Professional Skylight Installation in West Vancouver
Skylights bring daylight into West Vancouver homes, but performance depends on correct roof integration and flashing, not just the unit itself. Eco Exteriors combines roofing expertise with skylight installation to protect against the region’s heavy rainfall.
Bringing More Natural Light Into Your Home
Skylights open up dark hallways, kitchens, and upper-floor rooms that don’t get enough light from windows alone. In West Vancouver’s tree-covered and hillside lots, a well-placed skylight adds usable daylight without sacrificing privacy. We assess roof pitch, room layout, and sun exposure before recommending placement.
Skylights Designed for Coastal Conditions
West Vancouver’s coastal moisture, heavy rainfall, and salt-laden wind put extra stress on roof penetrations. We install skylights with waterproof flashing systems built to handle sustained rain and wind exposure common near the water and mountains. Proper flashing is the difference between a skylight that lasts decades and one that leaks within a few years.
Long-Term Performance and Reliability
A skylight is only as good as its installation. We pair quality skylight units with roof integration techniques that prevent leaks, condensation, and premature wear. Our work is backed by manufacturer and workmanship warranties for added peace of mind.
Why Homeowners Choose Skylights
Skylights solve common problems in North Shore homes, from dim interiors to stuffy upper floors. Here’s what homeowners gain when they add skylights to their roof.
Increased Natural Light
Skylights bring daylight directly overhead, brightening rooms that windows can't reach. This is especially useful in West Vancouver homes with dense tree canopy or hillside shading. More natural light reduces reliance on artificial lighting during the day.
Improved Interior Comfort
Daylighting through skylights creates a more open, comfortable feel in kitchens, bathrooms, and stairwells. Homeowners often notice rooms feel larger and less closed-in. Venting models also help manage indoor humidity.
Better Ventilation Options
Venting skylights open to release warm or humid air, improving airflow in bathrooms, kitchens, and upper-level rooms. This is particularly helpful in coastal climates where indoor moisture can build up. Proper ventilation also supports long-term roof and attic health.
Enhanced Home Value
Skylights are a visible upgrade that appeals to buyers in West Vancouver's competitive luxury and custom-home market. They signal attention to design and natural light, two features highly valued in modern renovations. A professionally installed skylight is a lasting investment in the home.
Skylight Solutions We Install
We install a range of skylight systems suited to different rooms, roof types, and homeowner goals. Each option is selected based on your home's architecture and the North Shore's weather demands.
Fixed Skylights
Fixed skylights are sealed units designed purely for natural light, with no opening mechanism. They’re a strong, low-maintenance option for hallways, stairwells, and high ceilings where ventilation isn’t a priority. Fixed units typically offer the most reliable seal against West Vancouver’s rainfall.
Venting Skylights
Venting skylights open manually or electronically to allow airflow, making them ideal for kitchens, bathrooms, and bedrooms. They help reduce condensation and improve indoor air quality. We install both manual and remote-operated venting systems.
Roof Windows
Roof windows sit lower on the roof slope, often within reach, and combine daylighting with usable ventilation. They work well in attic conversions, lofts, and rooms with steep rooflines common in hillside West Vancouver homes. Roof windows can also provide emergency egress in some configurations.
Velux Skylight Systems
Velux skylights are a widely trusted option known for energy-efficient glazing and reliable flashing kits. We install Velux fixed, venting, and solar-powered models matched to your home’s roofing system. These units pair well with our flashing and waterproofing process for long-term performance.
Built for West Vancouver Homes
West Vancouver’s mix of ocean-view properties, custom builds, and hillside lots each present different skylight considerations. We tailor placement and product selection to match your home’s design and site conditions.
Ocean-View Properties
Homes along the waterfront face direct exposure to wind-driven rain and salt air. We select skylight materials and flashing systems built to resist corrosion and water intrusion in these higher-exposure locations.
Luxury Custom Homes
Custom-built homes in neighborhoods like British Properties and Altamont often call for larger or architecturally specific skylight configurations. We work with homeowners and builders to integrate skylights that match the home’s design intent without compromising the roofing system.
Hillside Residences
Hillside properties often have steep rooflines and limited natural light on lower floors. Skylights and roof windows placed strategically bring daylight deep into upper-level rooms while accounting for slope and structural layout.
