Our North Vancouver & West Vancouver Roofing Services
From Lynn Valley to Horseshoe Bay, we understand the specific demands that coastal elevation and the weather in North Vancouver and West Vancouver place on roofs. Every service we offer is matched to the rain, wind, moss, and freeze-thaw conditions that define roofing in North Vancouver and West Vancouver.
We offer sustainable roofing options like EnviroShake, Malarkey Ecoasis shingles, and composite systems designed for North Vancouver and West Vancouver’s heavy rainfall, deep shade, and coastal exposure. Homeowners in North Vancouver and West Vancouver get durability, energy efficiency, and lower environmental impact.
Asphalt shingles remain one of the most practical roofing choices for North Vancouver and West Vancouver homeowners. We install premium products from Malarkey, CertainTeed, and IKO, matching the right shingle to your home’s pitch, coastal exposure, and budget — whether you’re in Lynn Valley, Lonsdale, Ambleside, or the British Properties.
Our standing seam and snap-lock metal roofs are built for North Vancouver and West Vancouver’s coastal wind, heavy rainfall, and freeze-thaw conditions that hit the elevations of North Vancouver and West Vancouver hard. Metal reflects heat, sheds moss well, and adds lasting curb appeal to properties throughout North Vancouver and West Vancouver.
Flat roofs in North Vancouver and West Vancouver demand proper drainage and strong waterproofing to handle the region’s rainfall. We install modern flameless membrane systems built to seal tightly and drain correctly — protecting Vancouver Specials, townhomes, rooftop decks, and low-slope roofs.
Western Red Cedar gives homes a natural, timeless look. We use sustainably sourced BC cedar, installed with the workmanship required for long-term performance in the damp, coastal conditions that define roofing in North Vancouver and West Vancouver.
Small leaks can become serious damage fast in North Vancouver and West Vancouver. We repair leaks, storm damage, flashing issues, aging shingles, and other roof problems, with honest advice on whether repair or replacement makes the most sense.
Seamless gutters help protect your roof, siding, foundation, and landscaping from water damage. We fabricate custom-fit gutters on-site and install standard, half-round European, and internal gutter systems.
Roof replacement is the right time to consider solar. We install solar panels and solar-ready roofing systems that integrate cleanly with your roof while helping you understand rebates, and payback, and long-term value available to homeowners in North Vancouver and West Vancouver.

A North Vancouver Roofing Company. Serving North Vancouver and West Vancouver Since 2008.
Eco Exteriors was founded in 2008 by Douglas Jackson — a North Vancouver resident who grew up watching North Vancouver and West Vancouver homes get beaten down by rain and let down by roofers who didn’t understand the difference between coastal exposure and interior BC conditions.
Doug started the company with a straightforward idea: homeowners in North Vancouver and West Vancouver deserved roofing options that matched both the region’s demanding coastal climate and its growing commitment to sustainability. Eighteen years later, that idea has turned into hundreds of completed projects across North Vancouver, West Vancouver, Vancouver, Burnaby, Coquitlam, and Richmond.

We've completed roofing projects across North Vancouver, West Vancouver, and Vancouver. Here's what our customers say.
Fast, responsive and very helpful.
James
Wholeheartedly recommend working with them if you need roofing work.
1. If I was told this, I would have looked at the weather before making the appointment. 2. I called two other roofing companies and both showed up had no problem going on the roof in the rain.
He gets two stars because he actually called to cancel. (The bar is set low with trades these days.)
The affect a new roof has on the curb appeal of your house is enormous, not to mention the comfort you gain knowing that everything is watertight for the oncoming winter - you need the installation done right. Doug, Rada and team were awesome from beginning to end - from clear details of what was being installed in the quote to how they protected the rest of the house and deck during demolition and installation - they went the extra mile.
They easily dealt with some curveballs we threw to them too. They removed our leaky (and now unused) chimneys above the roofline, giving the home a much cleaner look and installed snow guards.
