Roof Replacement in North Vancouver — Done Right, Built to Last
North Vancouver is one of the most demanding roofing environments in Canada. Between the heavy Pacific rainfall, towering cedar canopies, Howe Sound wind exposure, and steep-pitched hillside homes from Lynn Valley to Deep Cove, your roof works harder here than almost anywhere else.
At Eco Exteriors Roofing and Solar, we’ve been replacing roofs on the North Shore since 2008. Our founder, Douglas Jackson, grew up here — he knows these neighbourhoods, these microclimates, and the specific wear patterns that shorten the lifespan of North Shore roofs.

Expert Roof Replacement on the North Shore
A roof replacement is one of the most significant investments a North Vancouver homeowner makes — and one of the most important ones to get right. A poorly installed roof in a climate like ours doesn’t fail slowly. Water finds its way in, moss takes hold, and what started as a minor problem becomes a structural one.
We manufacture our own metal roofing panels on-site using our proprietary EcoLock concealed-fastener system. We carry manufacturer-certified warranties on every major product we install, including 50-year non-prorated coverage on qualifying asphalt systems and a non-prorated lifetime warranty on our metal roofing. Independent quality inspections are conducted on our installations as part of our manufacturer certification requirements — so quality isn’t just a promise, it’s verified.
Our crews are WorkSafeBC registered, fully insured, and trained in the specific requirements of North Shore construction: steep-pitch safety, coastal moisture protection, and high-performance flashing in wind-driven rain conditions.
Signs It's Time to Replace Your Roof
Not every roofing problem warrants a full replacement, but some do. Here are the clearest indicators that a North Vancouver home needs a new roof rather than another repair.
Curling, cupping, or cracking shingles.
When asphalt shingles begin to curl at the edges or cup in the middle, their ability to shed water has been compromised. In North Vancouver's persistent rainfall, a curled shingle is an open door for moisture.
Granule loss.
Significant granule accumulation in your gutters or around your downspouts means the protective layer on your shingles is depleting. Once that layer is gone, UV degradation and moisture penetration accelerate sharply.
Moss and biological growth.
North Shore roofs — particularly on north-facing slopes or lots surrounded by tall Douglas firs — are highly prone to moss and algae. Surface moss is treatable. Moss that has lifted shingle edges or penetrated beneath them across more than a third of the roof typically signals it's time to replace, not retreat.
Sagging or uneven roofline.
Any visible dip or wave in the roofline points to compromised decking or structural framing. This is a replacement situation — not a repair.
Damaged or missing shingles in multiple locations.
One or two isolated shingles are repairable. Widespread failure across different areas of the roof indicates systemic deterioration.
Signs It's Time to Replace Your Roof
Not every roofing problem warrants a full replacement, but some do. Here are the clearest indicators that a North Vancouver home needs a new roof rather than another repair.
What to Look for on the Exterior
- Curling, cupping, or cracking shingles. When asphalt shingles begin to curl at the edges or cup in the middle, their ability to shed water has been compromised. In North Vancouver's persistent rainfall, a curled shingle is an open door for moisture.
- Granule loss. Significant granule accumulation in your gutters or around your downspouts means the protective layer on your shingles is depleting. Once that layer is gone, UV degradation and moisture penetration accelerate sharply.
- Moss and biological growth.
- Sagging or uneven roofline. Any visible dip or wave in the roofline points to compromised decking or structural framing. This is a replacement situation — not a repair.
- Damaged or missing shingles in multiple locations. One or two isolated shingles are repairable. Widespread failure across different areas of the roof indicates systemic deterioration.
What to Look for Inside Your Home
- Water stains on ceilings or upper walls. Yellowing or brown patches, particularly near eaves, chimneys, skylights, or dormers, indicate active or recent water intrusion.
- Musty odour in the attic. Persistent moisture trapped in the attic space often means the roof system above has been failing for longer than it appears from outside.
- Higher heating costs. When roof insulation becomes saturated or damaged, thermal performance drops. If energy bills are trending up without an obvious cause, the roof is worth inspecting.
