Expert Roof Repair for North Shore Homes
Roof repair on the North Shore is different from roofing work in drier parts of Metro Vancouver. Homes in North Vancouver sit under heavy tree canopies, face persistent moisture exposure from Howe Sound and the Coast Mountains, and often feature steep-pitch rooflines built for hillside lots. These conditions demand a contractor who has worked on these homes — not one who’s learning on the job.
At Eco Exteriors, roof repair is one of our core specialties. We approach every repair with a full diagnostic lens: we don’t patch the obvious and leave. We assess the flashing, the underlying deck, the ventilation, and the drainage to make sure we’re solving the actual problem — not just the visible symptom. That’s the difference between a repair that holds for a decade and one that fails again the following winter.
We work on all roofing types common to the North Shore — asphalt shingles, cedar, metal, flat and low-slope membranes — and we carry the certifications to back it up.
Common Roof Problems in North Vancouver
Roof Leaks and Water Intrusion
The most common call we receive. North Vancouver receives well over 1,500 mm of rainfall annually in many neighborhoods, and roof leaks often originate at flashings, valleys, skylights, or areas where debris has accumulated. Water intrusion can begin as a small stain and become a structural issue within one or two wet seasons if left unaddressed.
Damaged or Failing Flashing
Flashing seals the joints where your roof meets walls, chimneys, skylights, and vents. When flashing lifts, cracks, or corrodes — which happens faster in coastal environments — water follows directly into the roof assembly. Flashing failure is one of the leading causes of roof leaks in North Vancouver homes.
Moss, Algae, and Biological Growth
The North Shore's tree coverage and rainfall create ideal conditions for moss and algae growth. Moss is more than cosmetic — it holds moisture against the roofing material, lifts shingle edges, and accelerates rot on wood decking. Left untreated, heavy moss infestations can cut years off a roof's service life.
Storm and Wind Damage
Strong winds off Howe Sound and the mountains can strip shingles, lift flashing, and deposit large debris on your roof. Even when shingles stay in place, wind stress can break the seal strips underneath, allowing water infiltration during the next heavy rain.
Missing or Deteriorating Shingles
Asphalt shingles in North Vancouver typically begin deteriorating around the 18–20 year mark due to the wet climate. Curling, cracking, cupping, and granule loss are signs the protective layer is failing. Even one missing shingle creates an unprotected entry point for water.
Poor Drainage and Pooling Water
On flat and low-slope roofs — common on laneway homes, additions, and modern builds in North Vancouver — blocked drains or inadequate slope cause ponding water. Water pooling for more than 48 hours is a warning sign that damage to the membrane is imminent or already occurring.
Roof Ventilation Problems
Inadequate attic ventilation traps heat and moisture, which degrades shingles from the underside and creates conditions for mold growth in the attic space. Many older North Shore homes were built with minimal ventilation systems that no longer meet current standards.
Aging and End-of-Life Roofing Systems
In North Vancouver's climate, asphalt roofs typically reach their effective end-of-life between 18 and 25 years — earlier than the 30-year ratings suggest. At this stage, repairs become increasingly frequent and the cost often approaches that of a full replacement.
Signs Your Roof Needs Repair — Don't Wait
The sooner a roof problem is identified and repaired, the lower the total cost. These are the warning signs that mean it’s time to call a roofing contractor:
- Water stains on ceilings or interior walls, especially after rain
- Active dripping or visible moisture in the attic
- Missing, curling, or cracked shingles visible from the ground
- Granules accumulating in gutters or downspouts
- Sagging or soft areas on the roofline
- Mold or musty odors in upper-floor rooms or the attic
- Flashing that is visibly lifted, rusted, or separated from the wall
- Moss or algae covering large portions of the roof surface
- Recurring repairs that don't seem to hold
- Unexplained increases in heating or cooling costs
If you’re noticing more than one of these signs, a professional inspection is the right next step. Many issues that look minor from the ground are more significant once a qualified roofer gets eyes on the deck and underlayment.
Why Fast Roof Repair Protects Your Home
On the North Shore, a small roof problem becomes a large one quickly. Here’s why acting promptly matters:
Prevents Structural Damage
Water that enters through a roof leak doesn’t stop at the ceiling. It saturates insulation, reaches wall cavities, weakens the roof deck, and can compromise structural framing. In North Vancouver’s wet climate, this progression can happen within a single rainy season.
Stops Mold Before It Starts
Moisture trapped in an attic or wall cavity creates ideal conditions for mold. Once mold is established, remediation adds significant cost on top of the original repair — and causes issues with indoor air quality that affect your family.
