North Vancouver's Roofing Contractor Since 2008
North Vancouver is not an easy place to roof. The North Shore gets heavy rainfall from October through May. Coastal moisture rolls in off Burrard Inlet. Towering Douglas firs and cedars drop debris year-round. Properties in Lynn Valley and Blueridge sit at elevation, catching wind and rain that doesn’t reach lower neighborhoods. Homes in Deep Cove face salt air and humidity that wear down standard roofing materials faster than most homeowners expect.
We know this because we have been working on these roofs for 18 years. We grew up here. We understand the difference between a roof on a hillside home in Upper Lonsdale and a low-slope flat roof on a modern laneway home in Lower Lonsdale. We know which materials hold up against the specific conditions in Seymour and which ones fail within a decade.
That local knowledge is not something you learn from a brochure. It comes from 18 years of roofing on the North Shore — project after project, neighborhood after neighborhood.
Our team uses only premium materials from manufacturers we trust: Malarkey, CertainTeed, EnviroShake, and Cascadia Metals. Every installation is backed by manufacturer warranties as strong as 50 years, plus our own workmanship warranty.
Roofing Services We Offer in North Vancouver
When your roof has reached the end of its life — or when repair costs no longer make sense — we handle full residential roof replacements across North Vancouver. We remove the old system, inspect the decking, and install a new roof built for the North Shore’s conditions.
Missing shingles, flashing failures, active leaks, moss damage — we repair all types of residential roofing issues. We also offer 24/7 emergency roof repair for situations that can’t wait.
We fabricate and install custom standing seam metal roofing on site. Using our own roll-forming machinery, we produce single lock, double lock, and EcoLock concealed fastener systems in a range of rib heights and panel widths.
Asphalt shingles remain the most common roofing material in North Vancouver. We install premium architectural and luxury shingles from Malarkey (Vista, Legacy, Windsor) and CertainTeed (Landmark, Landmark Pro, Presidential) — products engineered for algae resistance and long performance in wet climates.
Cedar roofs are a defining feature of many heritage and character homes across North Vancouver, from Edgemont Village to Capilano. We repair and replace cedar shake and shingle roofs, and we can also help homeowners evaluate whether transitioning to a composite alternative like EnviroShake makes sense for their property.
Modern homes, laneway houses, additions, and garages across North Vancouver often require flat or low-slope roofing systems. We install TPO, EPDM, torch-on modified bitumen, and peel-and-stick flat roof systems built to handle the drainage demands of Vancouver’s heavy rainfall.
We install seamless gutter systems and internal gutter systems designed to manage North Vancouver’s significant annual rainfall. Proper gutter installation is one of the most important ways to protect your roof system and your home’s foundation.
With up to $10,000 in available government rebates on residential solar and battery systems, there has never been a better time to add solar to your North Vancouver home. As a member of the British Columbia Sustainable Energy Association, we integrate solar panels with new and existing roof systems.
We supply and install Columbia skylights in conjunction with roofing projects — properly flashed and waterproofed to prevent the leaks that poorly installed skylights often cause.
What North Vancouver's Climate Does to Your Roof
North Vancouver receives over 1,500mm of rainfall annually in some areas — significantly more than the Metro Vancouver average. When you add coastal humidity, sustained winds coming off the mountains and water, and the constant presence of overhanging trees, it creates roofing conditions that are genuinely demanding.
Moss and Algae Growth
The combination of moisture and shade from North Shore trees creates ideal conditions for moss and algae growth. Moss holds water against the surface of your shingles, accelerating deterioration and shortening the lifespan of a roof by years. North Vancouver roofs that go without treatment or cleaning can show serious moss damage within five to eight years of installation.
Heavy Rain and Drainage
When it rains heavily — and it does — your roof needs properly designed drainage to shed water quickly. Undersized gutters, improperly sloped flat roofs, and poorly installed flashings become serious problems in North Vancouver's climate. We design and install roofing systems with drainage as a priority.
Wind-Driven Rain
Properties at elevation — particularly in Upper Lonsdale, Delbrook, and Blueridge — experience wind-driven rain that pushes water laterally against flashings, valleys, and penetrations. Standard roofing details are not always sufficient. We use installation methods and materials appropriate for the specific exposure of each property.
Tree Debris and Organic Buildup
Large conifers drop needles, cones, and bark year-round. That debris accumulates in valleys, gutters, and low-slope areas, retaining moisture and creating ideal conditions for biological growth. Regular roof inspections are especially important for forest-adjacent properties in Lynn Valley, Blueridge, and Deep Cove.
Lifespan Expectations in This Climate
A standard asphalt roof that might last 25 years in a drier climate often needs replacement within 18 to 20 years in North Vancouver. We give homeowners honest guidance on what to expect from each material in local conditions — because we believe transparent advice leads to better decisions and better outcomes.
Roofing for Every Type of North Vancouver Home
North Vancouver’s architecture is more varied than most cities its size. We work on all of it.
Hillside Properties
Steep lots in Capilano, Upper Lonsdale, and Seymour require specialized safety protocols and installation techniques. Our team is experienced in high-pitch and hillside work.
Luxury and Custom Homes
Premium homes across Edgemont and West Bay demand materials and installation quality that match the property. We use products built for performance and aesthetics — including custom standing seam metal and premium composite roofing systems.
Heritage and Character Homes
Lower and Central Lonsdale are full of homes that carry architectural character. We respect what makes those homes special while upgrading their performance with modern, durable materials.
Modern and Strata Builds
New construction and strata developments across the North Shore require roofing contractors with the expertise and capacity to deliver consistent quality across multiple units and structures. Our team has the experience and certifications to meet those demands.
Forested Properties
Homes surrounded by trees in Lynn Valley, Blueridge, and Forest Hills face unique challenges. We select materials and drainage systems that account for the debris, shade, and moisture those environments create.

