Metal Roofing North Vancouver — Custom Standing Seam by Eco Exteriors

North Vancouver homes face some of the most demanding roofing conditions in British Columbia. Heavy winter rainfall, wind off the Burrard Inlet, dense forest canopy, and steep hillside architecture demand a roof that performs for decades — not just seasons.

Eco Exteriors Roofing and Solar has been installing premium metal roofing on the North Shore since 2008. We don’t just supply metal panels — we manufacture them. Our on-site fabrication equipment means every panel is custom-cut for your roof, produced to our own specifications, and installed by our own certified crew.

Expert Metal Roofing on the North Shore Since 2008

Most roofing contractors source metal panels from a supplier. Eco Exteriors does something different: we manufacture our own standing seam panels on-site using our own forming equipment. That means tighter tolerances, faster turnaround, and complete quality control from raw coil to finished roof.

Our founder Douglas Jackson grew up on the North Shore and has spent his career understanding exactly what roofs here face — the constant rain through the Seymour and Lynn valleys, the wind exposure on the higher Edgemont and Blueridge streets, the moss-heavy canopy over Deep Cove properties. That local knowledge shapes every metal roof we install.

We hold CertainTeed ShingleMaster certification, Malarkey Certified Pro status, and are recognized by ThreeBestRated as one of the Best Businesses of 2026. We’re registered with WorkSafeBC and carry full insurance. When we put our name on a metal roof, we back it with a non-prorated lifetime warranty — one that transfers to the next owner if you sell.

Why Metal Roofing Is the Right Choice for North Vancouver

Metal roofing has grown significantly in popularity across the North Shore over the past decade — and for good reason. No other roofing system handles the specific combination of challenges North Vancouver presents as well as standing seam metal.

Built for Heavy Rainfall and Coastal Exposure

North Vancouver receives over 1,500mm of rainfall annually in many areas — nearly twice the Vancouver city average. Metal roofing sheds water immediately; its smooth, non-porous surface offers no foothold for moisture. Standing seam systems with concealed fasteners eliminate the most common failure point of traditional roofing — exposed screws and nails that work loose under thermal cycling and allow water to enter.

Our panels are formed from aluminum and steel with protective coatings designed for Pacific Northwest coastal conditions. For homes closest to the water — in Deep Cove, along the Capilano River corridor, or on the western slopes toward West Vancouver — we recommend aluminum panels, which are naturally corrosion-resistant in salt-air environments.

Moss-Resistant and Low-Maintenance

Moss is the silent enemy of North Vancouver roofs. On asphalt shingles, moss holds moisture against granule surfaces and accelerates breakdown. On cedar, it traps water and leads directly to rot. Metal roofing is non-organic and non-porous — moss cannot take hold on a properly installed metal surface the way it does on asphalt or wood.

This makes metal roofing a particularly smart choice for heavily shaded properties: north-facing lots in Lynn Valley and Blueridge, homes under the Douglas fir canopy in Seymour, and dense cedar-canopied streets in Edgemont Village. Less moss. Less maintenance. Less long-term cost.

Energy Efficiency in a West Coast Climate

Metal roofing reflects solar radiation rather than absorbing it, reducing heat gain in warmer months. With the right underlayment system and proper attic ventilation — both of which we assess during every consultation — a metal roof contributes meaningfully to year-round thermal performance.

Metal roofs are also highly compatible with solar panel installation. Eco Exteriors installs both metal roofing and solar panels, and we design both systems together when homeowners want to maximize energy performance. A standing seam metal roof is one of the cleanest substrates for solar mounting — no penetrations required, just clamps to the seams.

Sustainability and Long-Term Value

Metal roofing carries 30–60% recycled content and is 100% recyclable at end of life. Compared to asphalt shingles — which go to landfill every 15–20 years — a metal roof that lasts 50 to 70 years represents a significant environmental advantage. As a member of the British Columbia Sustainable Energy Association, sustainability is not just a talking point for us — it's built into how we work.

Our Metal Roofing Systems

We offer several metal roofing systems depending on your home's architecture, roof pitch, aesthetic goals, and budget. All systems are manufactured on-site.

Standing Seam Metal Roofing

Standing seam is the gold standard of metal roofing. Panels run vertically from ridge to eave, locking together at raised seams. No fasteners are exposed to the weather. Water has no penetration points. The result is a watertight, low-maintenance, architecturally clean roof that performs for 50 years or more.

We offer both single-lock and double-lock standing seam configurations, available in 1″ and 1.5″ rib heights and panel widths from 12″ to 20″. Panel width selection affects both aesthetics and drainage performance — our team helps you choose based on your roof geometry

Flat and Low Slope Roofing

EcoLock — Our Proprietary Concealed Fastener System

EcoLock is Eco Exteriors’ own concealed fastener rib locking system, manufactured on our own equipment. EcoLock panels feature interlocking ribs that snap and lock together without exposed fasteners, creating a continuous waterproof surface. Available in 1″ and 1.5″ rib profiles and 12″–20″ panel widths, EcoLock combines the performance of standing seam with the installation efficiency of a snap-lock system.

