West Vancouver's Climate Demands More from a Roof
West Vancouver is one of the most beautiful places to live in Canada. It’s also one of the most demanding environments for a roofing system. Homes in Ambleside, Dundarave, Horseshoe Bay, and up through the British Properties face a combination of challenges that simply don’t exist elsewhere in Greater Vancouver:
Heavy coastal rainfall.
West Vancouver receives some of the highest rainfall totals on the Lower Mainland. Water doesn't just fall straight down here — it drives sideways, works up under poorly installed flashings, and pools behind debris on complex rooflines.
Wind off the water and mountains.
Strong gusts coming off Howe Sound and from the north face of the mountains can lift poorly secured shingles, stress standing seam panels, and push moisture under lapped roofing materials.
Tree debris and shade.
West Vancouver's lush forest canopy means roofs in areas like Glenmore, Cypress Park Estates, and Cedardale deal with constant leaf and needle buildup — the primary driver of moss and algae growth that degrades roofing materials from underneath.
Steep slopes and complex architecture.
The hillside terrain in areas like Chartwell and Altamont produces dramatic rooflines — multiple pitches, valleys, dormers, and exposed flashings — where installation precision is non-negotiable.
Luxury property stakes.
A roofing failure on a West Vancouver home isn't just an inconvenience. These properties represent significant investments, and water damage can reach into walls, attic insulation, and structural framing before a homeowner ever notices a ceiling stain.
We understand these conditions because we’ve been working in them for nearly two decades. Every system we install is chosen and installed with West Vancouver’s specific environment in mind.
Complete Roofing Services for West Vancouver Homeowners
Whether your asphalt shingles have reached the end of their life or you’re upgrading to a premium metal or composite system, we handle complete roof replacements from tear-off through final inspection. We carry manufacturer-certified warranties on every replacement — including 50-year prorated warranties through Malarkey and CertainTeed.
Leak around a chimney? Damaged flashing after a windstorm? Lifted shingles on your carport or addition? Our repair team diagnoses the actual source of the problem — not just the symptom — and fixes it properly. We also offer 24/7 emergency roof repair for urgent situations.
Metal roofing is one of the best long-term investments a West Vancouver homeowner can make. Our standing seam metal roofs are fabricated on-site with our own machinery, using concealed fasteners that eliminate the leak points common in exposed-fastener systems. Metal roofing sheds water and debris without absorbing moisture, resists moss, and can last 50 to 70 years in coastal conditions. We offer single lock, double lock, and our own EcoLock concealed fastener system in 1″ and 1.5″ rib heights.
For homeowners looking for a high-quality, cost-effective option, we install architectural and luxury asphalt shingles from Malarkey and CertainTeed — two of the most respected manufacturers in the industry. Products like the Malarkey Legacy and CertainTeed Landmark Pro offer algae resistance, high wind ratings, and strong aesthetic appeal suited to West Vancouver’s premium neighbourhoods.
Cedar has defined the character of West Vancouver’s residential architecture for generations. We work with premium Western Red Cedar for homeowners who want to maintain or restore that classic North Shore aesthetic. We also advise honestly: if your existing cedar roof needs replacement, we’ll help you evaluate whether cedar, composite, or metal best suits your property’s needs and your long-term budget.
Modern West Vancouver homes — particularly laneway homes, rooftop patios, and additions — often require flat or low-slope roofing systems. We install TPO, EPDM, torch-on modified bitumen, and peel-and-stick flat roofing systems with proper drainage engineering for the volume of rainfall this area receives.
A premium roof without a proper gutter system is incomplete. We fabricate custom seamless gutters on-site to the exact dimensions of your home. We also offer European half-round gutters in copper and zinc for high-end properties, plus internal gutter repair and replacement for older West Vancouver homes that commonly feature hidden internal drainage systems.
With government rebates of up to $10,000 currently available for residential solar in BC, more West Vancouver homeowners are combining roof replacements with solar installations. As a member of the BC Sustainable Energy Association, our team integrates solar panel systems with your new roofing in a way that preserves weathertightness and maximizes energy production.
We install Columbia skylights as part of roofing projects, bringing natural light into the premium interiors that West Vancouver homes are known for — without compromising your roof’s waterproofing.
