Common Roof Problems We Repair
West Vancouver’s coastal climate creates a predictable set of roof failure points. Here’s what we repair most often across the municipality.
Roof Leaks
Roof leaks in West Vancouver are rarely isolated events — they’re usually symptoms of a bigger system failure. We trace active leaks back to their true source, whether that’s a failed seam, a cracked valley, or deteriorated underlayment. Pinpointing the actual entry point matters: water traveling along rafters can appear in your ceiling six feet from where it entered the roof. We don’t patch symptoms. We find and fix the cause.
Damaged or Failed Flashing
Flashing failure is the leading cause of roof leaks in West Vancouver homes. The metal seals around chimneys, skylights, roof valleys, and wall junctions are constantly stressed by temperature fluctuations, wind movement, and coastal salt air. When flashing lifts, cracks, or corrodes, water finds its way in fast. We re-seal, re-bed, or fully replace flashing using materials appropriate to each home’s roofing system and exposure level.
Missing or Damaged Shingles
West Vancouver’s winds — particularly those funneled through the inlets and off the mountains above Chartwell and Altamont — can dislodge or crack asphalt shingles and cedar shakes. Even a few displaced shingles leave the underlayment directly exposed to rain. We match existing materials as closely as possible and address the underlying cause to prevent recurrence. Malarkey and CertainTeed shingles are stocked and matched for all major product lines.
Storm & Wind Damage
After significant windstorms, West Vancouver rooflines take visible and hidden damage. Branches impact shingles. Debris blocks drainage. Wind uplift pulls panel edges on metal and flat roof systems. We offer rapid post-storm inspections to document damage, assess structural integrity, and complete emergency repairs before the next rain event. We provide 24/7 emergency roof repair across West Vancouver.
Skylight Leaks
Skylights are a common feature in West Vancouver’s custom homes and frequently become leak points as sealants age or flashing shifts. A skylight leak can look like a ceiling stain, a drafty upper floor, or visible condensation — and it tends to worsen quickly in coastal conditions. We repair and re-flash Columbia skylight installations and work with other major skylight brands to restore watertight seals without full skylight replacement in most cases.
Flat Roof & Membrane Issues
Many West Vancouver laneway homes, modern residences, and home extensions use flat or low-slope roofing systems — TPO, torch-on modified bitumen, EPDM, or peel-and-stick membranes. These systems fail at seams, penetrations, and drainage points. Blistering, ponding water that doesn’t drain within 48 hours, and visible membrane separation are all signs that a flat roof repair is overdue. We repair all major low-slope systems and assess whether a full re-membrane is the more cost-effective path forward.
Signs That Your Roof Needs Repair
Catching a roofing problem early is almost always cheaper than waiting. Here are the most common warning signs we see on West Vancouver homes.
Water Stains & Interior Leaks
Brown or yellow ceiling stains, peeling paint near exterior walls, and damp insulation in the attic are all signs that water is moving through your roofing system. In West Vancouver's wet climate, a small roof penetration can create significant interior damage within a single rainy season. If you're seeing moisture-related staining, call for an inspection before the next rainstorm.
Moss Growth & Moisture Retention
Moss is endemic to West Vancouver roofs — the combination of coastal moisture, shade from surrounding trees, and limited sun exposure creates near-ideal conditions for it. The problem isn't just cosmetic. Moss holds moisture against roofing materials and accelerates the breakdown of shingles, cedar shakes, and membrane edges. Thick, established moss often conceals lifting shingles, soft spots, and failed flashings underneath. If your roof looks green, it's worth having it assessed.
Loose or Shifting Roofing Materials
Granules in your gutters, cedar shingles that rattle in the wind, metal panels that flex or hum, lifted flashing corners — these are all signs that your roof's attachment systems are failing. In West Vancouver's wind-exposed locations (Horseshoe Bay, Eagle Harbour, oceanfront Ambleside), loose materials escalate quickly into active leaks. Don't wait for a storm to find out how loose something really is.
Aging Roofing Systems
Asphalt shingles in West Vancouver typically last 18–25 years before moisture and moss accelerate their decline. Cedar shakes may need significant attention by year 15–20. Flat membranes have a repair window of roughly 15–20 years before re-membraning becomes more economical than continued patching. If your roof is approaching or past these ranges, a professional inspection will clarify whether targeted repairs will hold or whether a roof replacement is the smarter investment.
