Gutters and Drainage in North Vancouver

North Vancouver gets more rainfall than most cities in Canada. Between the heavy winter rainstorms rolling in off Howe Sound, the dense tree canopy dropping debris across Lynn Valley and Deep Cove, and the steep hillside lots that push water toward foundations, gutters here are not a minor detail — they are a critical part of your home’s water management system.

Eco Exteriors Roofing and Solar has been installing, replacing, and upgrading gutters and drainage systems across North Vancouver since 2008. We fabricate seamless gutters on-site, assess full drainage performance from roof edge to ground level, and build systems that handle everything the North Shore’s climate can deliver.

Expert Gutter and Drainage Services on the North Shore

We provide complete gutter and drainage services for North Vancouver homeowners — not just eavestroughs replacement, but a full assessment of how water moves across your roof, through your drainage system, and away from your home.

Gutter Installation

We install seamless aluminum gutters fabricated on-site to match your roofline exactly. No joints along the run means fewer leak points, cleaner lines, and better long-term performance in North Vancouver’s high-volume rainfall. Every installation includes proper slope grading, downspout placement, and drainage extension recommendations to move water well away from your foundation.

Gutter Replacement

If your existing gutters are pulling away from the fascia, overflowing during moderate rain, or showing visible rust and sag, replacement is almost always more cost-effective than repeated repairs. We remove the old system completely, inspect the fascia board for rot or moisture damage, and install a new seamless system built to last.

Drainage System Upgrades

Gutters are only one part of the drainage equation. If water is pooling near your foundation, eroding landscaping, or backing up along the roof edge, the problem often extends beyond the gutter itself. We assess your full drainage path — from the roofline to the yard — and recommend extensions, underground diversion options, or drainage grading corrections where needed.

Why Gutters and Drainage Matter More in North Vancouver

North Vancouver averages close to 1,500 millimetres of rainfall annually. In higher-elevation neighborhoods like Lynn Valley and Seymour, that number climbs higher still. That volume of water hitting your roofline needs somewhere to go — and if your gutters are undersized, clogged, or failing, the consequences spread quickly.

Foundation damage

Foundation damage is the most serious downstream effect of poor drainage. When water consistently pools near the base of your home, it works its way into the soil around your foundation, creating hydrostatic pressure that causes cracking, settling, and moisture intrusion into basements and crawlspaces. On the hillside lots common throughout Upper Lonsdale, Delbrook, and Capilano, the grade often accelerates this problem.

Fascia and soffit damage

Fascia and soffit damage develops when gutters overflow and water runs behind the gutter channel rather than through it. The wood behind your roofline is not designed to handle standing water, and rot sets in faster than most homeowners expect — often invisible until the fascia board is soft enough to require full replacement before new gutters can even be attached.

Siding and exterior wall damage

Siding and exterior wall damage follows the same pattern. Water cascading down the exterior face of your home instead of draining through downspouts saturates siding, infiltrates window frames, and accelerates paint failure.

Landscaping and erosion

Landscaping and erosion become ongoing problems when downspouts discharge too close to the house or in concentrated streams onto unprotected soil. For North Vancouver properties built into hillsides with exposed aggregate, retaining walls, or tiered garden beds, this kind of erosion can be expensive to correct.

Gutter and Drainage Systems We Install

Seamless Aluminum Gutters

Seamless gutters are fabricated in a single continuous run from a coil of aluminum, cut to the exact length of your roofline. Unlike sectional gutters assembled from pre-cut pieces, seamless gutters have no joints along the run — only at the corners and downspout connections. This eliminates the most common leak and failure points in traditional gutter systems.

Aluminum is the material of choice for North Vancouver homes. It does not rust, handles freeze-thaw cycles well, and holds paint and factory finishes without the surface degradation you see with steel in high-moisture coastal environments. We offer standard 5-inch K-style profile and wider 6-inch gutters for roofs with high surface area or steep pitch that generates concentrated water volume.

