Flat and Low-Slope Roofing in North Vancouver
North Vancouver gets roughly 1,500 mm of rain a year. Flat and low-slope roofs sit in the middle of all of it — no pitch to shed water, no quick runoff, just membrane between your home and the next storm. Getting that membrane right matters more here than almost anywhere in BC.
Eco Exteriors Roofing and Solar has been installing and replacing flat and low-slope roofing systems across North Vancouver since 2008. We work on everything from modern laneway homes in Lynn Valley to rooftop patios in Edgemont, flat-roofed additions in Upper Lonsdale, and contemporary custom builds along the hillsides above Deep Cove.

Expert Waterproofing for North Vancouver's Wettest Roofs
Flat and low-slope roofing is not a specialty every roofing company handles well. The margin for error is small — a poorly designed drain outlet, an improperly lapped seam, or a flashing detail that isn’t properly sealed can result in ponding water, membrane failure, and expensive interior damage within a single rainy season.
Our team understands what low-slope systems demand in a high-rainfall coastal environment: correct slope engineering, scupper and drain placement that handles volume, properly installed tapered insulation, and membrane systems that maintain their waterproof integrity through Vancouver’s freeze-thaw cycles and long wet seasons.
We’re licensed, WorkSafeBC registered, and fully insured. Every flat roofing project we complete is backed by workmanship warranties, manufacturer warranties, and our Google Guarantee.
Why Flat Roofing Requires Specialized Expertise in North Vancouver
Most roofing problems start with water that has nowhere to go. On a pitched roof, gravity solves the drainage problem. On a flat or low-slope roof, drainage has to be engineered into the system — and in North Vancouver’s climate, getting that wrong has serious consequences.
Ponding water
Ponding water is the primary failure mode for flat roofs in the Lower Mainland. Standing water accelerates membrane degradation, adds structural load, and creates a pathway for leaks once any seam or penetration weakens. Proper slope design — a minimum 2% grade toward drain outlets — is non-negotiable.
Coastal moisture and debris
Coastal moisture and debris compound the challenge. North Vancouver's tree canopy — the cedar and fir forests that define neighbourhoods like Blueridge, Seymour, and Deep Cove — deposits debris that clogs scuppers and drains at high volume, especially in fall. Membrane systems need to be robust enough to hold up through annual debris accumulation and the cleaning cycles that follow.
Freeze-thaw cycles
Freeze-thaw cycles affect North Vancouver more than parts of Metro Vancouver closer to sea level. Small membrane cracks that would remain stable in a warmer climate expand when trapped water freezes, turning a minor repair into a significant failure if left unaddressed through winter.
Flashings and penetrations
are where most flat roof leaks originate. HVAC curbs, skylights, rooftop equipment, parapet walls, and chimneys all require properly designed and installed flashings that maintain a continuous waterproof seal. This is skilled work that requires experience with the specific membrane system being used.
Flat and Low-Slope Roofing Systems We Install
SBS Modified Bitumen (Torch-On) Roofing
SBS (Styrene-Butadiene-Styrene) modified bitumen is the most widely used flat roofing system in Metro Vancouver, and for good reason. The material is engineered specifically for climates with high rainfall, temperature fluctuation, and extended wet seasons. SBS membranes remain flexible in cold temperatures, resist ponding water, and — when installed correctly — provide durable long-term waterproofing.
Torch-on application uses a propane torch to heat-fuse SBS membrane sheets directly to the roof substrate, creating a bonded, continuous waterproof layer. A standard residential installation uses two plies: a base sheet and a cap sheet, with granule surfacing on the cap layer for UV protection.
Typical lifespan: 20–30 years in the Lower Mainland with proper maintenance.
Best for: Residential flat roofs, additions, garages, laneway homes, rooftop patios.
Cold-Applied (Flameless) SBS Membrane
For projects where open flame isn’t appropriate — occupied buildings, certain strata properties, or structures near combustible materials — we offer cold-applied flameless SBS membrane systems. These use adhesive or self-adhering membranes that achieve the same waterproofing performance as torch-on without the fire risk of a propane torch on site.
Cold-applied systems are increasingly specified for residential projects where torch-on may be restricted, and they perform exceptionally well in North Vancouver’s damp climate. The flameless installation also allows work to proceed in cooler, damper conditions when torch-on scheduling may be affected by weather.
This is a key differentiator for Eco Exteriors— not all flat roofing contractors in North Vancouver offer true cold-applied membrane systems as a standard installation option.
TPO Membrane Roofing
TPO (Thermoplastic Polyolefin) is a single-ply reflective membrane heat-welded at the seams to create a continuous waterproof surface. Its white or light-coloured surface reflects solar radiation, reducing summer heat gain — a useful property for North Vancouver homes with flat roofed additions used as living or dining spaces.
TPO is commonly specified for modern West Coast Contemporary homes where the roof is partially visible from the exterior and aesthetic finish matters alongside performance.