Roofing Systems Suited to West Vancouver's Distinctive Homes
Not every roofing company is equipped to work on West Vancouver’s homes. The properties here range from historic craftsman bungalows in Ambleside to contemporary oceanfront estates in Eagle Harbour and sprawling hillside homes in the British Properties. Each requires a different level of technical skill and aesthetic sensitivity.
Ocean-View and Waterfront Roofing Considerations
Ocean-view and waterfront properties in Dundarave and Horseshoe Bay face constant salt-air exposure and stronger coastal winds. We prioritize corrosion-resistant materials such as aluminum standing seam roofing, marine-grade flashing, and stainless steel fasteners to help these roofing systems perform reliably in demanding waterfront conditions.
Roofing for Hillside Properties
Hillside homes in the British Properties, Chartwell, and Altamont often feature steep roof pitches, complex valleys, and multi-level roof designs. Our crews are trained and equipped for steep-slope roofing work with proper safety systems in place, and we take the additional time and precision these challenging projects require.
Preserving Heritage and Character Homes
Heritage and character homes in Ambleside and Dundarave frequently contain original architectural elements worth preserving. From older internal gutter systems to distinctive roofline profiles, we carefully evaluate existing features before recommending solutions and select materials that complement the home's original character whenever possible.
Modern Roofing for Custom Homes
Modern custom homes in Caulfeild and Eagle Harbour often benefit from standing seam metal roofing and clean-profile composite systems that align with contemporary architectural styles. Because we manufacture our metal roofing panels on-site, we can accommodate custom panel widths, unique rib profiles, and non-standard roof angles that many pre-fabricated systems cannot provide.

We've completed roofing projects across West Vancouver. Here's what our customers say.
We chose to go with a metal roof, and I couldn’t be happier with the quality of work and the final results. The craftsmanship is top-notch, and it truly enhances the look of our home. Thank you, thank you!
Fast, responsive and very helpful.
James
Wholeheartedly recommend working with them if you need roofing work.
1. If I was told this, I would have looked at the weather before making the appointment. 2. I called two other roofing companies and both showed up had no problem going on the roof in the rain.
He gets two stars because he actually called to cancel. (The bar is set low with trades these days.)
The affect a new roof has on the curb appeal of your house is enormous, not to mention the comfort you gain knowing that everything is watertight for the oncoming winter - you need the installation done right. Doug, Rada and team were awesome from beginning to end - from clear details of what was being installed in the quote to how they protected the rest of the house and deck during demolition and installation - they went the extra mile.
They easily dealt with some curveballs we threw to them too. They removed our leaky (and now unused) chimneys above the roofline, giving the home a much cleaner look and installed snow guards.
Doug took time to work through a water egress issue that was not related to the roof installation - including helping me cut drywall open! - determined to find a solution the issue. Which we did.
We also required some more specialized carpentry work. Doug leveraged his own network to get us somebody to complete it.
It's not easy to find a company that that you can trust with such competitive pricing and such high quality craftsmanship on such a project. I feel fortunate to have worked with Doug, Rada and the team at Eco Exteriors.
The metal roof has really given the home a transformative look. And the new gutters were really the cherry on top. My photographs attached don't truly show how transformative it is.
A great team and great company!

West Vancouver Roofing — Frequently Asked Questions
Roof replacement in West Vancouver typically ranges from $9,000 to $50,000+, depending on the roofing material, home size, roof pitch, and complexity. Here’s a rough breakdown by material:
- Asphalt shingles: $9,000–$18,000 for an average home.
- Eco-friendly composite (EnviroShake/EnviroSlate): $15,000–$30,000.
- Cedar roofing: $18,000–$45,000+.
- Metal roofing (standing seam): $22,000–$50,000+.
- Flat/low-slope roofing: $15,000–$60,000+ depending on size.
West Vancouver’s premium properties, steep hillside pitches, and complex rooflines often push costs toward the higher end. Contact us for a free estimate specific to your home.
Metal roofing in West Vancouver generally costs between $20 and $30 per square foot installed, or roughly $22,000–$50,000 for an average home. Aluminum standing seam costs more than steel but offers superior corrosion resistance for coastal properties — worth the premium near the ocean in areas like Dundarave or Horseshoe Bay. Steep pitches, multiple valleys, and dormers increase labour time and cost. While the upfront investment is higher than asphalt, metal roofing lasts 50–70 years with minimal maintenance, making it one of the lowest cost-per-year options available.