Downspout Systems and Extensions

A downspout that discharges water directly against your foundation is not a drainage solution — it is a slow foundation problem. We size downspouts correctly for your roof area, space them at intervals that prevent overloading, and recommend extensions that carry water far enough from the house to prevent soil saturation and pooling.

For North Vancouver homes on smaller urban lots or with finished landscaping close to the exterior walls, we can recommend underground discharge options that carry water to the street or drainage swale without surface runoff.

internal-gutter-systems

Internal Gutter Systems

For certain architectural styles — particularly flat-roofed homes, West Coast modern designs, and commercial-adjacent properties — an internal gutter system built into the roof structure is the right solution. Internal gutters are concealed within the roofline, collecting water from a wider catchment area and channeling it through enclosed downpipes. They require precise installation and proper waterproofing at the gutter box, but eliminate exposed exterior gutters entirely on the rooflines where appearance is a priority.

Gutter Guards and Leaf Protection

North Vancouver’s tree canopy is heavy. Cedar, fir, maple, and alder debris accumulates in gutters year-round, but the fall flush is particularly intense. Gutter guards — mesh screens installed over the gutter opening — allow water in while blocking leaf matter, needles, and seed pods. They do not eliminate cleaning entirely, particularly for properties with heavy fine-debris canopy like cedar, but they significantly reduce the frequency and severity of clogs.

Common Gutter and Drainage Problems on the North Shore

Overflowing gutters during heavy rain.

The most common complaint we hear from North Vancouver homeowners. Usually caused by undersized gutters, debris buildup restricting flow, or improper slope that allows water to pool in the channel before reaching the downspout. Sometimes the issue is simply that the original gutter was installed without adequate downspout capacity for the roof area it serves.

Gutters pulling away from the fascia.

When gutters fill with debris and standing water, the added weight stresses the hangers that attach them to the fascia. Over time, hangers pull loose, the gutter tilts forward or sags, and the seal between gutter and fascia board breaks. This allows water to run directly behind the gutter where it saturates the fascia and soffit. In some cases the fascia itself is already rotted and needs to be replaced before new gutters can be properly secured.

Clogged downspouts.

Debris that makes it through the gutter channel collects at the downspout elbow and in the downspout pipe. A single clog during a heavy storm can cause immediate overflow, ice backup in winter, and accelerated corrosion inside the downspout. Downspout clogs are also not always visible from the ground — the gutter may appear clear while the pipe is fully blocked below.

Poor drainage at grade.

Water discharged from downspouts too close to the house, without adequate slope away from the foundation, or into areas where soil has compacted over time, pools against the exterior walls. On North Shore hillside properties, drainage from higher-elevation lots can compound this problem with water flowing downhill from neighboring properties adding to the volume.

Rusted or split sectional gutters.

Older homes throughout North Vancouver and West Vancouver were often fitted with sectional steel gutters that have now corroded through at the joints. These cannot be meaningfully repaired and should be replaced with a seamless aluminum system.

Ice backup in freeze-thaw conditions.

While North Vancouver's winters are mild compared to the rest of Canada, freeze-thaw cycles do occur, particularly in Seymour, Blueridge, and upper-elevation properties toward Mount Fromme and Grouse. Water that pools in gutters overnight can freeze, expand, and push up under roofing material or crack the gutter channel.

Built for North Vancouver Homes and Neighbourhoods

North Vancouver is not a uniform environment. The drainage challenges in Deep Cove — with its tall firs, heavy rainfall, and residential properties built close to the shoreline — are different from those in Edgemont Village, where larger lots and mature maples drop leaves in volume every autumn. Upper Lonsdale and Delbrook homes often sit on hillside lots where elevation and grade create drainage velocity that standard systems cannot always handle. Lynn Valley properties are heavily forested and deal with persistent moisture, moss, and debris loads that demand wider gutters and more frequent attention.

We have been working on homes across all of these neighborhoods for over 17 years. We know the lot patterns, the tree species, the roofline architectures, and the drainage quirks that come with building on the North Shore. When we assess a home in Capilano Highlands versus one in Lower Lonsdale near the waterfront, we bring that specific context to our recommendations — not a one-size-fits-all product from a catalogue.

