Asphalt Roofing in North Vancouver
North Vancouver gets around 1,600 mm of rain a year, depending on where you live on the mountain. Add the moss, the tree debris, the coastal winds rolling in off Howe Sound, and the steep rooflines that define homes across Lynn Valley, Deep Cove, and Edgemont — and you need a roofing contractor who actually understands what your roof is up against.

Expert Asphalt Roofing on the North Shore Since 2008
Eco Exteriors was founded by Douglas Jackson, a North Shore native who has spent his career roofing homes in the very neighborhoods we serve. That local experience matters. We know how a Lynn Valley home sits differently than a hillside home in Blueridge. We know which exposures collect moss fastest. We know when a roof needs better underlayment because of the canopy above it.
Our asphalt roofing work covers everything from full roof replacements on family homes to repairs on stratas and townhouse complexes across the North Shore. We work with architectural shingles, premium laminated systems, and designer shingle lines from Malarkey and CertainTeed — two manufacturers whose products are purpose-built for BC’s wet coastal climate.
Why Asphalt Roofing Is a Smart Choice for North Vancouver Homes
Asphalt shingles remain the most popular residential roofing material in North Vancouver — and for good reason. They deliver strong performance across a wide range of home styles, from the forested hillside properties of Seymour and Capilano to the heritage-influenced homes of Lower Lonsdale and the newer builds in Lynnmour.
Proven weather performance.
Modern architectural shingles are engineered to shed water efficiently and resist wind uplift — critical on the North Shore where rain comes in heavy and wind can funnel through mountain passes.
Versatility across home styles.
Whether your home has a classic gabled roofline or a more complex hip-and-valley design, asphalt shingles adapt to almost any pitch and geometry.
Strong value over time.
Quality architectural shingles installed correctly can last 25 to 35 years in North Vancouver's climate — longer with proper maintenance and ventilation. That's a long service life relative to the upfront cost.
Repairability.
Unlike some roofing systems, asphalt shingles allow for targeted repairs. Individual shingles or sections can be replaced without a full tear-off if the damage is isolated.
Wide product availability.
Because asphalt is the dominant roofing material, there's genuine product depth — from cost-effective entry-level shingles to premium designer systems that replicate the look of cedar shake or natural slate.
Asphalt Shingle Systems We Install
We work exclusively with Malarkey and CertainTeed — two manufacturers who have earned third-party certifications specifically because they test for performance in climates like ours. Here's how the product tiers break down.
Architectural (Laminated) Shingles
Architectural shingles are the standard for residential roofing in North Vancouver today. Made from two bonded fiberglass mats, they’re thicker than older 3-tab shingles and provide a dimensional, layered appearance that suits the style of most North Shore homes. Our CertainTeed Landmark, Landmark Pro, and Malarkey Vista and Legacy lines all fall into this category.
Premium Designer Shingles
For homeowners in Edgemont, Upper Delbrook, or West Coast modern homes in Seymour who want a premium aesthetic, we install CertainTeed Presidential and Malarkey Windsor — high-profile shingle systems that mimic the visual depth of wood shake or slate. These are heavier, thicker shingles with extended warranties, and they work particularly well on steeper pitches where the profile is clearly visible.
Algae-Resistant Shingles
Algae and moss are North Vancouver realities. Malarkey and CertainTeed both offer shingles with copper-infused granules that inhibit biological growth. On forested lots in Deep Cove, Blueridge, or the treed streets of Capilano, algae-resistant shingles meaningfully extend the clean appearance of your roof and reduce the cleaning maintenance required over the roof’s life.
High-Wind-Rated Shingle Systems
Homes at elevation — particularly in the Seymour, Grouse, and Fromme foothill areas — are exposed to stronger wind events than valley-level properties. We specify and install wind-rated shingle systems with enhanced nailing patterns and self-sealing adhesive strips that meet the performance requirements of your specific site exposure.
Asphalt Roof Performance in North Vancouver's Climate
A common question homeowners ask is how long an asphalt roof actually lasts here, given the rain. The honest answer depends on three things: the quality of the shingle, the quality of the installation, and how well the underlying system is built.
