A Trusted Roofing Contractor in Vancouver — Built on Local Expertise
Vancouver is not an easy city for roofs. Over 1,150 millimetres of rain falls on Metro Vancouver every year, and much of the North Shore receives significantly more. Add in coastal wind, tree debris, freeze-thaw cycles, and the rapid moss and algae growth that comes with a temperate rainforest climate — and roofing here demands a contractor who genuinely understands the environment.
Eco Exteriors Roofing and Solar was founded in Vancouver because of that knowledge gap. Many roofing contractors apply mainland installation standards to a coastal BC climate and leave homeowners dealing with premature failures, voided warranties, and leak callbacks. We’ve spent 18 years studying what works in this city — and building a team that knows how to deliver it.
What Sets Us Apart as a Vancouver Roofing Company
- Every roof is assessed in the context of Vancouver's climate — pitch, drainage, ventilation, moss risk, and coastal exposure all factor into our recommendations.
- We use premium materials rated for the Pacific Northwest, including Malarkey and CertainTeed asphalt systems, EnviroShake composite, custom fabricated metal panels, and TPO/torch-on flat systems.
- We manufacture our own standing seam metal roofing on-site, giving us complete quality control from raw material to finished installation.
- Our certified installer status with Malarkey, CertainTeed, EnviroShake, and EnviroSlate means we offer manufacturer warranties that independent contractors simply cannot.
- We're transparent about pricing, timelines, and trade-offs. You'll know exactly what you're getting before we start.
We also offer 24/7 emergency roofing service for storm damage, active leaks, and urgent structural concerns — because a roof problem in Vancouver rarely waits for business hours.
Roofing Services in Vancouver
Eco Exteriors offers a full range of residential roofing services across Vancouver and Metro Vancouver. Each service is delivered with the same attention to detail, quality materials, and long-term performance focus.
Roof Replacement
If your roof is approaching 20 years, showing widespread granule loss, persistent moss penetration, or evidence of underlayment failure, replacement is often the most cost-effective path forward. We handle full tear-off, deck inspection and repair, underlayment installation, ventilation upgrades, and complete new roofing systems. Most residential replacements are complete within 2 to 5 days.
Roof Repair
Not every roof problem calls for a full replacement. We handle targeted repairs including flashing failures, missing or damaged shingles, valley leaks, chimney sealing, vent penetrations, and moss-related damage. If you’re not sure whether repair or replacement is the right call, our inspection process gives you a clear, honest answer.
Metal Roofing
Metal roofing has become one of the most popular upgrades for Vancouver homeowners, and for good reason. A properly installed standing seam metal roof can last 50 to 100 years, sheds water and moss with ease, and comes with a non-prorated lifetime warranty through our installation program. We fabricate our own standing seam panels on-site — including single lock, double lock, and our proprietary EcoLock concealed fastener system — in widths from 12 to 20 inches. No middleman. No compromise.
Asphalt Roofing
Asphalt shingles remain the most widely installed roofing material in Vancouver, and the technology has advanced significantly. We install Malarkey’s Vista, Legacy, and Windsor lines alongside CertainTeed’s Landmark, Landmark Pro, and Presidential series — all of which offer enhanced algae resistance, stronger granule retention, and extended performance in wet climates. Our certified installer status with both manufacturers means you receive a 50-year prorated warranty directly from the manufacturer.
Cedar Roofing
Cedar shakes and shingles have defined the look of Vancouver’s older neighbourhoods for over a century. We install and repair Western Red Cedar and Alaskan Yellow Cedar roofing using stainless steel fasteners and synthetic underlayment designed for coastal moisture conditions. For homeowners who love the cedar aesthetic but want lower maintenance, we also install EnviroShake and EnviroSlate composite systems — recycled content materials with a 50-year warranty that replicate the look of aged cedar without the upkeep.
Flat and Low-Slope Roofing
Laneway homes, modern additions, garages, and contemporary West Coast designs all depend on reliable flat roofing systems. We install TPO, torch-on modified bitumen (SBS), EPDM rubber, and peel-and-stick flat roofing systems suited to Vancouver’s high-rainfall environment. Every flat roof installation includes proper drainage slope engineering — because standing water is the single biggest cause of membrane failure in this climate.