If your asphalt roof is 18 to 22 years old on the North Shore — even if it looks decent from the street — it’s worth having it assessed. North Vancouver’s rainfall (parts of the North Shore receive 2,000 to 3,000 mm annually in higher elevations) routinely shortens asphalt shingle lifespans by three to five years compared to drier climates.
The Best Roofing Materials for North Vancouver Homes
Not every roofing material performs equally in the North Shore’s coastal rainforest climate. Here’s how the main options compare for North Vancouver homeowners.
Metal Roofing
Metal roofing is the longest-lasting option available for North Vancouver homes. A properly installed standing seam metal roof can last 50 to 70+ years — meaning it may be the last roof a homeowner ever needs to install.
Eco Exteriors manufactures our own standing seam panels on-site in both single-lock and double-lock profiles, in 1″ and 1.5″ rib heights and widths from 12″ to 20″. Our EcoLock concealed-fastener system eliminates exposed fasteners entirely, removing one of the most common failure points in roofing. Metal sheds water and moss cannot gain purchase on a clean metal surface the way it does on asphalt or cedar.
Metal roofing is particularly well-suited to the steep-pitched homes in Lynn Valley, Edgemont, and Deep Cove, where long roof runs and high rainfall volume demand reliable, low-maintenance performance. Our metal roofing carries a non-prorated lifetime transferable warranty — one of the strongest coverage terms available anywhere in the market.
Lifespan: 50–70+ years
Best for: long-term ownership, hillside homes, moss-prone lots*
Architectural Asphalt Shingles
Architectural (laminated) asphalt shingles remain the most widely installed roofing material in North Vancouver and the right choice for homeowners who want strong performance and value without a premium price point.
We install Malarkey and CertainTeed systems exclusively — two of the industry’s highest-rated manufacturers for coastal climates. Malarkey’s Vista, Legacy, and Windsor lines and CertainTeed’s Landmark, Landmark Pro, and Presidential shingles offer improved granule technology, algae resistance, and enhanced wind ratings compared to standard 3-tab products. These systems qualify for 50-year manufacturer warranties when installed by a certified contractor — which we are.
Lifespan: 20–30 years (up to 40+ years with premium products) · Best for: value-conscious replacements, strata properties, wide range of architectural styles
Cedar Roofing
Western Red Cedar is the heritage roofing material of the North Shore and still the right choice for homeowners who prioritize natural aesthetics and are committed to a regular maintenance program. Cedar’s natural oils provide inherent moisture resistance, and a properly maintained cedar roof can last 25 to 40 years in this climate.
It’s worth being direct about maintenance requirements: cedar roofs in North Vancouver need professional cleaning and retreatment every two to three years, annual debris removal, and consistent moss control. For homeowners prepared to invest in that program, cedar remains a beautiful, durable, and genuinely sustainable option. For those who aren’t, a quality composite or metal alternative deserves serious consideration.
Lifespan: 25–40 years with maintenance
Best for: heritage homes, premium residential, Edgemont and Capilano neighbourhoods
Flat & Low-Slope Systems
Many North Vancouver homes — particularly laneway homes, modern West Coast–style properties, additions, and attached garages — require flat or low-slope roofing systems. We install TPO, EPDM, torch-on modified bitumen, and peel-and-stick flat roofing systems, with flameless cold-applied installation available where fire risk is a concern.
Proper drainage design is non-negotiable in Vancouver’s climate. We engineer a minimum 2% pitch into every flat installation to prevent ponding, which is the primary cause of flat roof failure.
Lifespan: EPDM up to 50 years
Best for: modern architecture, additions, garages, rooftop terraces
Eco Composite Roofing (EnviroShake / EnviroSlate)
For homeowners who want the appearance of cedar shake or natural slate without the maintenance demands, EnviroShake and EnviroSlate composites are the strongest products in the market. Both are made from recycled content, and Eco Exteriors is a certified installer for both product lines.
