Roofing Services for Horseshoe Bay Homeowners

We offer a full range of residential roofing services to Horseshoe Bay and the broader West Vancouver area. Whether you need a complete roof replacement or a targeted repair, our team handles the work from start to finish.

Roof Replacement

When a roof has reached the end of its service life, a full replacement is the most reliable path forward. We manage the entire process — tear-off, deck inspection, underlayment, installation, and cleanup — using premium materials matched to your home’s architecture and exposure.

Roof Repair

Storm damage, failed flashing, moss infiltration, and aging materials are common repair needs in Horseshoe Bay. We identify the source of the problem accurately and fix it properly, rather than applying temporary patches that lead to repeat service calls.

Standing seam metal roofing is one of the best long-term choices for Horseshoe Bay’s coastal environment. It sheds water efficiently, resists corrosion, and carries a non-prorated lifetime warranty. Eco Exteriors fabricates custom standing seam panels on-site, including our EcoLock concealed fastener system.

Architectural asphalt shingles remain a practical, cost-effective option for many Horseshoe Bay homes. We install Malarkey and CertainTeed products exclusively — both manufacturers have certified us for extended warranties up to 50 years prorated — a direct result of our installation standards.

Cedar shakes and shingles suit the natural aesthetic of many Horseshoe Bay properties. We install, repair, and maintain cedar roofing using quality Western Red Cedar, with correct ventilation and underlayment to extend service life in this high-moisture environment.

Modern laneway homes, additions, and West Coast-style residences in Horseshoe Bay frequently require flat or low-slope roofing. We install torch-on, TPO, EPDM, and peel-and-stick systems with proper drainage engineering to prevent the ponding water that shortens membrane life.

Horseshoe Bay receives significant annual rainfall, and gutters work hard here. We install seamless gutter systems and internal gutter systems designed to move water efficiently away from your home’s foundation and siding. Proper drainage is the first line of defense against moisture damage.

Solar Panel Installation

The BC government currently offers rebates of up to $10,000 on residential solar and battery systems. As a roofing company with solar expertise, we integrate solar panels correctly with your roofing system — no compromised flashing, no voided warranties.

Skylights

We supply and install Columbia skylights, properly flashed and sealed to prevent the leaks that commonly develop around poorly installed units in high-rain environments. A well-installed skylight adds light without adding risk.

Roofing Challenges in Horseshoe Bay

Horseshoe Bay presents a combination of roofing stressors that are more concentrated than most other parts of West Vancouver. Understanding these factors is the starting point for choosing the right materials and installation approach.

Salt-Air Exposure

Properties near the ferry terminal and along the Howe Sound waterfront are exposed to salt-laden air year-round. Salt accelerates corrosion on metal fasteners, flashings, and unprotected panel surfaces. We specify marine-grade or corrosion-resistant materials where appropriate and ensure all metal components are properly coated and sealed.

Heavy Rainfall and Moisture

The North Shore receives some of the highest annual rainfall in Metro Vancouver. In Horseshoe Bay, moisture accumulates quickly in roof valleys, around penetrations, and under debris on the roof surface. Correct underlayment selection, proper ventilation, and watertight flashing are non-negotiable on every project we complete here.

Coastal Storm Protection

Wind-driven rain is a different challenge than standard rainfall — it pushes water laterally under shingles and into seams that drain well in calm conditions. We use installation methods and wind-rated materials that account for the directional wind patterns common in Horseshoe Bay, particularly during fall and winter storms off the water.

Corrosion and Material Durability

In a coastal environment, material selection is more consequential than in inland locations. We avoid components that degrade quickly in salt air and prioritize roofing systems with documented performance in Pacific Northwest coastal conditions. This is part of why we hold certifications with Malarkey, CertainTeed, EnviroShake, and EnviroSlate — manufacturers whose products are rated for these environments.

Built for Horseshoe Bay Homes

The homes in Horseshoe Bay vary considerably in age, style, and complexity. Our experience across this full range means we bring the right approach to each property rather than applying a one-size-fits-all solution.

Waterfront Properties

Oceanfront homes in Horseshoe Bay face the most aggressive roofing conditions on the North Shore. We treat these projects with appropriate material specifications, detailed flashing work at every penetration, and drainage systems designed for sustained heavy rainfall combined with coastal wind exposure.

Hillside Homes

Hillside residences above the village often have complex rooflines, steep pitches, and challenging access. We have the equipment, safety protocols, and installation experience to handle steep-slope work without cutting corners on material handling or installation quality.

Luxury Coastal Residences

Premium homes in Horseshoe Bay require roofing that performs at a high level and looks appropriate for the property. We offer standing seam metal, EnviroShake composite, and cedar options that meet both the aesthetic and performance expectations of high-end residential projects.