Lifespan.
- Well-installed architectural shingles on a properly ventilated roof typically perform for 25 to 35 years in North Vancouver. 3-tab shingles — the older, flat style — tend to age out in 15 to 20 years in this climate, which is why we don't typically recommend them for full replacements.
Underlayment matters.
- The shingle is the weather surface, but the underlayment beneath it is your second line of defense. We install high-quality synthetic underlayment on every job. For valleys, eaves, and penetrations — the places where water concentrates — we use ice and water shield membrane to provide continuous waterproof protection.
Roof ventilation.
- One of the most underappreciated factors in shingle lifespan is attic ventilation. Poor ventilation traps heat and moisture in the attic, which cooks shingles from below and shortens their life. We assess ventilation as part of every roof replacement and recommend ridge vent upgrades when needed.
Flashing systems.
- Properly installed metal flashing around chimneys, skylights, dormers, and wall intersections is where many older installations fail first. We replace or upgrade flashing on every full replacement — it's not optional.
Moss management.
- North Vancouver's cedar canopy and north-facing slopes create ideal conditions for moss. Algae-resistant shingles help, but we also recommend keeping gutters clear, trimming overhanging branches, and considering zinc strips at the ridge for additional protection on heavily shaded roofs.
Built for Every Corner of North Vancouver
We’ve worked on roofs across the full range of North Vancouver’s neighborhoods and understand that each area has its own character and its own roofing challenges.
Lynn Valley and Upper Lonsdale
- Dense tree canopy means debris management and moss pressure are constant. Algae-resistant shingles and good gutter systems make a big difference here.
Deep Cove
- Salt-influenced air from the inlet combined with heavy tree cover creates an aggressive environment. Shingle selection and underlayment quality matter more on these properties.
Edgemont and Delbrook
- Established neighborhoods with a mix of heritage homes and newer builds. Many of these roofs were installed 20+ years ago and are due for replacement.
Blueridge and Seymour
- Hillside and foothill exposure with steeper pitches and stronger wind events. Wind-rated shingles installed with enhanced fastening patterns are standard here.
Capilano and Lower Lonsdale
- Higher density housing including stratas and townhouse complexes. We work with strata councils on large-project planning and phased replacements.

What Our Customers Say About Us
We've completed asphalt roofing projects across North Vancouver. Here's what our customers say.
We chose to go with a metal roof, and I couldn’t be happier with the quality of work and the final results. The craftsmanship is top-notch, and it truly enhances the look of our home. Thank you, thank you!
Fast, responsive and very helpful.
James
Wholeheartedly recommend working with them if you need roofing work.
1. If I was told this, I would have looked at the weather before making the appointment. 2. I called two other roofing companies and both showed up had no problem going on the roof in the rain.
He gets two stars because he actually called to cancel. (The bar is set low with trades these days.)
The affect a new roof has on the curb appeal of your house is enormous, not to mention the comfort you gain knowing that everything is watertight for the oncoming winter - you need the installation done right. Doug, Rada and team were awesome from beginning to end - from clear details of what was being installed in the quote to how they protected the rest of the house and deck during demolition and installation - they went the extra mile.
They easily dealt with some curveballs we threw to them too. They removed our leaky (and now unused) chimneys above the roofline, giving the home a much cleaner look and installed snow guards.
Doug took time to work through a water egress issue that was not related to the roof installation - including helping me cut drywall open! - determined to find a solution the issue. Which we did.
We also required some more specialized carpentry work. Doug leveraged his own network to get us somebody to complete it.
It's not easy to find a company that that you can trust with such competitive pricing and such high quality craftsmanship on such a project. I feel fortunate to have worked with Doug, Rada and the team at Eco Exteriors.
The metal roof has really given the home a transformative look. And the new gutters were really the cherry on top. My photographs attached don't truly show how transformative it is.
A great team and great company!