We've completed roofing projects across North Vancouver. Here's what our customers say.
We chose to go with a metal roof, and I couldn’t be happier with the quality of work and the final results. The craftsmanship is top-notch, and it truly enhances the look of our home. Thank you, thank you!
Fast, responsive and very helpful.

Wholeheartedly recommend working with them if you need roofing work.
1. If I was told this, I would have looked at the weather before making the appointment. 2. I called two other roofing companies and both showed up had no problem going on the roof in the rain.
He gets two stars because he actually called to cancel. (The bar is set low with trades these days.)
The affect a new roof has on the curb appeal of your house is enormous, not to mention the comfort you gain knowing that everything is watertight for the oncoming winter - you need the installation done right. Doug, Rada and team were awesome from beginning to end - from clear details of what was being installed in the quote to how they protected the rest of the house and deck during demolition and installation - they went the extra mile.
They easily dealt with some curveballs we threw to them too. They removed our leaky (and now unused) chimneys above the roofline, giving the home a much cleaner look and installed snow guards.
Doug took time to work through a water egress issue that was not related to the roof installation - including helping me cut drywall open! - determined to find a solution the issue. Which we did.
We also required some more specialized carpentry work. Doug leveraged his own network to get us somebody to complete it.
It's not easy to find a company that that you can trust with such competitive pricing and such high quality craftsmanship on such a project. I feel fortunate to have worked with Doug, Rada and the team at Eco Exteriors.
The metal roof has really given the home a transformative look. And the new gutters were really the cherry on top. My photographs attached don't truly show how transformative it is.
A great team and great company!

Roofing in North Vancouver — Frequently Asked Questions
The cost depends on the material, roof size, and complexity. A standard asphalt shingle replacement on a typical North Vancouver home generally ranges from $9,000 to $20,000. Metal roofing systems run from $14,000 to $54,000 or more depending on the material and roof design. Cedar roofing and premium composite systems fall in a similar range to metal. We provide detailed written estimates before any work begins so you know exactly what you’re paying for.
In North Vancouver’s wet climate, metal roofing offers the longest lifespan — between 40 and 70 years depending on the material. Custom standing seam aluminum can exceed 80 years in coastal conditions. Composite systems like EnviroShake are warranted for 50 years. Quality architectural asphalt shingles typically last 18 to 25 years in this climate. Cedar can last 25 to 40 years with proper maintenance.
Yes. Metal roofing is particularly well-suited to North Vancouver’s climate. It sheds water quickly, resists moss and algae, handles high winds, and requires minimal maintenance over its lifespan. For properties in elevated or exposed areas — such as Upper Lonsdale, Delbrook, or Seymour — metal roofing is one of the strongest long-term investments available.
We recommend professional roof inspections twice a year — in spring after the winter storm season, and in fall before the heavy rain season begins. Forest-adjacent properties in Lynn Valley, Blueridge, or Deep Cove benefit from more frequent inspections due to debris accumulation and biological growth.
In North Vancouver, the most common causes of roof leaks are failed or improperly installed flashings around chimneys, skylights, and vents; worn or missing shingles; moss damage that lifts shingle edges; and clogged gutters that cause water to back up under the roofing system. Flat roofs often leak at seams, drains, or where the membrane meets a wall.
Look for a contractor who is licensed, WorkSafeBC-registered, and carries appropriate insurance. Ask for references from local projects, and check certifications from manufacturers like CertainTeed or Malarkey — these certifications require training and independent quality inspections. A reputable contractor will provide a detailed written estimate, explain your material options clearly, and not pressure you into decisions.
Cedar roofs are beautiful and perform well when properly maintained. However, North Vancouver’s climate — specifically its high moisture and limited drying windows — accelerates moss growth and wood deterioration. A cedar roof in this environment requires cleaning and treatment every one to three years to reach its expected lifespan. Many homeowners are now considering composite alternatives like EnviroShake, which replicates the look of cedar with a 50-year warranty and no organic maintenance requirements.