Custom-Built Homes

Custom architecture often means non-standard roofline geometry, specialty materials, and detailed coordination with other trades. We have experience navigating complex custom builds and working with architects and project managers to deliver results that match the design intent.

Experienced Roofing Professionals

Founded in 2008 by Douglas Jackson, a North Shore native, Eco Exteriors brings 18 years of hands-on experience to the Horseshoe Bay market. Our team is WorkSafeBC registered, fully insured, and trained in the installation standards required by our manufacturer certifications.

Premium Roofing Materials

We are a CertainTeed ShingleMaster contractor, a Malarkey Certified Pro, and a certified installer for EnviroShake and EnviroSlate composite roofing. These certifications are not marketing labels — they require documented installation quality and independent inspections that earn our customers extended manufacturer warranties.

Transparent Communication

We provide clear, itemized estimates with no hidden fees. Our 9.9 out of 10 rating on HomeStars and our BBB A+ accreditation reflect the experience our customers consistently report: accurate quotes, reliable scheduling, and a team that communicates throughout the project.

Our Roofing Process

Every Horseshoe Bay roofing project follows a consistent process designed to minimize disruption, deliver quality results, and leave you with a roof you understand and can rely on.

1

Roof Inspection

We start with a thorough inspection of your existing roof, including the deck condition, flashing details, ventilation, and drainage. In a coastal environment like Horseshoe Bay, we pay particular attention to signs of salt-related corrosion and moisture infiltration that may not be immediately visible from the exterior.

2

Recommendations and Planning

Following the inspection, we present our findings clearly and recommend the approach that makes the most sense for your specific roof, budget, and long-term plans. We explain the options without pressure, and we provide a written estimate before any work begins.

3

Installation or Repair

Our installation crews work to the standards required by our manufacturer certifications — meaning the quality of the installation is verified externally, not just internally. We keep the worksite organized, protect your property throughout the project, and work efficiently to minimize the time your roof is open to the elements.

4

Final Walkthrough

When the work is complete, we walk through the finished project with you, confirm all warranty documentation, and ensure you are fully satisfied before we leave. We handle all cleanup and debris removal, and we are available for any follow-up questions after the project closes.

Local Experience in Horseshoe Bay

We have completed roofing projects across Horseshoe Bay on a range of property types and roof styles. This on-the-ground experience in the local environment informs every recommendation we make.

Waterfront Roofing Projects

Oceanfront and near-waterfront properties have taught us precisely where salt air, wind-driven moisture, and coastal storm exposure create the most damage over time. We apply those lessons to material selection and installation details on every waterfront project we take on.

Coastal Weather Protection

The goal on every Horseshoe Bay roof we install is a system that manages water reliably under the most challenging conditions the North Shore can produce — not just on clear days. Proper flashings, sealed penetrations, and drainage designed for high-volume rainfall are standard on every project.

Long-Term Roof Maintenance

We offer ongoing maintenance support for the roofs we install. Biannual inspections — spring and fall — are particularly important in Horseshoe Bay, where debris from the surrounding trees and salt accumulation from ocean exposure can accelerate wear between major service intervals.

Premium Roofing Upgrades

If your current roof has reached the end of its service life, a replacement is also an opportunity to upgrade — to a standing seam metal system that carries a lifetime warranty, or to a composite shake that eliminates the maintenance requirements of natural cedar while maintaining the aesthetic. We are happy to walk you through the options that make sense for your specific property.

I recently had the pleasure of working with Eco Exteriors Roofing and I can’t recommend them enough! The person we worked with was Scott, who was incredibly professional and took the time to understand my needs and concerns. His patience, transparency and expertise made the entire process seamless and a lot less daunting than I expected.

We chose to go with a metal roof, and I couldn’t be happier with the quality of work and the final results. The craftsmanship is top-notch, and it truly enhances the look of our home. Thank you, thank you!

I’m located in Burnaby and I needed to upgrade my roof. There are options but I decided to go with Eco Exteriors due to a friend’s recommendation. I replaced my old roof with a metal roof which turned out beautifully and will last longer than the other options. Eco Exteriors has great service and a skilled installation team. I would definitely recommend them for anybody looking for roof or solar solutions.

Great trustworthy local company to work with. The owner Doug set us up with the estimate in the Fall. Knowing that we could run out of good weather, we were fine with deferring until the Spring. As promised, his team delivered at the first dry week. Rada was the onsite lead and completed the roof (1500 square feet) in 5 days with one day of bad weather in between. A week later, the gutter guy came by to finish the job. He was clearly seasoned as he did it on his own; very professional and courteous. Doug was communicative throughout even with the weather related delays in between. We have experienced many contractors good and bad so it’s refreshing to work with someone who delivers on budget, on time, and as promised.

After taking the morning off work, I was called 45 mins before the appointment and was told he couldn't make it because it was raining and it was too dangerous to go on the roof. He then asked if we could book for the next day - without any concern about the weather. Hmmmm.