Doug took time to work through a water egress issue that was not related to the roof installation - including helping me cut drywall open! - determined to find a solution the issue. Which we did.
We also required some more specialized carpentry work. Doug leveraged his own network to get us somebody to complete it.
It's not easy to find a company that that you can trust with such competitive pricing and such high quality craftsmanship on such a project. I feel fortunate to have worked with Doug, Rada and the team at Eco Exteriors.
The metal roof has really given the home a transformative look. And the new gutters were really the cherry on top. My photographs attached don't truly show how transformative it is.
A great team and great company!
Serving North Vancouver, West Vancouver, Vancouver, Burnaby, and Coquitlam.
Signs Your North Vancouver or West Vancouver Roof Needs Attention
The wet winters and coastal conditions in North Vancouver and West Vancouver are unforgiving. A roof that looks fine in August can be actively failing by February. These are the signals homeowners should watch for:
Moss or algae growth: Especially common on North Vancouver and West Vancouver homes due to tree canopy, heavy shade, and above-average rainfall. Moss traps moisture against the surface and accelerates shingle decay faster than in drier climates — and it spreads quickly if left untreated.
Water stains on ceilings or walls: Particularly after the first heavy rain of the season. In North Vancouver and West Vancouver, a roof leak rarely announces itself dramatically. It usually appears as a faint stain you keep meaning to look at — and by the time it’s obvious, the damage is already done.
Granules in your gutters: Fine black or grey grit that looks like coarse sand. Granule loss means your shingles are past their protective prime. In North Vancouver and West Vancouver’s wet conditions, deteriorating shingles fail faster than in drier parts of BC.
Age: Most asphalt shingle roofs in North Vancouver and West Vancouver last 18–25 years. Coastal exposure, shade, and moss can shorten that window considerably. If your roof is over 18 years old and hasn’t been assessed, get eyes on it before the next rainy season.
Curling, cracking, or missing shingles: The freeze-thaw cycles that hit the elevations of North Vancouver and West Vancouver are harder on shingles than conditions further into the city. If you’re seeing physical damage after winter, don’t wait.
Higher heating bills: A deteriorating roof can compromise insulation. If your energy bills have crept up without explanation and you’re in an older North Vancouver or West Vancouver home, your roof may be a factor.
If you’re seeing any of these, call us. We’ll come to your home, assess the roof honestly, and tell you what you actually need.
What Is Eco-Friendly Roofing and Why Does It Make Sense in North Vancouver & West Vancouver?
North Vancouver and West Vancouver consistently rank among the most sustainability-conscious communities in BC. It makes sense that the same values homeowners apply to transit, diet, and energy use are increasingly applied to their biggest physical asset — their home.
Eco-friendly roofing isn’t a niche category anymore. It’s a set of materials and practices that reduce environmental impact without compromising performance — and in several cases, they actually outperform conventional options in the demanding coastal climate of North Vancouver and West Vancouver.
EnviroShake & EnviroSlate
Composite shingles made from 95% post-consumer recycled materials. They replicate the look of cedar shakes and slate, resist rot and insects naturally, and are rated for the wind and moisture exposure that roofs in North Vancouver and West Vancouver face year-round.
Metal Roofing
100% recyclable, reflects solar heat, and engineered to last a lifetime. For homeowners in North Vancouver and West Vancouver, metal means less moss, less maintenance, and less waste over your home's lifetime compared to three asphalt shingle replacements.
Western Red Cedar
Sourced from BC suppliers using zero-waste forestry practices. We install only 100% edge-grain cedar for maximum durability and natural rot resistance — a strong choice for the damp coastal conditions in North Vancouver and West Vancouver.
Malarkey Shingles
Smog-eating granules, upcycled materials, and Scotchgard protection to reduce algae and moss growth — a significant advantage in the damp conditions that define the roofing environment in North Vancouver and West Vancouver.
