Skylights North Vancouver — Expert Installation, Repair & Replacement

Bringing natural light into a North Shore home sounds straightforward. Getting it right — without a leak two rainy seasons later — takes a roofing company that understands both skylights and the roof they sit in.

Eco Exteriors Roofing and Solar has been installing, replacing, and integrating skylights on North Vancouver homes since 2008. Every skylight project we take on is treated as a roofing project first: proper flashing, waterproofing, and structural integration are non-negotiable, because in a climate that delivers over 1,500mm of rain per year, nothing less will hold.

Expert Skylight Installation in North Vancouver

Installing a skylight correctly on a North Vancouver roof requires more than cutting a hole and dropping in a frame. Lynn Valley cedar canopy, the salt-tinged air off Burrard Inlet, winter rainfall that comes sideways off the mountains — these conditions expose every weakness in a skylight installation within a season or two.

Our team installs skylights as part of a complete roofing system. That means custom-fit flashing details, ice-and-water shield integration, proper underlayment transitions, and waterproofing that matches the roofing material already on your home — whether that’s asphalt shingles, standing seam metal, cedar, or a low-slope membrane system.

We supply and install Columbia Skylights — a trusted, professionally specified product line — and we work with the full range of residential skylight types to match the architecture, budget, and daylighting goals of each project.

Why Skylights are Popular in North Vancouver

North Vancouver has a geography problem that skylights solve. Homes in Blueridge, Lynn Valley, and Edgemont Village sit under dense forest canopy. Properties on the hillsides above Lonsdale face north-facing rear exposures. Even newer builds in Seymour and Capilano can feel darker than their square footage suggests, because the mountains compress the winter sky.

Skylights are one of the most effective tools for getting meaningful daylight into spaces that windows alone can’t reach — hallways, interior bathrooms, kitchen cores, stairwells, and great rooms where the view is a treed hillside rather than open sky.

Beyond light, North Vancouver homeowners choose skylights for:

Types of Skylights We Install

Fixed Skylights

Fixed skylights provide a sealed, permanent daylighting solution with no moving parts. They are the most weathertight option and the most common choice for spaces where ventilation is not the priority — living rooms, hallways, stairwells, and bedrooms. Fixed skylights are available in flat, arched, and pyramid configurations, and can be specified with triple-pane insulated glass for maximum thermal performance in North Vancouver’s wet winters.

Venting Skylights

Venting skylights open to allow fresh air in and stale or humid air out. They can be manually operated or motorized, and solar-powered venting models close automatically when rain sensors detect precipitation — an important feature in a climate that shifts between sun and rain unpredictably.

Solar-Powered Skylights

Solar-powered skylights operate on an integrated photovoltaic panel and require no electrical wiring. They include a programmable rain sensor, remote or app control, and optional exterior blinds for light and heat management. The solar charging system keeps the battery topped up year-round — even in North Vancouver’s diffuse winter light.

Roof Windows

Roof windows are a walk-out or roof-deck adjacent alternative to traditional skylights, installed at a lower pitch with a hinge mechanism that allows full opening for access or ventilation. Popular in loft conversions and top-floor additions in Deep Cove and Upper Lonsdale.

Custom Skylight Solutions

For modern homes, additions, or strata buildings with non-standard roof geometry, we work with fabricators to specify custom skylight systems including multi-panel arrays, continuous ridge skylights, and sloped glazing systems. We handle the full roofing integration scope regardless of complexity.

Waterproofing and Roof Integration

A skylight is only as reliable as the flashing system around it — and flashing is a roofing expertise question, not a skylight expertise question.

This is where Eco Exteriors is different from skylight-only installers. We have 18 years of experience designing and installing flashing details on every roof type found on the North Shore: steep-pitch asphalt, standing seam metal, cedar shake, low-slope torch-on, and hybrid systems. We know how water moves in each system under heavy rain, and we build skylight openings that manage that movement rather than ignoring it.

Every skylight installation we complete includes:

For skylight replacements on existing roofs, we inspect the surrounding decking and underlayment before reinstalling. If the old skylight leaked, we find and correct the cause — not just swap the glass.