1. If I was told this, I would have looked at the weather before making the appointment. 2. I called two other roofing companies and both showed up had no problem going on the roof in the rain.

He gets two stars because he actually called to cancel. (The bar is set low with trades these days.)

Top quality craftsmanship by an friendly and competent team.

The affect a new roof has on the curb appeal of your house is enormous, not to mention the comfort you gain knowing that everything is watertight for the oncoming winter - you need the installation done right. Doug, Rada and team were awesome from beginning to end - from clear details of what was being installed in the quote to how they protected the rest of the house and deck during demolition and installation - they went the extra mile.

They easily dealt with some curveballs we threw to them too. They removed our leaky (and now unused) chimneys above the roofline, giving the home a much cleaner look and installed snow guards.

Doug took time to work through a water egress issue that was not related to the roof installation - including helping me cut drywall open! - determined to find a solution the issue. Which we did.
We also required some more specialized carpentry work. Doug leveraged his own network to get us somebody to complete it.

It's not easy to find a company that that you can trust with such competitive pricing and such high quality craftsmanship on such a project. I feel fortunate to have worked with Doug, Rada and the team at Eco Exteriors.

The metal roof has really given the home a transformative look. And the new gutters were really the cherry on top. My photographs attached don't truly show how transformative it is.

A great team and great company!

Roofing Questions — Answered Honestly

The cost of a new roof in Horseshoe Bay depends on roof size, pitch, material choice, and complexity. Asphalt shingles typically range from $8,000 to $20,000 for a standard residential roof. Metal roofing and composite options run higher, from $22,000 to $50,000 or more. Coastal homes with complex geometry or steep pitches are at the upper end of those ranges. We provide itemized written estimates before any work begins.

Yes — salt air accelerates corrosion on unprotected metal components, including fasteners, flashings, and exposed panel edges. In Horseshoe Bay, this means choosing roofing systems with corrosion-resistant hardware and protective coatings, and maintaining flashings and sealants on a regular schedule. The right material selection at the time of installation significantly reduces long-term maintenance demands.

Standing seam metal roofing — particularly aluminum — is one of the strongest choices for Horseshoe Bay waterfront homes due to its corrosion resistance, long lifespan, and ability to shed water quickly. High-end asphalt products from Malarkey and CertainTeed also perform well with proper installation. Cedar and composite shake are popular for their aesthetics, though cedar requires more active maintenance in a salt-air environment.

Twice a year is the recommended minimum for Horseshoe Bay properties — once in the spring to assess any storm or winter damage, and once in the fall before the heavy rain season begins. Homes directly on the water, or those with significant tree coverage overhead, benefit from more frequent checks of the gutter system and roof surface between professional inspections.

Metal roofing is an excellent choice for most Horseshoe Bay homes. Aluminum standing seam systems resist the salt-air corrosion that affects steel in coastal environments, shed water efficiently under high-rainfall conditions, and carry a non-prorated lifetime warranty when installed by a certified contractor. Eco Exteriors fabricates custom metal panels on-site, allowing precise fit for complex rooflines common in this area.

The most effective steps are maintaining clear gutters and downspouts, trimming back overhanging branches that hold moisture and drop debris, scheduling biannual professional inspections, and addressing any moss or algae growth promptly before it lifts shingles or traps water against the roof surface. In Horseshoe Bay, proper attic ventilation is also critical — trapped heat and moisture degrade roofing materials from the inside out.

Key indicators include shingles that are curling, cracking, or losing granules in significant amounts; multiple leak locations appearing simultaneously; visible sagging in the roof deck; moss or algae that has penetrated under shingle edges; and a roof that is 20 or more years old. If repair costs are accumulating and the roof is past its midpoint in service life, replacement is typically the more cost-effective path.

Lifespan depends heavily on material choice and maintenance. Standard asphalt shingles typically last 18 to 25 years in North Shore conditions. Architectural shingles from Malarkey or CertainTeed can reach 25 to 40 years with proper care. Standing seam metal roofing is rated for 50 years or more. Composite options like EnviroShake carry a 50-year warranty. Cedar ranges from 20 to 35 years depending on maintenance frequency.

Yes. The District of West Vancouver requires a building permit for full roof replacements. Your roofing contractor should handle the permit application as part of the project — if they are not offering to do this, ask about it before signing anything. Eco Exteriors manages permits on your behalf and ensures all work meets current BC Building Code requirements and local bylaws.

Most roofing work can proceed through a West Vancouver winter with proper planning. Asphalt shingles require temperatures above 4°C to seal correctly, so cold snaps require scheduling adjustments. Metal roofing and flat roofing systems are more flexible in cooler conditions. The bigger factor in Horseshoe Bay is rain, not cold — we monitor forecasts carefully and sequence work around dry windows to protect your open roof during installation.