Contemporary Architecture
Modern West Vancouver homes frequently use flat or low-slope roof sections where skylight placement and waterproofing require specialized techniques. We adapt our installation methods to fit flat-roof, low-slope, and traditional pitched designs alike.
Benefits of Modern Skylights
Today’s skylight systems do more than let in light. They contribute to energy efficiency, airflow, and overall home comfort.
Energy Efficiency Improvements
Modern skylights use insulated, energy-efficient glazing that reduces heat loss in winter and limits heat gain in summer. This can ease the load on heating and cooling systems throughout the year. Energy-efficient models are a practical upgrade for North Shore homes managing higher heating costs.
Increased Daylighting
Daylighting reduces the need for artificial lighting during daytime hours, particularly in interior rooms without exterior walls. This is especially valuable in West Vancouver homes shaded by mature trees or hillside terrain.
Better Indoor Airflow
Venting skylight models allow warm, stale, or humid air to escape, supporting healthier indoor air quality. Improved airflow also helps reduce condensation buildup, a common concern in coastal climates.
Modern Home Enhancement
Skylights add a clean, contemporary architectural element that complements modern and transitional home designs. They’re a visible upgrade that enhances both function and curb appeal.
Common Skylight Problems We Help Prevent
Skylights installed without proper roofing expertise are prone to leaks and early failure. We address the most common skylight issues seen across West Vancouver homes.
Skylight Leaks
Leaks are most often caused by failed flashing, deteriorated sealant, or improper original installation. We use waterproof flashing systems designed to handle West Vancouver’s sustained rainfall and prevent water from finding a path inside.
Condensation Issues
Condensation forms when warm indoor air meets a cold skylight surface, often appearing as moisture along the frame. Proper glazing, ventilation, and installation reduce condensation buildup and protect surrounding drywall and trim.
Flashing Failures
Flashing is the metal or membrane barrier that seals the skylight to the roof, and it’s the most common point of failure over time. We install and repair flashing systems built to last through coastal wind and rain exposure.
Aging Skylight Systems
Older skylights lose seal integrity, develop cloudy or cracked glazing, and become more prone to leaks as materials degrade. We assess aging units to determine whether repair or full replacement offers better long-term value.
Why Homeowners Choose Eco Exteriors Roofing & Solar
Eco Exteriors brings roofing-specific expertise to every skylight installation, not just general window or glazing knowledge. Here’s what sets our approach apart.
Roofing and Skylight Expertise
Skylight installation is fundamentally a roofing job, and we approach it that way. Our background in metal, asphalt, cedar, and flat-roof systems means we understand how a skylight interacts with the roof around it, not just the unit itself.
Premium Product Selection
We install Velux and other trusted skylight brands, selected to match your roof type and performance goals. Product selection is based on long-term reliability, not the lowest-cost option on the market.
Transparent Communication
We walk homeowners through placement options, product choices, and pricing before any work begins. No surprise costs, no vague estimates — just clear information to make an informed decision.
Workmanship You Can Trust
Our installations are backed by manufacturer and workmanship warranties, and we're CertainTeed ShingleMaster and Malarkey Certified Pro contractors with an A+ BBB rating. Homeowners across the North Shore have trusted us with their roofs since 2008.
Our Skylight Installation Process
Every skylight project follows a structured process designed to protect your roof and deliver lasting results. Here’s what to expect from start to finish.
Consultation
We start with an on-site assessment of your roof, room layout, and lighting goals to determine the best skylight type and placement. This step accounts for your home's specific architecture and West Vancouver's weather exposure.
Product Selection
We help you choose between fixed, venting, roof window, or Velux systems based on the room's purpose and your budget. Every recommendation is matched to your roof type and the level of weather exposure at the installation site.
Installation
Our crew installs the skylight with waterproof flashing integrated directly into your roofing system, not added on as an afterthought. This integration is what prevents the leaks and flashing failures common with poorly installed skylights.
Final Inspection
Every installation ends with a final inspection to confirm proper sealing, flashing, and operation before we consider the job complete. We also walk homeowners through any maintenance recommendations specific to their skylight model.