We also work extensively on the custom and luxury homes throughout British Properties, Chartwell, and the Panorama Ridge areas of West Vancouver, where gutter aesthetics and concealed drainage solutions are as important as performance.

Why North Vancouver Homeowners Choose Eco Exteriors

We fabricate seamless gutters on-site.

Our gutters are made to your home's exact dimensions at the time of installation, not cut from stock lengths in a warehouse. The result is a custom fit with no unnecessary joints.

We assess the full drainage system.

We do not simply replace gutters in kind. We look at downspout placement, discharge points, grade drainage, and the condition of fascia and soffit before we make recommendations. If there is a deeper problem, we tell you.

We are Google Guaranteed.

This means Google has verified our license, insurance, and background checks. If something goes wrong with a job booked through Google, you are covered.

We communicate clearly throughout the project.

You will know what we are doing, why we are recommending it, and what it will cost before work begins. No surprises on the invoice.

Our Eco Roofing Process

1

Inspection and Drainage Assessment

We start by walking the full perimeter of your home. We check existing gutters for slope, damage, and debris load. We inspect fascia boards and soffit condition. We look at downspout placement and discharge points to understand where the current system is succeeding and where it is failing.

2

Drainage Recommendations

We provide a clear assessment and recommendations before any work is quoted. If you need new gutters, a drainage extension, or soffit repair before gutters can be attached, we explain exactly why.

3

Material Selection

We confirm gutter profile, width, color, and downspout configuration with you before fabrication begins.

4

On-Site Fabrication

Our team fabricates seamless gutters to your roofline's exact measurements at your property. Each run is cut to length, fitted with end caps, and pre-sloped before installation begins.

5

Installation

We install with quality hangers at proper spacing for North Shore rainfall loads, seal all connections, and confirm slope and downspout discharge before stepping off the ladder.

6

Site Cleanup

We remove all old materials, packaging, and debris before leaving. Your property should look better than when we arrived.

6

Final Walkthrough

We walk the system with you, explain maintenance expectations, and answer any questions about care, cleaning schedule, and what to watch for.

Great trustworthy local company to work with. The owner Doug set us up with the estimate in the Fall. Knowing that we could run out of good weather, we were fine with deferring until the Spring. As promised, his team delivered at the first dry week. Rada was the onsite lead and completed the roof (1500 square feet) in 5 days with one day of bad weather in between. A week later, the gutter guy came by to finish the job. He was clearly seasoned as he did it on his own; very professional and courteous. Doug was communicative throughout even with the weather related delays in between. We have experienced many contractors good and bad so it’s refreshing to work with someone who delivers on budget, on time, and as promised.

After taking the morning off work, I was called 45 mins before the appointment and was told he couldn't make it because it was raining and it was too dangerous to go on the roof. He then asked if we could book for the next day - without any concern about the weather. Hmmmm.

1. If I was told this, I would have looked at the weather before making the appointment. 2. I called two other roofing companies and both showed up had no problem going on the roof in the rain.

He gets two stars because he actually called to cancel. (The bar is set low with trades these days.)

Top quality craftsmanship by an friendly and competent team.

The affect a new roof has on the curb appeal of your house is enormous, not to mention the comfort you gain knowing that everything is watertight for the oncoming winter - you need the installation done right. Doug, Rada and team were awesome from beginning to end - from clear details of what was being installed in the quote to how they protected the rest of the house and deck during demolition and installation - they went the extra mile.

They easily dealt with some curveballs we threw to them too. They removed our leaky (and now unused) chimneys above the roofline, giving the home a much cleaner look and installed snow guards.

Doug took time to work through a water egress issue that was not related to the roof installation - including helping me cut drywall open! - determined to find a solution the issue. Which we did.
We also required some more specialized carpentry work. Doug leveraged his own network to get us somebody to complete it.

It's not easy to find a company that that you can trust with such competitive pricing and such high quality craftsmanship on such a project. I feel fortunate to have worked with Doug, Rada and the team at Eco Exteriors.