EcoLock is particularly well-suited to North Vancouver’s steep residential rooflines — the rib locking geometry provides excellent resistance to wind uplift without relying on mechanical fasteners that can loosen over time.

Single Lock and Double Lock Standing Seam

Single-lock standing seam is ideal for lower-slope applications and offers a clean, contemporary aesthetic. Double-lock standing seam provides the maximum wind and water resistance, with panels that are fully folded and crimped at the seam — the system of choice for exposed hillside homes and high-wind corridors.

Aluminum Roofing for Coastal Homes

Aluminum is inherently corrosion-resistant, making it the preferred choice for homes with significant salt-air exposure — properties near the waterfront in Deep Cove, along the Burrard Inlet, or in areas of West Vancouver that fall within our service range. Aluminum panels are also lighter than steel, which reduces structural load on older roof decks.

Steel Roofing for Long-Term Durability

Galvalume and galvanized steel panels offer excellent strength-to-cost performance. Steel panels coated with PVDF (Kynar 500) finishes are highly resistant to UV fading and corrosion, and carry some of the longest manufacturer paint warranties available. For homes farther inland — Upper Lonsdale, Lynn Valley, Seymour — steel is frequently the best combination of performance and value.

What to Expect: Our Metal Roof Installation Process

We believe homeowners should understand exactly what happens on their property. Here’s how a typical metal roofing project unfolds with Eco Exteriors:

1

Free Consultation and Roof Assessment

We inspect your existing roof, assess the deck condition, evaluate slope and geometry, and discuss your goals. We photograph everything and provide a detailed written estimate — no vague line items.

2

System Selection

We walk you through the options — standing seam, EcoLock, material type, panel width, colour — and explain the trade-offs. Our job is to give you the information to make a confident decision, not to upsell.

3

Panel Fabrication

Once you approve the project, we fabricate your panels on-site using our own forming equipment. This typically takes a few days and ensures every panel is cut precisely for your roof.

4

Tear-Off and Deck Inspection

We remove your existing roofing and inspect the deck. Any damaged or soft decking is replaced before we proceed. This step is not optional — a metal roof installed over a compromised deck is a warranty-voiding shortcut we won't take.

5

Underlayment Installation

We install appropriate underlayment for your roof type and slope — this is the moisture barrier between your deck and panels. We use materials selected for the specific demands of North Shore rainfall.

6

Panel Installation

Our crew installs and locks panels according to the manufacturer specifications for your selected system. Flashings around chimneys, skylights, and penetrations are installed and sealed to exacting standards — this is where most metal roof failures originate, and where we do not cut corners.

7

Cleanup and Final Walkthrough

We remove all debris and materials from your property. You do a walkthrough with us before we leave. We want you completely satisfied before the final invoice.

8

Warranty Registration

Your non-prorated lifetime warranty is registered and transferable. We provide you with documentation.

Metal Roofing Cost in North Vancouver

Metal roofing in North Vancouver typically costs between $20 and $30 per square foot installed, depending on system type, material, and roof complexity.

SystemApproximate Installed Cost
EcoLock Concealed Fastener$18–$24 / sq ft
Single Lock Standing Seam$20–$26 / sq ft
Double Lock Standing Seam$22–$30 / sq ft
Aluminum Standing Seam$22–$32 / sq ft

For a typical 1,500–2,000 sq ft North Vancouver home, total project cost generally ranges from $28,000 to $54,000+.** Roof complexity — steep pitch, multiple dormers, chimneys, skylights — is the single largest variable after material choice.

Factors that affect your specific cost:

Metal roofing costs more upfront than asphalt shingles — typically 2.5–3x. Over a 50-year span, however, it’s almost always the lower-cost option when you factor in zero re-roofing cycles, minimal maintenance, and improved home value.

All estimates are provided in writing with full itemization. No surprises.

Our Metal Roofing Warranty

Every metal roof we install is backed by our non-prorated lifetime warranty. This is one of the strongest warranty positions in the North Shore market.

Non-prorated

Coverage doesn't diminish with age. Year 40 coverage is the same as year 1.

Transferable

If you sell your home, the warranty transfers to the new owners — a meaningful differentiator in North Vancouver's real estate market.

I’m located in Burnaby and I needed to upgrade my roof. There are options but I decided to go with Eco Exteriors due to a friend’s recommendation. I replaced my old roof with a metal roof which turned out beautifully and will last longer than the other options. Eco Exteriors has great service and a skilled installation team. I would definitely recommend them for anybody looking for roof or solar solutions.

Great trustworthy local company to work with. The owner Doug set us up with the estimate in the Fall. Knowing that we could run out of good weather, we were fine with deferring until the Spring. As promised, his team delivered at the first dry week. Rada was the onsite lead and completed the roof (1500 square feet) in 5 days with one day of bad weather in between. A week later, the gutter guy came by to finish the job. He was clearly seasoned as he did it on his own; very professional and courteous. Doug was communicative throughout even with the weather related delays in between. We have experienced many contractors good and bad so it’s refreshing to work with someone who delivers on budget, on time, and as promised.