What Our Customers Say About Us
We've completed skylight projects across West Vancouver. Here's what our customers say.
We chose to go with a metal roof, and I couldn’t be happier with the quality of work and the final results. The craftsmanship is top-notch, and it truly enhances the look of our home. Thank you, thank you!
Fast, responsive and very helpful.
James
Wholeheartedly recommend working with them if you need roofing work.
1. If I was told this, I would have looked at the weather before making the appointment. 2. I called two other roofing companies and both showed up had no problem going on the roof in the rain.
He gets two stars because he actually called to cancel. (The bar is set low with trades these days.)
The affect a new roof has on the curb appeal of your house is enormous, not to mention the comfort you gain knowing that everything is watertight for the oncoming winter - you need the installation done right. Doug, Rada and team were awesome from beginning to end - from clear details of what was being installed in the quote to how they protected the rest of the house and deck during demolition and installation - they went the extra mile.
They easily dealt with some curveballs we threw to them too. They removed our leaky (and now unused) chimneys above the roofline, giving the home a much cleaner look and installed snow guards.
Doug took time to work through a water egress issue that was not related to the roof installation - including helping me cut drywall open! - determined to find a solution the issue. Which we did.
We also required some more specialized carpentry work. Doug leveraged his own network to get us somebody to complete it.
It's not easy to find a company that that you can trust with such competitive pricing and such high quality craftsmanship on such a project. I feel fortunate to have worked with Doug, Rada and the team at Eco Exteriors.
The metal roof has really given the home a transformative look. And the new gutters were really the cherry on top. My photographs attached don't truly show how transformative it is.
A great team and great company!

Skylights FAQs— Answered Honestly
Skylight installation in West Vancouver typically costs between $1,500 and $4,500 per unit, depending on the skylight type, roof material, and flashing complexity. Velux and venting models generally cost more than basic fixed units. Homes with steep rooflines, flat roofs, or multiple skylights will see higher overall project costs due to added labor and flashing work.
Skylight cost depends on the unit type (fixed, venting, or Velux), roof material, roof pitch, and the complexity of the flashing required. Homes with metal, cedar, or flat roofing often need specialized flashing work, which can affect total project cost. Electrical wiring for remote-operated venting models also adds to the price.
Replacing an existing skylight in West Vancouver generally ranges from $1,200 to $3,500, depending on whether the new unit matches the existing roof opening or requires resizing. Replacing aging flashing alongside the skylight unit is recommended and factored into most replacement quotes.
Yes, venting skylights typically cost more than fixed skylights due to their opening mechanism, weatherproofing requirements, and, in some cases, electrical components for remote operation. Fixed skylights remain a lower-cost option for rooms where ventilation isn’t a priority.
Velux skylights are widely considered a strong investment due to their energy-efficient glazing, reliable flashing kits, and long-term performance record. For West Vancouver’s wet coastal climate, the quality of the flashing system matters as much as the skylight brand itself, which is why professional installation is essential to the unit’s value.
Skylight repairs in West Vancouver generally range from $300 to $1,200, depending on whether the issue involves flashing, sealant, or glazing damage. Flashing repairs tend to be more involved than sealant touch-ups, since they often require partial roofing work around the skylight.
Skylights can contribute to home value by improving natural light and adding a modern architectural feature, particularly in West Vancouver’s custom and luxury home market. Properly installed skylights with documented warranties also reassure buyers that the roof penetration was handled correctly.
Energy-efficient skylights with insulated glazing can reduce heating and cooling costs by limiting heat loss in winter and heat gain in summer. The actual savings depend on the skylight’s glazing rating, placement, and the home’s existing insulation and roofing system.
Most quality skylights last 15 to 20 years before replacement becomes necessary, though flashing and sealant may need attention sooner. West Vancouver’s heavy rainfall and coastal moisture can shorten this timeline if the original flashing installation was substandard.
Skylights offer a favorable return on investment compared to many cosmetic upgrades, since they improve both daily comfort and the home’s architectural appeal. Unlike purely aesthetic renovations, a well-installed skylight also depends on roofing-grade workmanship, which is why pairing the upgrade with an experienced roofing contractor protects the investment long-term.