EnviroShake mimics the look of aged silver-grey cedar and comes with a 50-year warranty. EnviroSlate replicates natural slate at a fraction of the weight and cost. Neither product requires the organic maintenance program that natural cedar demands — an important consideration for heavily treed North Shore lots.
Lifespan: 50 years (warranted)
Best for: cedar-to-composite conversions, environmentally conscious homeowners, low-maintenance preference
Why Roof Replacement Matters on the North Shore
North Vancouver receives more annual rainfall than virtually any urban area in Canada. Combined with sustained coastal humidity, frequent wind-driven rain from Howe Sound, and the biological pressure of cedar and Douglas fir debris on roof surfaces, local homes face roofing conditions that simply don’t exist in drier climates.
A failing roof in this environment doesn’t stay stable. Water infiltration behind deteriorating flashings reaches sheathing, framing, and insulation within one or two rainy seasons. Moss growth — left unaddressed — lifts shingle edges and creates capillary pathways that draw moisture into the deck. Blocked gutters from autumn leaf fall cause water to back up behind fascia and under soffit. On steep-pitch hillside homes, wind-driven rain enters at angles that would never affect a flat-country structure.
Replacing a roof on time — before moisture has compromised the decking — is almost always less expensive than replacing it after. When we remove old roofing and find soft, saturated decking or rotted sheathing, the scope and cost of the project increase significantly. An inspection while the roof is in decline but the structure beneath is still sound is the most cost-effective position to be in.
A well-installed new roof also improves your home’s thermal envelope. Quality underlayment, properly ventilated ridge systems, and high-performance shingles or metal panels all contribute to reduced heating and cooling costs — a meaningful long-term return on the investment.
Why North Vancouver Homeowners Choose Eco Exteriors
Certified, not just experienced.
We hold CertainTeed ShingleMaster certification, Malarkey Certified Pro status, and are certified installers for EnviroShake and EnviroSlate. These certifications require passing manufacturer coursework and submitting to independent quality inspections — they can't be purchased.
We manufacture our own metal roofing.
Our on-site panel fabrication means our metal systems are custom-fitted to each roof, not cut from pre-made stock. The EcoLock concealed-fastener system we developed eliminates the most common failure points in metal roofing.
Industry-leading warranty coverage.
Our non-prorated lifetime transferable warranty on metal roofing is among the strongest terms available in Greater Vancouver. On asphalt systems, manufacturer certification unlocks 50-year non-prorated coverage from CertainTeed and Malarkey — warranties standard installers cannot offer.
Transparent, honest pricing.
No hidden costs, no post-quote surprises. If we open up a roof and find decking damage, we stop and show you before we go further.
Local ownership and accountability.
Douglas Jackson is a North Shore native. This is his community. Our reputation here matters to us in a way it wouldn't to a regional franchise.

What Our Customers Say About Us
We've completed roof replacement projects across North Vancouver. Here's what our customers say.
We chose to go with a metal roof, and I couldn’t be happier with the quality of work and the final results. The craftsmanship is top-notch, and it truly enhances the look of our home. Thank you, thank you!
Fast, responsive and very helpful.
James
Wholeheartedly recommend working with them if you need roofing work.
1. If I was told this, I would have looked at the weather before making the appointment. 2. I called two other roofing companies and both showed up had no problem going on the roof in the rain.
He gets two stars because he actually called to cancel. (The bar is set low with trades these days.)
The affect a new roof has on the curb appeal of your house is enormous, not to mention the comfort you gain knowing that everything is watertight for the oncoming winter - you need the installation done right. Doug, Rada and team were awesome from beginning to end - from clear details of what was being installed in the quote to how they protected the rest of the house and deck during demolition and installation - they went the extra mile.
They easily dealt with some curveballs we threw to them too. They removed our leaky (and now unused) chimneys above the roofline, giving the home a much cleaner look and installed snow guards.
Doug took time to work through a water egress issue that was not related to the roof installation - including helping me cut drywall open! - determined to find a solution the issue. Which we did.
We also required some more specialized carpentry work. Doug leveraged his own network to get us somebody to complete it.