After taking the morning off work, I was called 45 mins before the appointment and was told he couldn't make it because it was raining and it was too dangerous to go on the roof. He then asked if we could book for the next day - without any concern about the weather. Hmmmm.

1. If I was told this, I would have looked at the weather before making the appointment. 2. I called two other roofing companies and both showed up had no problem going on the roof in the rain.

He gets two stars because he actually called to cancel. (The bar is set low with trades these days.)

Top quality craftsmanship by an friendly and competent team.

The affect a new roof has on the curb appeal of your house is enormous, not to mention the comfort you gain knowing that everything is watertight for the oncoming winter - you need the installation done right. Doug, Rada and team were awesome from beginning to end - from clear details of what was being installed in the quote to how they protected the rest of the house and deck during demolition and installation - they went the extra mile.

They easily dealt with some curveballs we threw to them too. They removed our leaky (and now unused) chimneys above the roofline, giving the home a much cleaner look and installed snow guards.

Doug took time to work through a water egress issue that was not related to the roof installation - including helping me cut drywall open! - determined to find a solution the issue. Which we did.
We also required some more specialized carpentry work. Doug leveraged his own network to get us somebody to complete it.

It's not easy to find a company that that you can trust with such competitive pricing and such high quality craftsmanship on such a project. I feel fortunate to have worked with Doug, Rada and the team at Eco Exteriors.

The metal roof has really given the home a transformative look. And the new gutters were really the cherry on top. My photographs attached don't truly show how transformative it is.

A great team and great company!

Metal Roofing Questions — Answered Honestly

Metal roofing is exceptionally well-suited to North Vancouver’s climate. Its non-porous surface sheds rainfall immediately, its smooth finish resists moss and algae growth, and its structural integrity under wind loading exceeds asphalt shingles by a significant margin. Standing seam systems with concealed fasteners eliminate the exposed penetration points that cause most roof failures in wet climates.

A properly installed metal roof in North Vancouver typically lasts 50 to 70 years, with some aluminum and copper systems exceeding that range. This compares to 15–25 years for asphalt shingles in the same climate — meaning a metal roof will likely outlast two or three asphalt replacement cycles.

Steel metal roofing can corrode in coastal salt-air environments if the protective coating is compromised. For homes near the water in Deep Cove or along the Burrard Inlet, we recommend aluminum roofing panels, which are naturally resistant to corrosion without relying on a surface coating. All steel panels we use carry high-quality PVDF (Kynar 500) coatings that provide strong corrosion resistance for most inland North Shore applications.

Standing seam metal roofing is worth the higher upfront investment for most North Vancouver homeowners planning to stay in their home long-term. The absence of exposed fasteners eliminates the most common failure mechanism in metal roofing, the lifespan routinely exceeds 50 years, maintenance requirements are minimal, and the non-prorated lifetime warranty we provide covers the full life of the roof without diminishing.

Metal roofing reflects solar radiation rather than absorbing it, which reduces heat gain during warmer months. Combined with proper attic ventilation and underlayment, metal roofing contributes to lower heating and cooling costs year-round. Metal roofing is also the cleanest substrate for solar panel integration — standing seam seams allow clamp-mount solar installation with no roof penetrations required.

Metal roofing in North Vancouver typically costs $20–$30 per square foot installed, depending on system type, material, and roof complexity. For a 1,500–2,000 sq ft residential roof, total installed cost generally ranges from $28,000 to $54,000. The key variables are material choice (aluminum vs. steel), panel profile, and roof geometry — including pitch, number of penetrations, and access challenges common on hillside properties in Blueridge, Seymour, and Deep Cove.

Metal roofing requires significantly less maintenance than asphalt shingles or cedar. Annual best practices include clearing debris from valleys and gutters, rinsing coastal properties to remove salt deposits, and a biannual inspection to check flashings and sealants around penetrations. We recommend a professional inspection every 3–5 years, though there is typically very little to address on a properly installed metal roof.

For North Vancouver specifically, metal roofing outperforms asphalt shingles in almost every category relevant to the local climate: lifespan (50–70 years vs. 15–25 years), moss resistance, water-shedding performance, wind resistance, and long-term value. The higher upfront cost is offset over time by the elimination of re-roofing cycles and the reduction in maintenance. Asphalt shingles remain a reasonable choice for homeowners with shorter-term horizons or tighter initial budgets.

We manufacture standing seam and EcoLock panels in widths from 12″ to 20″ and in 1″ or 1.5″ rib heights. Panel width affects both the aesthetic appearance of the finished roof and drainage performance. Our team recommends panel dimensions based on your specific roof geometry, slope, and architectural style during the consultation.

Yes — standing seam metal roofing is one of the best substrates for solar installation. Mounting clamps attach directly to the seams without penetrating the panel surface, preserving the waterproof integrity of the roof. Eco Exteriors installs both metal roofing and solar panels, and we can design both systems together to maximize structural compatibility and energy performance.