Solar-Ready Roofing
Installations designed from the start to integrate solar panels, with penetrations sealed and positioned correctly before panels go on. Increasingly popular with homeowners in North Vancouver and West Vancouver looking to reduce long-term energy costs.
Vancouver Roofing Questions — Answered Honestly
Most residential roof replacements in North Vancouver and West Vancouver fall between $10,000 and $65,000+, depending on the size of the home, the material selected, and roof complexity. The steep pitches, tree proximity, and coastal exposure common in North Vancouver and West Vancouver can add complexity compared to flatter city lots. Simpler asphalt roofs are usually on the lower end, while premium systems like metal, cedar, or EnviroShake cost more. Lifespan varies by material — asphalt typically lasts 18 to 25 years, cedar around 18 to 22 years, EnviroShake 50+ years, and metal is often considered a lifetime roof.
For a typical home in North Vancouver or West Vancouver, an asphalt shingle re-roof usually costs around $10,000 to $25,000. In the damp coastal conditions of North Vancouver and West Vancouver, asphalt shingles generally last about 18 to 25 years — though moss, heavy shade, and poor roof ventilation can shorten that lifespan.
A metal roof in North Vancouver or West Vancouver usually costs between $25,000 and $65,000+, depending on the type of metal system, the roof size, and installation difficulty. Metal roofing costs more upfront than asphalt, but it performs exceptionally well in the wet climate of North Vancouver and West Vancouver and is often treated as a lifetime roofing solution when properly installed.
Yes, standing seam metal roofing is more expensive than standard asphalt roofing. Single-lock standing seam roofs typically cost around $28,000 to $65,000, while double-lock standing seam roofs range from about $30,000 to $70,000. For homeowners in North Vancouver and West Vancouver, the tradeoff is longevity — these roofs are built to last a lifetime and handle the coastal conditions of North Vancouver and West Vancouver exceptionally well.
A snap-lock metal roof in North Vancouver or West Vancouver usually costs around $25,000 to $60,000, depending on roof layout and complexity. It’s a durable long-term option that performs well in the wet climate of North Vancouver and West Vancouver and is generally considered a lifetime roof.
An EnviroShake roof in North Vancouver or West Vancouver typically costs about $25,000 to $65,000+, with larger or more complex homes reaching $70,000 or more. It is one of the more expensive roofing materials upfront, but it can last 50 years or more — making it a compelling option for homeowners in North Vancouver and West Vancouver who want a long-lasting, eco-friendly roof.
A Western Red Cedar roof in North Vancouver or West Vancouver usually costs around $30,000 to $70,000+, depending on the size and complexity of the project. Cedar suits the natural aesthetic of many homes in North Vancouver and West Vancouver, but requires proper maintenance. With care, most cedar roofs last around 18 to 22 years in the coastal climate of North Vancouver and West Vancouver.
In most cases, asphalt shingles are the most affordable roof to replace in North Vancouver and West Vancouver, with typical costs ranging from $10,000 to $25,000. They balance cost and performance well, though they don’t last as long as metal or composite options in the damp coastal conditions of North Vancouver and West Vancouver.
Flat roof replacement costs in North Vancouver and West Vancouver depend on the material used. A TPO roof usually costs around $15,000 to $40,000 and often lasts 15 to 25 years, while a torch-on roof generally costs around $12,000 to $35,000 and lasts about 10 to 20 years. Both are common on low-slope and flat-roof homes throughout North Vancouver and West Vancouver.
It often is, especially if you plan to stay in your home long term. The coastal climate of North Vancouver and West Vancouver is harder on roofs than many other parts of Metro Vancouver, which makes the longer lifespan of premium materials more valuable here. Lower-cost asphalt options typically last 18 to 25 years, while premium systems like metal or EnviroShake cost more upfront but can last a lifetime — making them a better long-term investment for homeowners in North Vancouver and West Vancouver.