It's not easy to find a company that that you can trust with such competitive pricing and such high quality craftsmanship on such a project. I feel fortunate to have worked with Doug, Rada and the team at Eco Exteriors.
The metal roof has really given the home a transformative look. And the new gutters were really the cherry on top. My photographs attached don't truly show how transformative it is.
A great team and great company!

FAQs — Roof Replacement in North Vancouver
Roof replacement in North Vancouver typically costs between $9,000 and $20,000 for an asphalt shingle system on a standard residential home, and between $22,000 and $55,000+ for metal roofing, depending on roof size, complexity, and material selection. Cost factors include roof pitch, number of penetrations (chimneys, skylights, dormers), decking condition, and the specific product installed. Homes in Deep Cove, Edgemont, or Upper Lonsdale with steep or complex rooflines will sit at the higher end of these ranges.
A standard residential roof replacement in North Vancouver takes two to five days for asphalt shingle systems. Metal roofing installations typically take three to seven days, and complex or large roofs may extend to one to two weeks. Material lead times vary — custom metal panels fabricated on-site may require additional scheduling time.
Metal roofing lasts longest in North Vancouver’s climate, with a lifespan of 50 to 70+ years. Standing seam metal with concealed fasteners sheds water reliably, resists moss growth, and holds up against the coastal humidity and wind-driven rain common on the North Shore. EnviroShake and EnviroSlate composites carry a 50-year warranty and require minimal maintenance. Architectural asphalt shingles from Malarkey or CertainTeed last 20 to 30 years, and up to 40 years on premium product lines when installed by a certified contractor.
Metal roofing is worth the investment for North Shore homeowners who plan to stay in their home long-term, have a moss-prone or heavily treed lot, or want to avoid the maintenance cycle that asphalt and cedar systems require. While the upfront cost is higher than asphalt, metal roofing carries a non-prorated lifetime warranty, adds 6% to 10% to home resale value on average, and will likely outlast two or three asphalt replacements. Over a 50-year horizon, metal is almost always the lower total-cost option.
A repair is appropriate when damage is localized — a few missing shingles, an isolated flashing failure, or minor ponding on a flat roof section — and the surrounding roofing system is in good condition. Replacement is the better decision when the roof is 18 to 22 years old for asphalt (15 to 20 years in higher-rainfall North Shore elevations), shows widespread shingle curling or granule loss, has moss penetrating beneath shingle edges across more than 30% of the surface, or when multiple active leaks appear in different areas simultaneously.
Yes. Moss on a North Shore roof is more than a cosmetic issue. Moss acts as a sponge, holding moisture against the roofing surface continuously — accelerating shingle granule loss, degrading underlayment, and eventually causing wood deck rot. When moss has been present without treatment for several years and has lifted shingle edges or penetrated the shingle plane across a large portion of the roof, a full replacement is often the only sound remediation option.
The optimal window for roof replacement in North Vancouver is late spring through early fall — roughly May through September — when dry weather allows for proper shingle sealing and installation. Summer months offer the least rainfall interruption. Fall installations are possible and common, though scheduling around rain windows becomes a factor. Winter replacement is technically feasible in mild conditions but not ideal for asphalt shingles, which require temperatures above 7°C to seal properly.
Yes. A new roof improves energy efficiency in several ways. Quality underlayment adds a thermal barrier between the exterior and the living space. Properly installed ridge and soffit venting (which we include in every replacement) prevents summer heat buildup and winter moisture accumulation in the attic. Reflective metal roofing can reduce summer cooling loads by 15 to 25%. On older homes where the existing roof has degraded insulation or poor ventilation, the energy improvement after replacement can be meaningful.
Yes. We are a Malarkey Certified Pro Contractor and a CertainTeed ShingleMaster roofing contractor. Both certifications require training and independent verification of our installation quality. The practical benefit for homeowners is access to enhanced manufacturer warranties — including CertainTeed’s up to 50-year prorated warranty — that non-certified installers cannot offer their customers.