The metal roof has really given the home a transformative look. And the new gutters were really the cherry on top. My photographs attached don't truly show how transformative it is.

A great team and great company!

Gutter and Drainage FAQ — Answered Honestly

Gutters in North Vancouver should be cleaned at least twice per year — once in late fall after deciduous trees have dropped their leaves, and once in early spring to clear winter debris and check for any freeze-thaw damage. Properties with heavy cedar or fir canopy directly over the roofline may require cleaning three to four times annually, as needle and small-debris accumulation is continuous rather than seasonal.

Seamless aluminum gutters in a 5-inch or 6-inch K-style profile are the best choice for most North Vancouver homes. Aluminum does not rust in the coastal environment, handles temperature fluctuation without cracking, and seamless fabrication eliminates the joints where sectional gutters most commonly fail. A 6-inch profile is recommended for larger roof surfaces or steep pitches that concentrate high water volume in short periods.

Seamless gutters are worth the investment for North Vancouver homes because they have no joints along the gutter run — the most common point of failure in sectional systems. Joints in sectional gutters expand and contract with temperature changes, the sealant eventually breaks down, and leaks develop at every seam. Seamless gutters eliminate this failure mode entirely, meaning they last longer and require less maintenance over time.

Yes. Poor drainage is one of the leading contributors to foundation damage in North Vancouver. When water consistently discharges near the foundation, saturates the soil, or pools against the exterior walls, it creates hydrostatic pressure that can cause foundation cracking, moisture infiltration into basements and crawlspaces, and long-term structural settling. On sloped lots — common throughout Upper Lonsdale, Delbrook, and Capilano — this risk is elevated by the natural water movement toward the downhill side of the property.

Gutter guards reduce the volume of debris entering the gutter channel and can meaningfully extend the time between cleanings on properties with broad-leaf trees. For properties with heavy cedar canopy, the benefit is more limited because cedar needles and small seed cones are fine enough to pass through many guard mesh types. Micro-mesh guards with tight weave perform better in these conditions, but no guard eliminates cleaning entirely on a heavily forested North Shore lot.

Gutter replacement in North Vancouver typically ranges from $1,500 to $4,500 for a standard residential home, depending on the linear footage of guttering, roof complexity, the number of downspouts required, and whether fascia board repairs are needed before installation. Homes with complex rooflines, multiple levels, or steep pitches that require more access time will fall toward the higher end of this range. A detailed on-site assessment is the only accurate way to price a specific home.

Gutters can overflow during heavy rainfall for several reasons beyond simple debris clogging: undersized gutters for the roof surface area they serve, insufficient downspout capacity creating backflow in the channel, improper slope that allows water to pool rather than drain, or downspout clogs below the visible gutter line. In some cases, a 5-inch gutter that was adequate for the original roofline becomes undersized after a roof extension or addition is made.

Signs that a drainage system needs upgrading include water pooling near your foundation after rain, gutters overflowing during moderate storms, fascia boards that are soft or discoloured behind the gutter line, water stains on exterior siding below the gutter line, or erosion channels cut into landscaping near downspout discharge points. If you are noticing any of these signs, a professional drainage assessment can identify whether the issue is the gutter system itself, the downspout configuration, or the discharge and grade conditions at ground level.

Seamless aluminum gutters installed correctly typically last 20 to 30 years in the North Vancouver climate. Aluminum’s resistance to rust means it does not degrade the way steel does in coastal and high-moisture environments. The primary maintenance requirement is keeping them clear of debris and ensuring hangers remain properly seated. Gutter systems that fail prematurely in North Vancouver usually do so due to debris overload, improper installation slope, or fascia damage that was not addressed before installation.

Yes. Gutter installation or replacement is frequently completed at the same time as a roof replacement, which is the most cost-effective approach. When the fascia boards are already accessible and the work crew is already on-site, adding a seamless gutter system adds minimal time and no additional mobilization cost. We recommend homeowners consider their gutter system’s condition whenever undertaking a full roof replacement.