Protects Your Insulation
Wet insulation loses its thermal resistance and must be replaced. A roof repair that costs a few hundred dollars becomes a much larger project once saturated insulation is involved.
Extends Your Roof's Service Life
Repairing isolated damage — a few compromised shingles, a failed flashing seal — can add years to a roof that has plenty of life remaining. The alternative is allowing damage to spread until a full replacement is the only option.
Preserves Home Value
A roof with active or unresolved damage affects property value and is flagged in pre-sale inspections. Prompt, documented repairs protect your investment.
Roof Repair Services We Provide in North Vancouver
We handle the full range of residential roof repair work on the North Shore.
Roof Leak Repair
We locate the source of leaks accurately — including non-obvious entry points where water travels before appearing inside — and repair the compromised area with materials matched to your existing roofing system.
Flashing Repair and Replacement
We repair or replace step flashing, counter flashing, valley flashing, and chimney flashing. Proper flashing installation is critical to a watertight roof and one of the most common repair needs on North Shore homes.
Shingle Repair and Replacement
We replace individual damaged shingles, repair sections where deterioration is localized, and match materials to your existing roof where possible. We work with Malarkey and CertainTeed products — the same lines we install on full replacements.
Skylight Leak Repair
Skylights are a common leak point in North Vancouver homes. We repair failed seals, replace deteriorated flashing, and assess whether the skylight itself needs replacement. We install Columbia skylights on new projects.
Storm and Wind Damage Repair
After windstorms, we assess and repair lifted or missing shingles, displaced flashing, debris impact damage, and any penetrations created by falling branches or debris.
Roof Waterproofing Repairs
For flat and low-slope roofs — torch-on, TPO, EPDM, and peel-and-stick systems — we repair membrane blisters, cracks, seam separations, and failed perimeter flashing.
Drainage and Ponding Repairs
We repair clogged or failed roof drains, regrade tapered insulation to restore positive slope, and clear blockages that cause ponding on flat roofs.
Emergency Roof Repair
When a storm causes immediate damage and you need the roof made watertight fast, we offer emergency roof repair services to protect your home until a permanent repair or replacement can be completed.
Built for North Vancouver's Homes and Climate
We’ve worked on homes across every corner of North Vancouver — from forested hillside properties in Lynn Valley and Blueridge to heritage homes in Central Lonsdale, waterfront estates near Deep Cove, and the steep-pitch custom builds that define Edgemont and Capilano.
Homes in North Vancouver have a character that sets them apart. Steep rooflines designed for hillside lots. Overhanging trees that deposit debris year-round. Proximity to the water and mountains that drives wind and rainfall in ways flat-city roofs don’t experience. Many properties in Upper Lonsdale and Seymour sit on lots where the forest canopy keeps the roof shaded and damp for months at a stretch, creating conditions that accelerate moss growth and moisture damage dramatically faster than sunnier exposures.
We know these homes. We know the products that hold up in these conditions. And we know how to get the work done on properties where steep pitches, difficult access, and tree coverage require experience and planning — not just a crew showing up with a truck.

Our Roof Repair Process
Step 1 — Roof Inspection
We begin with a thorough inspection of the roof surface, flashings, valleys, gutters, soffits, and attic where accessible. We don't guess at the source of a problem.
Step 2 — Leak Detection and Assessment
We identify the actual entry point — which is often not directly above the water stain inside — and assess the extent of any underlying damage to decking or insulation.
Step 3 — Clear Repair Recommendations
We explain what we found, what needs to be repaired, why, and what the options are. If the damage suggests a full replacement is more cost-effective than ongoing repairs, we'll tell you that honestly.
Step 4 — Repair Work
We complete the repair using materials matched to your roofing system and appropriate for the North Shore climate. Our work is done right — not patched and hoped.
Step 5 — Full Site Cleanup
We remove all debris, used materials, and fasteners from the site. Gutters are cleared. The property is left clean.
Step 6 — Final Walkthrough
We walk you through the completed repair, explain what was done, and answer any questions. We'll also flag anything we noticed during the inspection that may need attention down the road.
What Our Customers Say About Us
We've completed eco roofing projects across North Vancouver, West Vancouver, and Vancouver. Here's what our customers say.
We chose to go with a metal roof, and I couldn’t be happier with the quality of work and the final results. The craftsmanship is top-notch, and it truly enhances the look of our home. Thank you, thank you!
Fast, responsive and very helpful.
James
Wholeheartedly recommend working with them if you need roofing work.
1. If I was told this, I would have looked at the weather before making the appointment. 2. I called two other roofing companies and both showed up had no problem going on the roof in the rain.
He gets two stars because he actually called to cancel. (The bar is set low with trades these days.)