Typical lifespan: 20–30 years.
Best for: Modern residential homes, commercial applications, energy-conscious builds.
EPDM Rubber Roofing
EPDM (Ethylene Propylene Diene Monomer) is a synthetic rubber membrane known for its flexibility across a wide temperature range and long-term durability. It handles North Vancouver’s freeze-thaw cycles well and remains pliable even in cold weather, reducing the cracking risk that affects less flexible systems.
EPDM is typically installed as a fully adhered or mechanically fastened single-ply sheet, with taped or cured seams.
Typical lifespan: 25–50 years with proper maintenance.
Best for: Residential and commercial flat roofs, properties in higher-elevation North Vancouver locations.
Peel-and-Stick Membrane Systems
Peel-and-stick (self-adhering) modified bitumen membranes are a flameless alternative that self-adhere without torching or cold adhesive. They’re commonly used for low-slope additions, covered porches, and roofs adjacent to occupied spaces where flame application is not practical.
Waterproofing, Drainage, and Long-Term Performance
A flat roof is only as good as its drainage system. We design and install every low-slope roofing project with the full drainage system in mind — not just the membrane.
Slope design.
Proper low-slope roofing maintains a minimum 2% pitch toward drain outlets. On existing roofs where slope is inadequate, we use tapered insulation boards to create positive drainage without requiring structural changes to the roof deck.
Drain outlets and scuppers.
We size and position roof drains and scuppers according to the roof area and expected rainfall volume — relevant in North Vancouver, where a single storm system can deposit significant water volume in a short period.
Flashing systems.
Parapet walls, rooftop equipment, skylights, and pipe penetrations are flashed with metal counterflashing and properly integrated into the membrane system. Flashing failure is the leading cause of flat roof leaks, and it’s where installation quality matters most.
Roof insulation.
We install appropriate insulation systems under the membrane for thermal performance and to meet current BC Energy Step Code requirements. Proper insulation also protects the membrane from thermal shock and helps prevent condensation-related moisture issues within the roof assembly.
Ventilation.
Where the roof assembly requires ventilation — particularly on older North Vancouver homes being re-roofed — we assess and address ventilation before installing the new membrane, preventing moisture from accumulating within the roof structure.
Built for North Vancouver Homes and Architecture
North Vancouver’s built environment covers an unusually wide range of architectural styles — from heritage craftsman homes in Central Lonsdale to post-and-beam originals in Capilano Highlands, glass-and-timber contemporary builds on the hillsides above Lynn Valley, and compact laneway homes tucked behind older properties throughout the Lower Lonsdale and Delbrook areas.
Flat and low-slope roofing appears throughout all of these contexts:
- Rooftop patios on newer construction in Edgemont and Blueridge, where outdoor living space is engineered into the roofline
- Single-storey additions over kitchens and family rooms on older ranch-style homes throughout Upper Lonsdale and Lynn Valley
- Laneway homes and coach houses, which frequently use low-slope rooflines to meet height restrictions
- Garage roofs on hillside properties throughout Deep Cove and Seymour, where the garage often sits at or below grade on the downhill side of the lot
- West Coast Modern custom builds, where low-slope or flat roof sections are a deliberate architectural choice rather than a functional compromise
We understand what these homes look like, where they sit on their lots, and what drainage and waterproofing challenges come with each type. That local knowledge is reflected in every project we complete.
Our Flat Roof Installation Process
Consultation and inspection.
We assess the existing roof — membrane condition, deck condition, drainage performance, flashing integrity, and any existing areas of ponding or moisture intrusion.
Drainage assessment
We evaluate the current slope, drain outlet placement, and scupper sizing. Where drainage is inadequate, we design corrections as part of the project scope — not as an afterthought.
Material recommendations.
Based on the building type, use, slope, and budget, we recommend the membrane system that best fits the project. We explain the tradeoffs clearly so you can make an informed decision.
Tear-off and deck inspection.
We remove the existing membrane and inspect the roof deck before installing anything new. Decking issues discovered at this stage are addressed before the new membrane goes down.
Installation.
We install the membrane system, flashing details, drainage components, and any required insulation — in the correct sequence, with proper overlaps and heat-fusion or adhesive bonding as required by the system.
Cleanup and inspection.
The site is cleaned, all materials removed, and the completed system is inspected. Drain outlets are confirmed clear and draining correctly.
Final walkthrough.
We walk through the completed project with you, explain the maintenance requirements, and confirm all warranty documentation.

What Our Customers Say About Us
We've completed gutters and drainage projects across North Vancouver. Here's what our customers say.
We chose to go with a metal roof, and I couldn’t be happier with the quality of work and the final results. The craftsmanship is top-notch, and it truly enhances the look of our home. Thank you, thank you!
Fast, responsive and very helpful.
James
Wholeheartedly recommend working with them if you need roofing work.
1. If I was told this, I would have looked at the weather before making the appointment. 2. I called two other roofing companies and both showed up had no problem going on the roof in the rain.