Asphalt Roofing in North Vancouver — Answered Honestly
Yes. Modern architectural asphalt shingles are well-suited to North Vancouver’s wet, moss-prone climate. Products from certified manufacturers like CertainTeed and Malarkey are engineered with fiberglass reinforcement, self-sealing adhesive strips for wind resistance, and algae-resistant granule technology — all relevant to the North Shore environment. Properly installed with quality underlayment and correct ventilation, asphalt shingles perform reliably in North Vancouver’s rainfall and coastal conditions.
Architectural asphalt shingles installed in North Vancouver typically last 25 to 35 years with proper installation and maintenance. Older 3-tab shingles tend to perform for 15 to 20 years in this climate before degrading. North Vancouver’s high annual rainfall, moss growth, and shaded lots can shorten lifespan if the roof isn’t properly ventilated and maintained. Regular inspections — at minimum every two years and after major wind events — help catch small issues before they shorten a roof’s life.
Architectural shingles (also called laminated or dimensional shingles) are a two-layer asphalt shingle formed by bonding two fiberglass-reinforced mats together. The result is a thicker, heavier shingle with a dimensional appearance that resembles natural wood shake. Architectural shingles are the standard choice for residential roofing in North Vancouver because they outperform older 3-tab shingles in wind resistance, weather durability, and appearance. They also carry longer manufacturer warranties.
Asphalt roofing in North Vancouver typically costs between $7 and $12 per square foot installed, depending on the product tier, roof complexity, and site-specific factors. For a typical 2,000 sq ft North Vancouver home, a full asphalt roof replacement commonly ranges from $14,000 to $24,000. Factors that affect cost include the pitch of the roof, the number of penetrations (chimneys, skylights, dormers), the condition of the decking beneath, the shingle product selected, and the extent of flashing replacement required.
Yes. Asphalt shingle systems are designed to shed water rather than resist it. The key to performance in heavy rainfall is the full system: the shingle sheds water, the underlayment intercepts anything that gets past the shingle, and ice and water shield at critical zones provides continuous waterproof coverage. A properly installed asphalt roof with quality synthetic underlayment handles North Vancouver’s rainfall reliably throughout its service life.
Algae-resistant shingles meaningfully reduce biological growth on heavily shaded North Vancouver properties. Both Malarkey and CertainTeed offer shingle lines with copper-infused granules that inhibit algae and moss colonization. On treed lots in Lynn Valley, Deep Cove, or Blueridge — where north-facing slopes and dense canopy create ideal moss conditions — algae-resistant shingles extend the clean appearance of the roof and reduce maintenance requirements over the roof’s life.
Asphalt and metal serve different priorities, and the right choice depends on the homeowner’s goals and budget. Asphalt shingles offer a lower upfront cost, a wide range of aesthetic options, and straightforward repairability. Metal roofing offers a longer lifespan (40–70+ years), lower long-term maintenance, and superior moss resistance. For homeowners planning to stay long-term in their North Vancouver home and wanting to invest once, metal is worth considering. For homeowners focused on value, curb appeal, or working within a specific budget, quality asphalt is an excellent choice. We install both, and we’ll give you an honest comparison for your specific situation.
Asphalt roofs in North Vancouver should be professionally inspected every one to two years, and after significant wind or storm events. Annual inspections allow for early identification of moss growth, granule loss, flashing deterioration, or minor shingle damage — all of which are manageable when caught early and expensive when ignored. Homeowners can also conduct visual checks from the ground after heavy storms, looking for missing shingles, visible damage, or debris accumulation in gutters.
CertainTeed ShingleMaster is a manufacturer certification awarded to roofing contractors who have completed formal product and installation training. ShingleMaster contractors can offer extended SureStart Plus warranties — up to 50 years non-prorated — that go beyond the standard product warranty and are backed directly by CertainTeed. Independent job-site inspections are part of the program. Eco Exteriors holds this certification.
Malarkey’s Certified Pro Contractor program recognizes roofers who have completed training in Malarkey’s product lines and installation systems. Certified contractors can offer enhanced warranty coverage on eligible Malarkey products, including their Vista, Legacy, and Windsor shingle lines. Eco Exteriors is a Malarkey Certified Pro Contractor.