Built for North Vancouver Homes

Our work is across the North Shore — from hillside homes above the Upper Levels Highway to waterfront properties in Deep Cove, and everything in between.

Lynn Valley & Blueridge.

Deep Cove.

Edgemont Village & Delbrook.

Upper Lonsdale & Capilano.

Seymour & Parkgate.

We understand that no two North Vancouver lots face the same direction, sit under the same canopy, or carry the same roof system. Skylight recommendations that work in Edgemont may not be the right call in Deep Cove. Local knowledge shapes every recommendation we make.

Our Skylight Installation Process

1

Consultation

We discuss your goals — more light, ventilation, energy efficiency, or all three — and review your home's layout to identify the best placement options.

2

Roof Assessment

We inspect the roof structure in the proposed skylight location: decking condition, rafter spacing, existing underlayment, and drainage patterns. No guesswork.

3

Skylight Recommendations

We present the skylight types and sizes that fit your roof geometry, your budget, and your daylighting goals — with clear explanation of the trade-offs.

4

Design & Planning

Interior light shaft dimensions, finish materials, and opening framing are coordinated before we cut anything. We also handle permit requirements where applicable.

5

Installation

Structural opening, curb installation, and skylight placement are completed with precision. The surrounding roof area is protected throughout.

6

Waterproofing & Flashing

Full flashing system installed and verified before any interior work begins. This is not a step we rush.

6

Interior Finishing & Cleanup

Light shaft framing, drywall, and finishing returned to a clean, paint-ready state. Full site cleanup on completion.

6

Final Walkthrough

We walk you through the installation, explain operation (for venting or solar units), confirm warranty details, and answer any questions.

I recently had the pleasure of working with Eco Exteriors Roofing and I can’t recommend them enough! The person we worked with was Scott, who was incredibly professional and took the time to understand my needs and concerns. His patience, transparency and expertise made the entire process seamless and a lot less daunting than I expected.

We chose to go with a metal roof, and I couldn’t be happier with the quality of work and the final results. The craftsmanship is top-notch, and it truly enhances the look of our home. Thank you, thank you!

I’m located in Burnaby and I needed to upgrade my roof. There are options but I decided to go with Eco Exteriors due to a friend’s recommendation. I replaced my old roof with a metal roof which turned out beautifully and will last longer than the other options. Eco Exteriors has great service and a skilled installation team. I would definitely recommend them for anybody looking for roof or solar solutions.

Great trustworthy local company to work with. The owner Doug set us up with the estimate in the Fall. Knowing that we could run out of good weather, we were fine with deferring until the Spring. As promised, his team delivered at the first dry week. Rada was the onsite lead and completed the roof (1500 square feet) in 5 days with one day of bad weather in between. A week later, the gutter guy came by to finish the job. He was clearly seasoned as he did it on his own; very professional and courteous. Doug was communicative throughout even with the weather related delays in between. We have experienced many contractors good and bad so it’s refreshing to work with someone who delivers on budget, on time, and as promised.

After taking the morning off work, I was called 45 mins before the appointment and was told he couldn't make it because it was raining and it was too dangerous to go on the roof. He then asked if we could book for the next day - without any concern about the weather. Hmmmm.

1. If I was told this, I would have looked at the weather before making the appointment. 2. I called two other roofing companies and both showed up had no problem going on the roof in the rain.

He gets two stars because he actually called to cancel. (The bar is set low with trades these days.)

Top quality craftsmanship by an friendly and competent team.

The affect a new roof has on the curb appeal of your house is enormous, not to mention the comfort you gain knowing that everything is watertight for the oncoming winter - you need the installation done right. Doug, Rada and team were awesome from beginning to end - from clear details of what was being installed in the quote to how they protected the rest of the house and deck during demolition and installation - they went the extra mile.

They easily dealt with some curveballs we threw to them too. They removed our leaky (and now unused) chimneys above the roofline, giving the home a much cleaner look and installed snow guards.