Asphalt roofing in West Vancouver typically costs $5–$9 per square foot installed, with most residential projects ranging from $9,000 to $18,000. Shingle grade, tear-off and disposal ($1,500–$3,000), underlayment quality, and roof complexity all affect the final number. We install Malarkey and CertainTeed products — certified installations that unlock 50-year prorated manufacturer warranties most contractors can’t offer.
Cedar roofing is a premium investment. Expect $7–$20 per square foot installed, with full replacements on average homes ranging from $18,000 to $45,000. Complex or high-pitch properties in areas like the British Properties or Chartwell can exceed $80,000–$130,000. Cedar also requires professional maintenance every 2–3 years in West Vancouver’s wet climate, adding ongoing cost over the roof’s life. Many homeowners who love the cedar aesthetic choose EnviroShake composite instead — it looks like aged cedar, carries a 50-year warranty, and requires almost no maintenance.
Flat and low-slope roof replacement typically costs $4.50–$12 per square foot, with total project costs ranging from $15,000 for a smaller residential roof to $60,000+ for larger or more complex projects. Cost varies by membrane: EPDM rubber runs $4.50–$7.50/sq ft, torch-on modified bitumen $5.00–$8.00/sq ft, TPO $5.50–$8.50/sq ft, and PVC $7.00–$12.00/sq ft. Proper drainage engineering for West Vancouver’s rainfall is factored into every flat roofing quote we provide.
Minor repairs like patching or flashing fixes run $300–$800. Moderate repairs involving a section of shingles or multiple flashing points range from $800–$2,500. Larger repairs with significant section replacement or structural issues can reach $2,500–$6,000+. One honest note: if repair costs are approaching 30% of the cost of a full replacement and your roof is over 15 years old, replacement is almost always the better long-term investment. We’ll tell you plainly which situation applies to your roof.
Seamless gutter installation typically costs $15–$35 per linear foot, with most homes running $1,500–$4,000 for a full system. Standard seamless aluminum runs $15–$22 per linear foot. European half-round gutters in copper or zinc run $30–$55+ per linear foot. We fabricate seamless gutters on-site to your home’s exact dimensions. If you’re replacing your roof, combining it with new gutters is the most cost-effective approach.
Yes. BC homeowners currently have access to rebates of up to $10,000 on eligible residential roofing, solar, and battery system installations. The most cost-effective approach is often to install solar at the same time as your new roof — avoiding future re-roofing costs and maximizing the available incentive. Eco Exteriors is a member of the BC Sustainable Energy Association and can walk you through which rebates apply to your project. Rebate availability is subject to change — contact us for current program details.
For most homeowners here, yes. A standard asphalt roof in West Vancouver’s coastal climate lasts 15–20 years. A standing seam metal roof lasts 50–70 years. Over 60 years you’d replace asphalt 3–4 times versus once with metal — and when you factor in labour, repairs, and disruption, premium materials typically cost less over the life of the home. Premium roofing also adds measurable property value, with metal roofing typically increasing home value by 6–10%. We’ll walk you through a cost-per-year comparison during your estimate so you can decide with clear numbers in front of you.
Solar panel installation in West Vancouver typically costs between $15,000 and $40,000 for a residential system, depending on the size of the system, your home’s energy consumption, roof configuration, and whether battery storage is included. Most homeowners installing a standard 6–10 kW system land somewhere between $18,000 and $28,000 before rebates.
The good news is that BC homeowners currently have access to government rebates of up to $10,000 on eligible residential solar and battery systems, which significantly reduces the out-of-pocket cost. The smartest time to install solar is during a roof replacement — the roof is already open, penetrations are properly weathersealed during installation, and you avoid the cost of returning to the roof later.
A properly sized solar system in West Vancouver can reduce monthly energy bills by 50–80% depending on usage and system size, with most homeowners seeing a full return on investment within 8–12 years. After that, the energy savings are pure return.
Eco Exteriors is a member of the BC Sustainable Energy Association and handles both the roofing and solar installation as a single coordinated project — one contractor, one warranty contact, and no gaps between trades. Contact us to find out what rebates you qualify for and what a system sized for your home would cost.