Built for West Vancouver Homes
West Vancouver’s housing stock is among the most diverse and high-value in the Lower Mainland. Our repair work is calibrated to the specific demands of each property type.
Oceanfront Properties
Homes along Marine Drive, Dundarave, and Ambleside face direct salt-air exposure that accelerates corrosion on metal flashings, fasteners, and roof accessories. We select corrosion-resistant materials when repairing coastal roofs and apply appropriate sealants to guard against salt intrusion. Standard roofing materials appropriate for inland North Vancouver properties often underperform at the waterfront.
Hillside & Elevated Homes
The British Properties, Chartwell, and Caulfeild are defined by steep terrain and elevated exposures. These homes see higher wind loads, more dramatic temperature swings, and roof pitches that complicate both inspection and repair work. Our crew is experienced with steep-slope access and the roof geometries common in hillside West Vancouver construction.
Luxury Custom Residences
West Vancouver's custom-built homes often feature premium roofing systems — standing seam metal, architectural cedar, composite tile, or complex multi-panel configurations. Repairs on these systems require material knowledge, precision workmanship, and an understanding of how premium systems are designed to drain and perform. We work on high-end residential properties regularly and hold the certifications — CertainTeed ShingleMaster, Malarkey Certified Pro — that matter on quality jobs.
Why Fast Roof Repairs Matter
Delaying a roof repair in West Vancouver’s climate is rarely a neutral decision. Every week a known problem goes unaddressed adds compounding risk.
Prevents Structural Damage
Water entering through a failed shingle or cracked flashing doesn’t stay at the surface. It saturates the underlayment, wicks into the roof decking, and can reach wall framing before you see any interior sign. In West Vancouver’s high-rainfall environment, plywood decking can begin to delaminate and rot within a single season of unaddressed water intrusion. Structural repairs cost dramatically more than roofing repairs.
Protect Interior Finishes
Ceiling finishes, insulation, cabinetry, and flooring near exterior walls are all vulnerable when a roof leak goes unchecked. West Vancouver homes — many of which feature high-end interior finishes — face disproportionate replacement costs when water damage is allowed to spread. Early roof repairs protect the full value of the interior investment.
Extend Roof Lifespan
A timely repair can add years to a roofing system that would otherwise require full replacement ahead of schedule. Replacing failed flashing, clearing compacted moss, resealing penetrations, or patching a small membrane tear can extend a roof’s serviceable life by three to five years or more. For West Vancouver homeowners planning a future sale or renovation, extending the roof’s life through targeted maintenance often delivers a strong return.

Our Roof Repair Process
Every repair we perform follows a consistent process designed to find the right fix — not just the fast one.
Roof Inspection
We begin with a thorough inspection of the full roofing system — not just the reported problem area. Roof damage in West Vancouver's climate often has more than one entry point, and a leak visible inside rarely tells the whole story. We inspect flashing, drainage, shingle condition, membrane surfaces, and penetration seals.
Damage Assessment
After inspection, we document what we found and explain it clearly. We'll show you photos of problem areas, describe what's failing and why, and give you an honest assessment of the roof's overall condition — not just the immediate repair scope.
Repair Recommendations
We give you a clear recommendation: repair now, monitor and schedule, or plan for replacement. If the roof can be extended through targeted repair, we'll say so. If repair costs are approaching replacement value, we'll tell you that too — because a repair that delays a needed replacement by six months isn't a good investment for anyone.
Repair Completion
We complete repairs using quality materials matched to your existing roofing system. Work areas are left clean and all removed materials are disposed of properly. Where a manufacturer warranty applies to the materials used, we provide documentation. Our workmanship warranty applies to all repair work.
What Our Customers Say About Us
We've completed roof repair projects across West Vancouver. Here's what our customers say.
We chose to go with a metal roof, and I couldn’t be happier with the quality of work and the final results. The craftsmanship is top-notch, and it truly enhances the look of our home. Thank you, thank you!
Fast, responsive and very helpful.
James
Wholeheartedly recommend working with them if you need roofing work.
1. If I was told this, I would have looked at the weather before making the appointment. 2. I called two other roofing companies and both showed up had no problem going on the roof in the rain.
He gets two stars because he actually called to cancel. (The bar is set low with trades these days.)
