Why Metal Roofing Is the Right Choice for North Vancouver and West Vancouver Homes
Metal Roofing Benefits That Matter in Vancouver's Climate
Waterproof by design.
Metal panels form a continuous, watertight surface. There's no granule degradation, no cracking, and no moisture absorption. On a West Vancouver hillside home or a North Vancouver property surrounded by forest, that matters year-round.
Naturally resistant to moss and algae.
Moss is one of the most common reasons Vancouver asphalt roofs fail early. Metal surfaces don't support biological growth the same way organic roofing materials do — meaning less maintenance and a longer lifespan.
Wind-resistant construction.
Our standing seam and EcoLock systems use concealed fasteners and interlocking panel designs that hold firm in the coastal wind conditions common along Burrard Inlet and the North Shore mountains.
40 to 70 year lifespan.
Properly installed metal roofing on a North Vancouver or West Vancouver home can reasonably last 50 years or more. Compared to an asphalt roof that may need replacement every 18 to 25 years, the math makes a compelling case for metal.
Fire resistant.
Metal is a non-combustible roofing material — an important consideration for North Shore properties that back onto forested areas.
Energy efficient.
Metal roofs reflect solar radiation rather than absorbing it, reducing heat gain in summer and supporting better insulation performance in winter. Government rebate programs currently offer up to $10,000 off qualifying residential roofing and energy systems in BC.
100% recyclable.
Our metal panels are produced with high recycled content and are fully recyclable at end of life. For West Vancouver and North Vancouver homeowners who care about sustainability, metal roofing aligns with those values in a concrete way.
Our Metal Roofing Options for North Shore Homes
We manufacture our own metal roofing panels in-house. That means we control quality from raw material to finished installation — something very few roofing companies on the North Shore can say. Here's what we offer:
EcoLock Metal Roofing — Our Proprietary System
EcoLock is available in:
- 1″ and 1.5″ rib heights
- 12″ to 20″ panel widths

North Vancouver Metal Roofing
North Vancouver Metal Roofing
North Vancouver homes face a specific set of challenges: heavy tree cover that accelerates moss growth, significant annual rainfall, steep-slope roofs that require precise installation technique, and a growing shift toward modern architectural aesthetics in neighborhoods like Edgemont, Lynn Valley, and Upper Lonsdale.
Metal roofing is increasingly the choice of North Vancouver homeowners who've done the math. The combination of longevity, moisture resistance, and low maintenance suits the North Shore lifestyle well. In Deep Cove and the upper hillside neighborhoods, we've seen a clear movement away from asphalt replacement cycles toward one-time metal installations that homeowners can rely on for the rest of their time in the house.
Our team is local to the North Shore. We understand the specific permitting requirements, the slope and drainage challenges, and the architectural character of North Vancouver neighborhoods. That local knowledge shows up in the quality and fit of every installation.
West Vancouver Metal Roofing
West Vancouver presents different demands. The proximity to salt water in areas like Dundarave, Ambleside, and Horseshoe Bay accelerates corrosion on lower-grade metals. The luxury properties throughout the British Properties and Caulfeild require materials and workmanship that meet a higher standard — both in performance and in appearance.
We specify marine-appropriate materials on coastal West Vancouver installations, including aluminum standing seam systems that are inherently rust-resistant and well-suited to salt air environments. Our EcoLock and double lock standing seam systems are regularly installed on high-end West Vancouver properties where the roof is as much a design element as it is a functional system.
West Vancouver also tends to have larger, more complex rooflines — multiple slopes, dormers, challenging valleys. Our in-house panel manufacturing means we can produce custom-length panels that fit complex geometry precisely, without the field-cutting waste that often leads to lower-quality results.
Greater Vancouver Metal Roofing
Beyond the North Shore, we install metal roofing systems across Greater Vancouver — bringing the same materials, warranties, and installation standards to every project regardless of location.
Burnaby, Coquitlam, Surrey, and Langley homeowners deal with many of the same conditions as the North Shore: heavy seasonal rainfall, persistent moss growth, and windstorms that shorten the life of asphalt roofs in the Lower Mainland's damp climate. In Richmond and Delta, coastal humidity and salt-influenced air make material specification particularly important — we select corrosion-resistant substrates and pay close attention to flashing and edge detailing for these areas. For properties in Kitsilano, New Westminster, and Maple Ridge, metal roofing's 40 to 70 year lifespan is a strong fit for owners who want to solve the roof problem once and not revisit it for decades. We also serve Bowen Island, where limited contractor access and Pacific salt air make installation quality and material durability even more critical than on the mainland.
Wherever your home is in Greater Vancouver, the estimate, the materials, and the warranty are the same. Get in touch for a free consultation and we'll assess your specific property and location.
The Long-Term Financial Case for Metal Roofing in Greater Vancouver
Lifespan difference:
An asphalt roof in Vancouver's climate may need replacement in 18 to 25 years. A properly installed metal roof can last 40 to 70 years — potentially the last roof that home will ever need. Over a 50-year period, that asphalt homeowner may replace their roof two or three times. The metal homeowner replaces it once.