Doug took time to work through a water egress issue that was not related to the roof installation - including helping me cut drywall open! - determined to find a solution the issue. Which we did.
We also required some more specialized carpentry work. Doug leveraged his own network to get us somebody to complete it.

It's not easy to find a company that that you can trust with such competitive pricing and such high quality craftsmanship on such a project. I feel fortunate to have worked with Doug, Rada and the team at Eco Exteriors.

The metal roof has really given the home a transformative look. And the new gutters were really the cherry on top. My photographs attached don't truly show how transformative it is.

A great team and great company!

Skylight FAQs — North Vancouver

Skylights are worth it for most North Vancouver homes, particularly in neighbourhoods where forest canopy, hillside orientation, or building footprint limits natural light. When installed with proper roofing integration and waterproofing, they add meaningful daylight, improve ventilation options, and contribute positively to home value — without the leak risk that has given poorly installed skylights a bad reputation in wet climates.

Skylights installed with correct flashing and waterproofing do not leak, even in North Vancouver’s heavy rainfall. Leaks occur when skylights are installed by contractors without roofing experience — improper step flashing, missing ice-and-water shield, or inadequate drainage details are the common causes. Eco Exteriors installs every skylight as a roofing project, with full flashing integration, which is why we can stand behind our workmanship warranty.

Fixed skylights are the most leak-resistant option and work well for living spaces and bedrooms where ventilation is not the priority. Venting and solar-powered skylights are the better choice for kitchens, bathrooms, and loft spaces where air circulation matters. Solar-powered models with rain sensors are increasingly popular on the North Shore because they close automatically during the frequent rain-sun cycles.

Skylight installation in North Vancouver typically ranges from $1,800 to $5,500 per unit for a standard residential fixed or venting skylight, including labour, flashing, and interior light shaft finishing. Solar-powered and custom skylights, or installations on complex roof geometries (steep pitches, multiple valleys), can range higher. Skylight replacement on an existing opening is generally less expensive than a new penetration. Contact us for a site-specific estimate.

Yes. Skylights specified with Low-E insulated glass reduce heat loss in winter and limit solar heat gain in summer. In North Shore homes where artificial lighting runs heavily through the dark winter months, natural daylighting from a properly placed skylight can meaningfully reduce electricity consumption. Solar-powered venting skylights contribute further by improving passive ventilation without mechanical systems.

A quality skylight installed with proper roofing integration typically lasts 20 to 30 years in North Vancouver’s climate. The skylight unit itself often has a manufacturer warranty of 10 to 20 years. Flashing and sealant details may need inspection and minor maintenance at the 10–15 year mark. Venting mechanisms on motorized units may require service sooner depending on usage.

Yes — the majority of skylight work we do is retrofit installation on existing roofs. We assess the rafter spacing, decking condition, and roofing material before cutting any opening. On asphalt and cedar roofs, integration is straightforward. Metal roofing requires more precision in the flashing detail, and low-slope membrane roofs require a specific curb and drain design. We handle all of these.

Venting skylights are better for spaces where air circulation is a priority. Fixed skylights are better where maximum light, simplicity, and weathertightness are the goal. For most North Vancouver kitchen and bathroom projects, we recommend venting or solar-powered units. For living rooms, hallways, and bedrooms, fixed skylights typically provide the best long-term performance with the least maintenance.

Skylight flashing is the system of metal components that seals the transition between the skylight frame and the surrounding roof surface. It is the most critical element of a waterproof skylight installation. Step flashing runs up the sides, a saddle or head flashing covers the top, and apron flashing seals the bottom. When flashing is missing, undersized, or improperly integrated with the roofing underlayment, water finds its way in — typically showing up as a ceiling stain weeks or months after rain. Every Eco Exteriors skylight installation includes a complete, code-compliant flashing system.

Building permits are generally required for new skylight penetrations in North Vancouver, as they involve structural modifications. Skylight replacements in existing openings may not require a permit depending on scope. We manage the permit process on applicable projects and ensure all work meets BC Building Code requirements.