He gets two stars because he actually called to cancel. (The bar is set low with trades these days.)
The affect a new roof has on the curb appeal of your house is enormous, not to mention the comfort you gain knowing that everything is watertight for the oncoming winter - you need the installation done right. Doug, Rada and team were awesome from beginning to end - from clear details of what was being installed in the quote to how they protected the rest of the house and deck during demolition and installation - they went the extra mile.
They easily dealt with some curveballs we threw to them too. They removed our leaky (and now unused) chimneys above the roofline, giving the home a much cleaner look and installed snow guards.
Doug took time to work through a water egress issue that was not related to the roof installation - including helping me cut drywall open! - determined to find a solution the issue. Which we did.
We also required some more specialized carpentry work. Doug leveraged his own network to get us somebody to complete it.
It's not easy to find a company that that you can trust with such competitive pricing and such high quality craftsmanship on such a project. I feel fortunate to have worked with Doug, Rada and the team at Eco Exteriors.
The metal roof has really given the home a transformative look. And the new gutters were really the cherry on top. My photographs attached don't truly show how transformative it is.
A great team and great company!

Flat and Low-Slope Roofing — Frequently Asked Questions
SBS modified bitumen (torch-on or cold-applied) is the most widely recommended flat roofing system for North Vancouver because it is engineered for high-rainfall climates, remains flexible through freeze-thaw cycles, and provides durable multi-ply waterproofing suitable for the region’s long wet season. TPO and EPDM are also strong options depending on the building type, budget, and whether energy efficiency is a priority.
A properly installed SBS modified bitumen flat roof in North Vancouver typically lasts 20 to 30 years. EPDM systems can last 25 to 50 years with proper maintenance. The key factors are installation quality, drainage performance, and regular inspection and cleaning — particularly of drain outlets and scuppers that accumulate debris from the surrounding tree canopy.
SBS roofing is a type of modified bitumen membrane made with Styrene-Butadiene-Styrene polymer, which gives standard asphalt bitumen greater flexibility and cold-temperature performance. SBS membranes are used for flat and low-slope roofs and are particularly well-suited to BC’s coastal climate because they remain pliable in cold weather without becoming brittle or cracking.
Torch-on roofing is an installation method where a propane torch is used to heat-bond SBS modified bitumen membrane sheets to the roof substrate, creating a continuous waterproof layer without adhesives or mechanical fasteners. It is worth it for most North Vancouver residential applications because the heat-fused bond produces a strong, watertight seal that performs well in high-rainfall environments. Torch-on is the most common flat roofing system installed on North Shore homes.
Flameless or cold-applied flat roofing uses self-adhering or adhesive-bonded SBS membrane instead of an open-flame torch. It achieves the same waterproofing performance as torch-on without fire risk on site, making it the preferred option for occupied buildings, strata properties, and projects near combustible materials. Eco Exteriors offers cold-applied installation as a standard option.
Ponding water on a flat roof is prevented through proper slope design (minimum 2% grade toward drain outlets), correctly sized and positioned roof drains and scuppers, clear drainage pathways, and tapered insulation where structural slope is insufficient. On existing roofs with drainage problems, tapered insulation boards can create positive drainage without structural modifications. Regular clearing of leaf and debris buildup from drain outlets is also essential, particularly in North Vancouver’s heavily forested neighbourhoods.
Flat roofs perform well in rainy climates when they are correctly designed and installed. The key differences from a dry climate are: drainage must be actively engineered rather than relying on slope alone, membrane systems must be robust multi-ply systems (not single-ply), flashing details must be precise at every penetration, and maintenance must include regular drain inspection and cleaning. A flat roof installed to the right standard in North Vancouver is a durable, long-lasting system — a flat roof installed without attention to drainage and waterproofing detail will have problems regardless of climate.
Flat roof replacement in North Vancouver typically costs between $8 and $18 per square foot installed, depending on the membrane system, roof size and complexity, drainage work required, and whether decking repairs are needed. A small residential garage or addition flat roof (200–400 sq ft) typically costs $3,000 to $8,000. A full residential flat roof replacement on a 1,500 to 2,500 sq ft home typically ranges from $15,000 to $40,000 depending on complexity, drainage requirements, and material selection.
Minor flat roof repairs in North Vancouver — patching a seam, re-flashing a penetration, or clearing and re-sealing a drain outlet — typically cost between $400 and $1,800 depending on the scope. If an inspection reveals that the membrane has systemic failure or ponding-related deterioration across a significant portion of the roof, replacement is generally more cost-effective than repeated patching.
Torch-on SBS roofing in North Vancouver typically costs between $8 and $14 per square foot installed for a standard two-ply residential application. Costs increase for roofs with complex penetrations, parapet walls requiring extensive flashing, or where deck repairs are required before installation. Cold-applied flameless systems are priced comparably to torch-on for most residential projects.
