Roof Repair Services for North Shore Homes
Vancouver’s North Shore is one of the most demanding roofing environments in Canada. Heavy seasonal rainfall, tree debris from forested lots, coastal wind exposure, and the temperature swings between Deep Cove and the British Properties all accelerate roofing wear in ways that don’t apply in drier climates.
Our repair work covers the full range of issues North Shore homes develop:
- Roof leak detection and repair — Finding the source is the hard part. We locate the origin, not just the symptom.
- Emergency roof repair — Available 24/7. Active leaks during storms don't wait for business hours.
- Flashing repair and replacement — Chimney, skylight, valley, and wall flashings are the most common failure point on North Shore roofs.
- Storm damage repair — Wind-lifted shingles, debris impact, and water infiltration after high-wind events.
- Shingle repair and replacement — Isolated damage on asphalt, cedar, or composite roofing.
- Flat roof and membrane repair — TPO, EPDM, torch-on, and peel-and-stick systems on low-slope sections.
- Moss and moisture damage — Treating root causes, not just surface growth.
- Gutter and drainage repair — Poor drainage is often what causes roof damage to escalate.
Why North Shore Roofs Fail Faster
North Vancouver receives over 1,500mm of rainfall annually in many neighbourhoods. West Vancouver’s coastal exposure adds wind-driven rain that forces moisture into gaps that wouldn’t matter in a sheltered climate. Here’s what we consistently see on North Shore repair calls:
Moss and Organic Growth
Moss is not just cosmetic on a Vancouver roof. It holds moisture against shingles or cedar, works under the edges, and accelerates rot in the underlayment beneath. North-facing slopes and heavily treed lots in Lynn Valley, Deep Cove, and the hillside streets of West Vancouver are particularly susceptible. A mature moss colony can reduce a 25-year shingle's lifespan by five to eight years.
Flashing Failures
The metal flashing around chimneys, skylights, dormers, and wall connections is the most common source of leaks on the North Shore. Vancouver's temperature cycling causes metal to expand and contract, and poorly sealed or aging flashing eventually lifts, cracks, or corrodes. Many leaks homeowners attribute to shingles are actually flashing failures.
Wind-Driven Rain
The storms that come off Howe Sound and through the mountain gaps along West Vancouver and Upper Lonsdale push rain horizontally. Standard installation details adequate for protected locations often allow moisture infiltration under those conditions. We repair and re-seal with this in mind.
Tree Debris Accumulation
Forested properties in North Vancouver, Bowen Island commuter homes, and the wooded streets of Edgemont see heavy debris loading. Leaves and needles collect in valleys and behind chimneys, trapping moisture against the roof surface and blocking drainage. Over time this creates localized rot and membrane deterioration.
Aging Underlayment
Asphalt roofs in Vancouver's climate typically reach end-of-life in 18–22 years rather than the 25–30 year manufacturer estimate. The underlayment beneath the visible shingles often fails before the shingles show obvious exterior wear. We inspect the full roofing system, not just the surface.
Low-Slope Sections
Many North Shore homes — particularly the split-level and West Coast modern designs common in West Vancouver and newer North Vancouver neighbourhoods — have low-slope sections that require membrane systems rather than shingles. These sections are high-maintenance and fail in ways that aren't visible until water is already inside the building.
Why Fast Roof Repair Matters
A small leak rarely stays small in Vancouver’s climate.
- Structural damage — Water that reaches the decking causes plywood rot. What begins as a shingle repair becomes a deck replacement if left unaddressed through one rainy season.
- Mold and air quality — Persistent moisture in wall cavities and attic spaces creates mold conditions within 24–48 hours in Vancouver's humid climate. Remediation costs dwarf most roof repair bills.
- Insulation damage — Wet insulation loses its thermal value and retains moisture, compounding the problem. Many homeowners notice higher energy costs before they notice a leak.
- Interior damage — Water stains on ceilings and walls are the visible result of an extended leak. The hidden damage behind the drywall is typically more significant.
- Roof lifespan reduction — A repaired roof properly maintained outlasts a neglected one by years. Addressing damage promptly is the most cost-effective way to extend your roofing system's life.
Types of Roof Repairs We Handle
Roof Leak Repair
Leak detection requires systematic investigation — checking the attic, tracing water paths from where it enters to where it appears, and distinguishing between the several possible sources. We locate the cause and repair it at the source.
Flashing Repair and Replacement
We repair and replace chimney flashing, step flashing along dormers, valley flashing, wall flashing, and skylight seals. Using proper metal and sealant systems rated for Vancouver’s climate conditions.
Shingle Repair and Replacement
Wind-damaged, impact-damaged, or deteriorated shingles can often be replaced in isolated sections. We match existing shingles where possible using our certified contractor relationships with Malarkey and CertainTeed.
Storm Damage Repair
After high-wind events, we assess the full roof for lifted shingles, displaced flashing, and debris impact damage. We provide documentation suitable for insurance claims and complete repairs to restore full weather protection.
Flat Roof and Membrane Repair
Low-slope sections with torch-on, TPO, EPDM, or peel-and-stick membranes require different repair approaches. We patch blistering, re-seal seams, replace failed sections, and address the drainage problems that often cause membrane failure in the first place.
Skylight Seal and Flashing Repair
Skylight leaks are almost always flashing or seal failures rather than the skylight unit itself. We repair the surrounding system without requiring skylight replacement in most cases.
Gutter and Drainage Repair
Overflowing or blocked gutters allow water to back up under fascia and shingles. We repair gutter systems and downspouts as part of a complete roof repair — stopping the drainage problem that caused the roof damage.
Emergency Roof Tarping
When storm damage leaves a section of roof exposed, we can provide emergency tarping to prevent further water intrusion while a permanent repair is scheduled.