Gutters and Drainage
A new roof is only as good as its drainage system. We install seamless gutter systems and internal gutter systems custom-fabricated for your home, along with ridge venting systems and snow stops for properties where snowpack is a concern. Properly sized gutters and downspouts are especially critical in Vancouver neighbourhoods lined with mature trees.
Solar Panel Installation
As a roofing and solar company, we integrate solar systems directly into the roofing process — which means no compromise between your roof’s waterproofing integrity and your solar installation. We also help clients access government rebates of up to $10,000 on residential roofing, solar, and battery systems currently available in BC. If you’re replacing your roof, there’s no better time to evaluate solar.
Skylights
We supply and install Columbia skylights, ridge venting, and snow stops as part of new roof installations or standalone upgrades. As a current promotion, homeowners who purchase a new roof receive 10% off all roof accessories. Restrictions apply.
Why Vancouver Homes Need Specialized Roofing
Vancouver receives more than a metre of rain annually, with the North Shore mountain communities regularly exceeding 2,000 millimetres. That level of sustained moisture exposure creates roofing challenges that don’t exist in most Canadian cities — and that require a different approach than what general contractors often bring.
The Real Roofing Challenges in Metro Vancouver
- Persistent moisture exposure degrades asphalt granules, softens cedar, and accelerates flashing failure at chimneys, vents, and valleys.
- Moss and algae growth is endemic on north-facing and shaded roofs throughout the city. Without active management, moss holds moisture against the roofing surface and significantly shortens shingle life.
- Tree debris — needles, leaves, and branches — accumulates in valleys and gutters, creating blockages that lead to ponding and ice damming in colder months.
- Wind-driven rain from coastal storms and Pacific weather systems is directional, meaning water can be forced under poorly installed flashings or low-slope edges.
- Vancouver's freeze-thaw cycles — common from November through March — expand any existing crack or gap in the membrane, turning minor issues into structural ones quickly.
- Coastal salt exposure, particularly in West Vancouver, Bowen Island, and Delta, accelerates corrosion on metal flashings, fasteners, and gutters.
Our installations are engineered around these realities. Ventilation systems are sized to prevent moisture buildup in the attic. Flashings are installed to handle wind-driven rain, not just vertical precipitation. Drainage slopes on flat roofs meet the minimum 2% grade required by local building codes. And our material selections are validated for Pacific Northwest performance, not just general North American standards.
Built for Every Type of Vancouver Home
Vancouver’s residential architecture is as varied as its neighbourhoods. A 1920s craftsman in Kitsilano presents very different roofing challenges than a modern infill in Mount Pleasant or a waterfront home on Bowen Island. We’ve worked on all of them.
Heritage and Character Homes
Many of Vancouver's most beloved neighbourhoods — Shaughnessy, Kerrisdale, Dunbar, Point Grey — are defined by early 20th century homes with steep pitches, complex valleys, dormer windows, and original cedar shake roofs. These homes require contractors who understand heritage materials and can work within the character of the building while meeting current code. We bring both the technical knowledge and the aesthetic sensitivity these properties deserve.
Modern Infill and Laneway Homes
Vancouver's laneway housing and infill development program has produced thousands of compact, modern homes with clean architectural lines and flat or low-slope roofing. These buildings demand precise membrane installation, proper drainage engineering, and, increasingly, integrated solar systems. Our experience with TPO, torch-on, and EPDM flat systems makes us a natural fit for this type of construction.
Luxury and Custom Homes
High-end residential projects on the West Side, West Vancouver, and the North Shore require premium materials, exacting installation standards, and contractors who communicate clearly with architects and project managers. We supply our own custom-fabricated standing seam metal panels for architectural projects, and our certified warranty programs give design teams and homeowners the documentation they need.
Eco-Conscious Renovations
Vancouver homeowners care about their environmental impact — and so do we. Eco Exteriors was founded on the premise that roofing and sustainability aren't in conflict. We're a member of the BC Sustainable Energy Association and the Canadian Council for Indigenous Business, and our product selections prioritize recycled content, durability, and energy efficiency at every price point.
Why Homeowners Choose Eco Exteriors
18 Years of Roofing Experience
We have been working on Vancouver roofs since 2008. No other roofing contractor in this market knows the North Shore's neighborhoods, conditions, and building characteristics the way our team does.
Honest, Transparent Communication
From your first inspection to your final walkthrough, you'll know exactly what we found, what we recommend, and why. We don't upsell. We explain the trade-offs clearly and let you make an informed decision. If your roof can be repaired, we'll tell you. If it needs replacement, we'll show you why.