Maintenance savings:
Metal roofing requires significantly less ongoing maintenance than asphalt or cedar. There's no annual moss treatment, no granule monitoring, no shingle-by-shingle repair cycle. Biannual inspections and basic cleaning are typically all that's needed.
Energy efficiency:
Metal roofs reflect solar radiation rather than absorbing it. In the warmer months, this can reduce cooling loads. When combined with quality insulation and proper ventilation, metal roofing contributes to a more energy-efficient home envelope. Government programs currently offer BC homeowners up to $10,000 in rebates on qualifying residential energy system upgrades.
Home value:
Metal roofing is increasingly recognized by real estate professionals as a value-add feature on North Shore properties. Buyers understand what it represents — a roof they won't have to think about for decades.
Warranty:
Our metal roofing installations are backed by a non-prorated lifetime warranty on both materials and workmanship. That warranty transfers to new owners at no cost. For West Vancouver homeowners in particular, that's a feature with real resale value.
WHY HOMEOWNERS TRUST US
What Sets Eco Exteriors Apart as a Metal Roofing Contractor
We manufacture our own panels.
Most roofing companies source metal panels from a third-party manufacturer. We operate our own fabrication machinery and produce panels in-house. That means faster lead times, precise custom dimensions, and direct accountability for material quality — because we made it ourselves.
18 years on the North Shore.
Eco Exteriors was founded in 2008 by Douglas Jackson, a North Shore native with deep roots in the local roofing industry. We've spent nearly two decades building relationships with North Vancouver and West Vancouver homeowners, understanding the specific requirements of local building codes, and refining our installation processes for this climate.
Certified and accredited.
We hold certifications from CertainTeed and Malarkey Roofing Products, are accredited by the Better Business Bureau with an A+ rating, registered with WorkSafeBC, and hold Google Guaranteed status. These aren't marketing badges — they represent real accountability to independent standards.
Lifetime non-prorated warranty.
Our metal roofing warranty is genuinely different from what most contractors offer. Non-prorated means it doesn't diminish in value over time. Transferable means it adds value if you ever sell. Covering both materials and workmanship means there are no gaps between what the manufacturer covers and what we cover.
Transparent pricing, no surprises.
We provide clear, itemized estimates. Our pricing doesn't shift after the job starts. We believe homeowners deserve to know exactly what they're paying for before any work begins.
24/7 emergency service.
Roof emergencies don't follow business hours. We're available around the clock for urgent repairs and storm response across North Vancouver and West Vancouver.
How a Metal Roof Installation Works with Eco Exteriors
Step 1: Free Consultation and Roof Assessment
We start with a thorough inspection of your current roof — assessing condition, deck integrity, drainage, slope, and any factors specific to your home's design or location. This isn't a sales visit. It's a professional evaluation that gives you real information to make a decision.
Step 2: Honest Recommendation and Options
After the assessment, we'll give you our honest recommendation. If metal roofing is the right fit, we'll explain which system suits your home best — EcoLock, standing seam, or another option — and why. If a different material is a better match for your situation, we'll tell you that too.
Step 3: Detailed Estimate
We provide a clear, itemized estimate with no hidden line items. You'll see exactly what you're paying for — materials, labour, panels, underlayment, flashing, cleanup, and warranty.
Step 4: Panel Fabrication
Because we manufacture panels in-house, we can produce custom lengths and widths for your specific roof geometry. This step typically takes 1 to 6 weeks depending on the project scope and material specification.
Step 5: Tear-Off and Deck Inspection
We remove existing roofing materials and inspect the deck below for any rot, damage, or structural concerns. If decking issues are found, we'll address them before installation begins — never cover over a problem.
Step 6: Underlayment and Flashings
High-quality underlayment goes down first, followed by precision-fabricated flashing around all penetrations — chimneys, vents, skylights, valleys, and edges. Flashing is one of the most common failure points in any roofing system. We do it right.
Step 7: Panel Installation
Metal panels are installed in sequence, locked or seamed according to the system specification. Concealed fastener systems mean no exposed screws — no future fastener degradation, no entry points for water.
Step 8: Cleanup and Site Restoration
We clean up fully when we're done. Debris is removed, gutters are cleared, and the property is left tidy. Roofing work is inherently disruptive — we work to minimize that.
Step 9: Final Walkthrough
We walk the completed job with you, explain the warranty, review basic maintenance recommendations, and answer any questions. You should leave that walkthrough fully confident in your new roof.

What Our Customers Say About Us
We've completed metal roofing projects across North Vancouver, West Vancouver, and Vancouver. Here's what our customers say.
Fast, responsive and very helpful.
James
Wholeheartedly recommend working with them if you need roofing work.
1. If I was told this, I would have looked at the weather before making the appointment. 2. I called two other roofing companies and both showed up had no problem going on the roof in the rain.
He gets two stars because he actually called to cancel. (The bar is set low with trades these days.)
The affect a new roof has on the curb appeal of your house is enormous, not to mention the comfort you gain knowing that everything is watertight for the oncoming winter - you need the installation done right. Doug, Rada and team were awesome from beginning to end - from clear details of what was being installed in the quote to how they protected the rest of the house and deck during demolition and installation - they went the extra mile.