The affect a new roof has on the curb appeal of your house is enormous, not to mention the comfort you gain knowing that everything is watertight for the oncoming winter - you need the installation done right. Doug, Rada and team were awesome from beginning to end - from clear details of what was being installed in the quote to how they protected the rest of the house and deck during demolition and installation - they went the extra mile.
They easily dealt with some curveballs we threw to them too. They removed our leaky (and now unused) chimneys above the roofline, giving the home a much cleaner look and installed snow guards.
Doug took time to work through a water egress issue that was not related to the roof installation - including helping me cut drywall open! - determined to find a solution the issue. Which we did.
We also required some more specialized carpentry work. Doug leveraged his own network to get us somebody to complete it.
It's not easy to find a company that that you can trust with such competitive pricing and such high quality craftsmanship on such a project. I feel fortunate to have worked with Doug, Rada and the team at Eco Exteriors.
The metal roof has really given the home a transformative look. And the new gutters were really the cherry on top. My photographs attached don't truly show how transformative it is.
A great team and great company!

Frequently Asked Questions — Roof Repair in North Vancouver
Roof repair costs in North Vancouver typically range from $300 to $3,000 for localized repairs such as flashing replacement, shingle repair, or minor leak patches. More complex repairs — involving large sections of the roof, significant deck damage, or multiple failing components — can run higher. Emergency tarping or temporary waterproofing is usually priced separately. A proper assessment is required to give an accurate quote, as repair scope varies significantly depending on the roofing system, extent of damage, and roof complexity.
The most common causes of roof leaks in North Vancouver are failed or improperly installed flashing around chimneys, skylights, and roof-to-wall intersections; deteriorated or missing shingles that expose the underlayment; cracked or lifted sealants around penetrations; and clogged gutters that force water back under the roofline. The North Shore’s high rainfall and moss growth accelerate all of these failure modes compared to drier climates.
Heavy rain does not damage a properly installed roof on its own, but it exploits any existing vulnerabilities — small cracks in sealants, lifted shingle edges, compromised flashings — and turns minor issues into active leaks. North Vancouver’s rainfall volume means these vulnerabilities are discovered quickly. Wind-driven rain is particularly aggressive at penetrating flashing gaps and lifted shingle edges that might otherwise not leak in calm conditions.
Roof leaks should be repaired as soon as possible — ideally within days of detection. In North Vancouver’s climate, water entering through a leak saturates insulation, reaches the roof deck, and can begin promoting mold growth within 24 to 48 hours of sustained moisture exposure. A leak left unrepaired through a full rainy season can result in structural deck damage and mold remediation costs that far exceed the original repair.
Roof repair is the right choice when damage is localized, the roof is less than 15–18 years old, and the underlying deck and underlayment are sound. Replacement becomes more cost-effective when the roof is approaching 20–25 years old, leaks are occurring in multiple areas, or the cost of repairs exceeds 30–40% of the cost of a full replacement. We provide an honest assessment of which option makes sense for your specific situation.
Yes. Moss on a roof is more than a cosmetic issue. Moss holds moisture directly against shingles and wood surfaces, which accelerates granule loss on asphalt shingles, promotes rot on cedar shakes, and degrades protective coatings on metal roofing. Heavy moss infestations can lift shingle edges, creating pathways for water infiltration. In North Vancouver’s climate, moss growth is a consistent maintenance concern that should be treated professionally every few years.
Roofs in North Vancouver should be professionally inspected at minimum twice per year — once in spring to assess any winter storm damage, and once in fall before the heavy rainy season begins. Properties with significant tree coverage, north-facing roof slopes, or older roofing materials may benefit from more frequent inspections. Many homeowners on the North Shore also request an inspection after any significant windstorm.
Yes. Timely, targeted repairs — replacing a few failed shingles, resealing lifted flashing, clearing blocked drainage — can add years to a roof that is otherwise in sound condition. The key is addressing problems before they allow water to reach the roof deck, where moisture damage becomes progressively harder and more expensive to remediate. A well-maintained asphalt roof on the North Shore can reach 22–25 years; a neglected one may fail by 15.
Emergency roof repair refers to immediate, same-day or next-day service to make a roof watertight after sudden damage — typically following a windstorm, fallen tree branch, or severe weather event. This usually involves temporary waterproofing or tarping to protect the interior until permanent repairs can be completed. Eco Exteriors offers emergency roof repair services for North Vancouver homeowners.
Minor roof repairs — patching shingles, replacing flashing, resealing penetrations — typically do not require a building permit in North Vancouver. Full roof replacements generally do require a permit. If you are unsure whether your project requires a permit, we can advise you at the time of assessment.