Industry-Leading Warranties
Our certified installer status with Malarkey and CertainTeed means we can offer 50-year prorated manufacturer warranties that most contractors can't access. Manufacturers conduct independent random inspections of our work to maintain our certification — a built-in quality assurance process that benefits every client. Our metal roofing installations carry a non-prorated lifetime warranty. We're also Google Guaranteed, which adds another layer of consumer protection.
Premium Materials, Consistently Installed
We don't cut corners on materials and we don't rush installations. Our product choices — Malarkey, CertainTeed, EnviroShake, Columbia Skylights, custom-fabricated metal panels — are made because they perform in Vancouver's climate. Every installation follows the manufacturer's specifications precisely, which is how we maintain our certified status.
Clean, Respectful Workmanship
Your home stays clean throughout the project. Debris is managed daily, your driveway and landscaping are protected, and we complete a thorough cleanup before final sign-off. A roof replacement should not leave your property in worse shape than we found it.
24/7 Emergency Response
Storm damage, active leaks, and sudden structural concerns don't follow a business schedule. Our emergency roofing service is available around the clock for Vancouver homeowners who can't wait.

What Vancouver Homeowners Say About Us
We've completed roofing projects across Vancouver. Here's what our customers say.
We chose to go with a metal roof, and I couldn’t be happier with the quality of work and the final results. The craftsmanship is top-notch, and it truly enhances the look of our home. Thank you, thank you!
Fast, responsive and very helpful.
James
Wholeheartedly recommend working with them if you need roofing work.
1. If I was told this, I would have looked at the weather before making the appointment. 2. I called two other roofing companies and both showed up had no problem going on the roof in the rain.
He gets two stars because he actually called to cancel. (The bar is set low with trades these days.)
The affect a new roof has on the curb appeal of your house is enormous, not to mention the comfort you gain knowing that everything is watertight for the oncoming winter - you need the installation done right. Doug, Rada and team were awesome from beginning to end - from clear details of what was being installed in the quote to how they protected the rest of the house and deck during demolition and installation - they went the extra mile.
They easily dealt with some curveballs we threw to them too. They removed our leaky (and now unused) chimneys above the roofline, giving the home a much cleaner look and installed snow guards.
Doug took time to work through a water egress issue that was not related to the roof installation - including helping me cut drywall open! - determined to find a solution the issue. Which we did.
We also required some more specialized carpentry work. Doug leveraged his own network to get us somebody to complete it.
It's not easy to find a company that that you can trust with such competitive pricing and such high quality craftsmanship on such a project. I feel fortunate to have worked with Doug, Rada and the team at Eco Exteriors.
The metal roof has really given the home a transformative look. And the new gutters were really the cherry on top. My photographs attached don't truly show how transformative it is.
A great team and great company!

Frequently Asked Questions — Roofing Contractor Vancouver
Minor repairs — patching a leak, resealing flashing, replacing a few shingles — typically run $300 to $1,500. More involved repairs involving multiple leak points, valley work, or chimney flashing can reach $2,500 to $5,000. If repair costs are climbing past 30% of what a new roof would cost, replacement usually makes more financial sense.
Seamless gutter installation in Metro Vancouver generally runs $800 to $2,500 depending on linear footage, gutter profile, and whether downspout relocation is needed. When gutters are installed alongside a new roof, we offer 10% off all roof accessories.
Residential solar system costs vary based on system size and roof configuration, but most homeowners are looking at $15,000 to $35,000 before incentives. BC currently offers government rebates of up to $10,000 on residential roofing, solar, and battery systems — which meaningfully changes the math. Installing solar during a roof replacement is the most cost-efficient approach since the labour overlaps.
The main factors are roof size (measured in squares — 100 sq ft each), material choice, slope steepness, number of valleys and penetrations like chimneys and skylights, condition of the existing deck, and disposal of old materials. Vancouver’s labour rates are also higher than the national average. We walk through every cost driver in your estimate so nothing comes as a surprise.
Usually yes, especially when you factor in lifespan. A $10,000 asphalt roof that lasts 20 years costs the same per year as a $30,000 metal roof that lasts 60 — without the hassle and disruption of two more replacements. Vancouver’s wet climate also accelerates wear on lower-grade materials, so the gap between budget and premium products shows up faster here than in drier cities.