They easily dealt with some curveballs we threw to them too. They removed our leaky (and now unused) chimneys above the roofline, giving the home a much cleaner look and installed snow guards.
Doug took time to work through a water egress issue that was not related to the roof installation - including helping me cut drywall open! - determined to find a solution the issue. Which we did.
We also required some more specialized carpentry work. Doug leveraged his own network to get us somebody to complete it.
It's not easy to find a company that that you can trust with such competitive pricing and such high quality craftsmanship on such a project. I feel fortunate to have worked with Doug, Rada and the team at Eco Exteriors.
The metal roof has really given the home a transformative look. And the new gutters were really the cherry on top. My photographs attached don't truly show how transformative it is.
A great team and great company!

Metal Roofing Questions — Answered Honestly
Metal roofing in North Vancouver typically ranges from $14,000 to $54,000+ for a residential installation, depending on roof size, complexity, material type, and system specification. Simple galvalume steel on a straightforward roofline falls toward the lower end. Standing seam aluminum on a complex, multi-slope North Shore hillside home falls toward the higher end. We provide detailed, itemized estimates with no hidden costs.
West Vancouver installations tend to fall in the mid-to-upper range of the $14,000 to $54,000+ window, reflecting the larger and more architecturally complex rooflines common throughout the British Properties, Caulfeild, and Dundarave. Coastal exposure in waterfront areas also influences material specification — aluminum standing seam is often recommended over steel in salt air environments, which affects pricing. We assess each property individually and provide a transparent, itemized quote before any work begins.
Metal roofing in the Vancouver area generally runs between $9 and $30 per square foot installed, depending on the system and material. Galvalume and galvanized steel exposed fastener systems sit at the lower end. Concealed fastener systems like our EcoLock run in the mid range. Premium aluminum or copper standing seam on complex rooflines sits at the higher end. These figures include materials, labour, underlayment, and standard flashing — we’ll confirm exact pricing for your specific roof after an inspection.
Yes, upfront. A quality asphalt shingle installation in the North Vancouver and West Vancouver area typically runs between $8,000 and $20,000. A comparable metal roofing installation generally starts higher. However, asphalt roofs in Vancouver’s climate often need full replacement within 18 to 25 years. A properly installed metal roof can last 40 to 70 years — meaning most homeowners who choose metal replace their roof once in their lifetime rather than two or three times. When compared over a 50-year period, metal roofing is consistently the more cost-effective choice.
The main cost drivers for metal roofing in North Vancouver and West Vancouver are roof size, roof complexity, material type, and system specification. Roofs with multiple slopes, dormers, steep pitches, or numerous penetrations such as skylights and chimneys require more labour and custom fabrication time, which increases cost. Material choice — steel versus aluminum, exposed fastener versus concealed — also has a significant impact. Coastal proximity in West Vancouver may require marine-grade materials at a higher price point. Tear-off and disposal of the existing roof adds to the total, as does any decking repair discovered during installation.
BC homeowners may currently qualify for up to $10,000 in rebates on qualifying residential roofing, solar, and energy system upgrades. Metal roofing can be part of a broader energy efficiency improvement that qualifies for these programs, particularly when combined with improved insulation or solar installation. Rebate eligibility depends on the specific program, home type, and upgrade scope. We can walk you through what may apply to your project during your free consultation.
Minor metal roof repairs — isolated panel damage, fastener replacement, flashing re-sealing — typically run between $300 and $1,000 in the North Vancouver and West Vancouver area. More involved repairs involving multiple panels or significant flashing work may run higher. If repair costs are approaching 30% of the cost of a new roof, full replacement is generally the better long-term investment, particularly given Vancouver’s high moisture levels and the risk of ongoing water damage from a partially failing system.
Yes. Metal roofing is increasingly recognized by real estate professionals on the North Shore as a value-add feature. Studies suggest metal roofing can increase home resale value by 6% to 10%. For buyers in the North Vancouver and West Vancouver market, a metal roof signals a home that won’t require a major capital outlay for decades — a meaningful factor in purchase decisions. Our lifetime transferable warranty adds further resale appeal, as the coverage passes to new owners at no cost.
For homeowners planning to stay in their home for 20 or more years, metal roofing consistently delivers strong return on investment. The combination of a 40 to 70 year lifespan, minimal maintenance requirements, energy efficiency benefits, potential rebates, and strong resale value makes the higher upfront cost worthwhile over time. The alternative — replacing an asphalt roof every 18 to 25 years in Vancouver’s demanding climate — adds up to significantly more expense and disruption over the same period.
Yes. Metal roofing is particularly well-suited to North Vancouver’s climate because of its moisture resistance, moss resistance, and durability in high-rainfall environments. North Vancouver averages over 1,600mm of annual rainfall, and traditional asphalt shingles often fail within 15 to 20 years as a result. Metal roofing sheds water without absorbing it, doesn’t support moss growth the way organic materials do, and handles coastal wind exposure effectively.