The affect a new roof has on the curb appeal of your house is enormous, not to mention the comfort you gain knowing that everything is watertight for the oncoming winter - you need the installation done right. Doug, Rada and team were awesome from beginning to end - from clear details of what was being installed in the quote to how they protected the rest of the house and deck during demolition and installation - they went the extra mile.
They easily dealt with some curveballs we threw to them too. They removed our leaky (and now unused) chimneys above the roofline, giving the home a much cleaner look and installed snow guards.
Doug took time to work through a water egress issue that was not related to the roof installation - including helping me cut drywall open! - determined to find a solution the issue. Which we did.
We also required some more specialized carpentry work. Doug leveraged his own network to get us somebody to complete it.
It's not easy to find a company that that you can trust with such competitive pricing and such high quality craftsmanship on such a project. I feel fortunate to have worked with Doug, Rada and the team at Eco Exteriors.
The metal roof has really given the home a transformative look. And the new gutters were really the cherry on top. My photographs attached don't truly show how transformative it is.
A great team and great company!

FAQs — Roof Replacement
Roof repair in West Vancouver typically ranges from $300 to $3,000+ depending on the type and extent of damage. Minor flashing repairs or shingle replacements fall in the lower range. Larger jobs involving multiple leak points, decking damage, or flat roof membrane repair push toward the higher end. Oceanfront properties and steep hillside homes may also carry premium labor costs due to access requirements. We provide written estimates before any work begins.
A roof leak repair in West Vancouver generally costs between $400 and $2,500. The range reflects the wide variety of leak sources — a single failed flashing seal costs far less to address than a leak caused by membrane failure across multiple roof zones. Getting the source diagnosed correctly the first time is the most important cost factor. We charge for an inspection and apply that fee toward the repair if you proceed.
Key cost factors include the type of roofing material (cedar, asphalt, metal, flat membrane), the location and accessibility of the damage, whether the roof decking beneath has been compromised by moisture, and the number of penetrations involved. In West Vancouver specifically, steep hillside pitches, salt-air corrosion, and the prevalence of high-end custom roofing systems can all influence repair complexity and cost.
Yes — for most isolated damage, roof repair is significantly more cost-effective than full replacement. However, if a roof is aging (20+ years for asphalt, 15–20 for cedar), has systemic moisture damage, or requires repairs exceeding 30% of replacement cost, replacement is often the smarter long-term investment. We’ll give you an honest assessment of which direction makes financial sense for your specific roof.
Flashing repair in West Vancouver typically costs between $250 and $900 depending on the location (chimney, valley, skylight, wall junction) and the scope of work — re-sealing versus full flashing replacement. Chimney and skylight flashings are the most common and tend toward the mid-range. In coastal West Vancouver, we often recommend full replacement rather than re-sealing on older corroded flashings, as salt-air degradation affects the substrate beneath.
Emergency roof repair — including after-hours response, storm damage, and active leak situations — typically ranges from $500 to $3,500 depending on what’s required and when. We provide 24/7 emergency response across West Vancouver. Emergency tarping is often completed same-day to stop active water intrusion, followed by a full repair once conditions allow.
Homeowner’s insurance in BC typically covers sudden, accidental damage — such as storm damage, wind damage, or a tree strike — but generally does not cover repairs caused by normal wear, lack of maintenance, or gradual deterioration. If you believe your roof damage was caused by a weather event, document it thoroughly and contact your insurer before repairs begin. We can provide detailed inspection reports to support an insurance claim.
West Vancouver homeowners should budget $300 to $600 per year for routine roof maintenance — including a professional inspection, moss treatment, and minor preventive sealing. This annual investment consistently extends roof life and prevents the larger repair costs that come from deferred maintenance. Given the cost of West Vancouver’s housing stock and interior finishes, proactive roof maintenance is one of the highest-return maintenance habits a homeowner can have.
Eco Exteriors repairs all major roofing systems found in West Vancouver homes — asphalt shingles, cedar shakes, standing seam metal, flat and low-slope membranes (TPO, torch-on, EPDM, peel-and-stick), and composite roofing. We also repair skylights, flashings, gutters, and roof penetrations across all system types. If your roof was built on the North Shore, we can fix it.
Most roof repairs in West Vancouver are completed in a single day. Minor flashing repairs, shingle replacements, and skylight reseals typically take two to four hours. Larger repairs involving flat roof membranes, multiple leak points, or decking damage may take one to two days. We’ll give you a clear timeline before work begins so you can plan accordingly.