Repair or Replace? How We Help You Decide
Not every roof problem requires full replacement. Not every repair is worth doing on an aging system. We give you an honest assessment — without pushing toward the more expensive option.
Repair is typically the right call when:
- The roof is under 15 years old
- Damage is localized (one section, one flashing, one area of shingles)
- The underlying decking is structurally sound
- The repair cost is less than 25–30% of a full replacement
Replacement is worth considering when:
- The roof is past 20 years in Vancouver's climate
- Leaks appear in multiple unrelated locations
- The underlayment or decking is compromised
- You're spending on repeated repairs that aren't resolving the problem
We’ll inspect the full system, show you what we find, and give you both options with clear pricing. The decision is yours.

What Our Customers Say About Us
We've completed roof repair projects across North Vancouver, West Vancouver, and Vancouver. Here's what our customers say.
Fast, responsive and very helpful.
James
Wholeheartedly recommend working with them if you need roofing work.
1. If I was told this, I would have looked at the weather before making the appointment. 2. I called two other roofing companies and both showed up had no problem going on the roof in the rain.
He gets two stars because he actually called to cancel. (The bar is set low with trades these days.)
The affect a new roof has on the curb appeal of your house is enormous, not to mention the comfort you gain knowing that everything is watertight for the oncoming winter - you need the installation done right. Doug, Rada and team were awesome from beginning to end - from clear details of what was being installed in the quote to how they protected the rest of the house and deck during demolition and installation - they went the extra mile.
They easily dealt with some curveballs we threw to them too. They removed our leaky (and now unused) chimneys above the roofline, giving the home a much cleaner look and installed snow guards.
Doug took time to work through a water egress issue that was not related to the roof installation - including helping me cut drywall open! - determined to find a solution the issue. Which we did.
We also required some more specialized carpentry work. Doug leveraged his own network to get us somebody to complete it.
It's not easy to find a company that that you can trust with such competitive pricing and such high quality craftsmanship on such a project. I feel fortunate to have worked with Doug, Rada and the team at Eco Exteriors.
The metal roof has really given the home a transformative look. And the new gutters were really the cherry on top. My photographs attached don't truly show how transformative it is.
A great team and great company!

Roof Repair on the North Shore — Frequently Asked Questions
Most residential roof repairs in North Vancouver range from $300 to $3,000 depending on the type and extent of damage. Isolated flashing repairs or single-area shingle replacement sit at the lower end. Storm damage affecting multiple sections or repairs involving decking replacement are at the higher end. We provide written estimates before any work begins.
The most common causes of roof leaks in Vancouver are flashing failures (around chimneys, skylights, and walls), deteriorated or improperly installed underlayment, moss damage that has worked under shingle edges, and clogged gutters that cause water to back up under the roofline. Shingle age and storm damage are also frequent contributors.
Yes. In Vancouver’s humid climate, persistent moisture in wall cavities or attic spaces can create mold conditions within 24–48 hours. Even slow leaks that don’t produce visible ceiling stains can saturate insulation and framing over time. Addressing leaks promptly is important for both structural and health reasons.
It depends on the age and condition of the roof. For roofs under 15 years old with isolated damage, repair is almost always the right choice. For roofs past 20 years with multiple leak sources or compromised underlayment, continued repairs often cost more than a planned replacement over a 2–3 year horizon. We’ll give you an honest assessment of which makes more financial sense for your situation.
As quickly as possible. In Vancouver’s rainy climate, even a minor active leak can cause significant secondary damage within one rainy season — saturating insulation, rotting decking, and creating mold conditions. For active leaks, we recommend treating it as an urgent repair rather than scheduling it weeks out.
Water stains on ceilings or walls. Missing, curling, or cracking shingles. Granules accumulating in gutters. Moss or algae growth that keeps returning. Daylight visible through the attic. Musty odour in upper floors or the attic. Flashing that appears lifted, rusted, or separated from the surfaces it’s sealing.
Yes. Moss is particularly problematic in West Vancouver’s forested, shaded, and high-rainfall environment. It retains moisture against the roofing surface, works under shingle edges, and accelerates the deterioration of both the shingles and the underlayment beneath. North-facing slopes and properties with significant tree cover are most affected. Regular moss treatment is one of the most cost-effective things a West Vancouver homeowner can do to extend roof life.
Heavy rain itself doesn’t typically damage a sound roofing system — but it will find every gap in an aging or compromised one. Vancouver’s atmospheric river events produce sustained high-intensity rainfall that tests drainage capacity, flashing seals, and the condition of joints and penetrations. Roofs that performed adequately in normal rain often leak during high-volume events.
Minor repairs such as shingle replacement and flashing repair typically do not require a permit. Full roof replacement does require a building permit in most North Shore municipalities. We handle the permit process for replacement projects. For repair work, we’ll advise you on any permit requirements specific to your situation.
Most residential roof repairs are completed in a single day. Flashing repairs, isolated shingle replacement, and minor leak repairs typically take two to four hours. Larger repairs involving multiple sections or storm damage may take one to two days. Emergency stabilization can often be completed in the same visit as the initial assessment.
