metal or composite roof installed once can last 40–70 years with minimal maintenance. The math on avoiding one or two full replacements — each costing $9,000–$20,000 — usually favours the eco investment.
Contact us directly to discuss payment options for your project. We provide clear, upfront estimates so there are no surprises, and we can help you understand how rebates and incentives apply to your total project cost.
Financing options may be available depending on your situation, and some homeowners use home equity to fund solar projects given the long-term return. The federal and provincial rebate programs can also reduce the net amount you need to finance from the start. We’ll walk you through the full picture during your consultation — what the system costs, what rebates may apply, and what financing options are worth exploring — so you can make a clear-headed decision.
