Roofing Services for Caulfeild Homeowners
From steep-pitched cedar shake homes to modern flat-roof additions, Caulfeild’s architectural range demands a contractor capable of handling it all. Eco Exteriors offers a full suite of residential roofing and exterior services tailored to West Vancouver homes.
Roof Replacement
When a repair no longer makes sense, we handle full roof replacements from tear-off to final inspection. We assess decking condition, recommend materials suited to your roof pitch and home style, and complete the project with minimal disruption. Most residential replacements in Caulfeild are completed in two to five days depending on complexity.
Roof Repair
Damaged flashing around chimneys, missing shingles after a windstorm, or a persistent leak in an addition — we diagnose the root cause and fix it properly, not just patch over the symptom. Quick repairs protect your decking and insulation from the water damage that Caulfeild’s rainfall can cause fast.
Standing seam metal roofing is an increasingly popular choice in Caulfeild for its 40-to-70-year lifespan, resistance to moss, and low maintenance requirements. Eco Exteriors manufactures custom standing seam panels on site — including our proprietary EcoLock system — available in concealed fastener profiles from 12 to 20 inches wide.
Architectural asphalt shingles remain the most cost-effective roofing option for many Caulfeild homes. We install Malarkey’s Vista, Legacy, and Windsor lines alongside CertainTeed Landmark and Presidential products — all selected for their algae resistance and enhanced granule technology suited to Vancouver’s wet climate.
Cedar shakes are part of Caulfeild’s architectural identity, particularly on older estate properties. We repair and replace cedar roofing using premium Western Red Cedar, and we’re honest about when synthetic alternatives like EnviroShake offer better long-term value given the maintenance demands cedar requires in a high-moisture environment.
Modern West Coast homes in Caulfeild frequently incorporate flat or low-slope sections over additions and garages. We install TPO, EPDM, torch-on modified bitumen, and peel-and-stick systems — all with proper drainage slope to prevent ponding in Vancouver’s heavy rainfall.
In a forested neighborhood like Caulfeild, gutters clog fast. We install seamless gutter systems and internal gutter options designed to manage the debris load from surrounding Douglas fir and cedar. Proper drainage is the first line of defence against fascia rot and foundation moisture.
Solar Panel Installation
Eco Exteriors integrates solar panel installation with roofing projects, ensuring your roof structure and waterproofing are set up correctly before panels go on. Government rebates of up to $10,000 are currently available for residential solar and battery systems.
Skylights
We install Columbia skylights as part of new roof projects or as standalone upgrades. Skylights are properly flashed and integrated into your roofing system — not an afterthought. Correct installation is especially important in Caulfeild where rainfall volume makes any weak point a leak waiting to happen.
Roofing Challenges in Caulfeild
Caulfeild sits in one of West Vancouver’s most heavily forested residential zones, which creates a specific set of roofing challenges that don’t apply the same way in open suburban areas. Understanding these conditions is what separates a contractor who knows this neighbourhood from one who doesn’t.
Moss Growth and Moisture Retention
Dense canopy coverage in Caulfeild limits sunlight on roof surfaces, creating the damp, shaded conditions moss thrives in. Moss acts like a sponge, holding moisture against shingles and accelerating the breakdown of granule protection. Left untreated, it shortens a 25-year roof to 15 years or less. We assess moss penetration depth during every inspection to determine whether treatment or replacement is the right call.
Tree Debris Accumulation
Needles, cones, and leaf litter from mature evergreens build up in valleys, behind chimneys, and inside gutters year-round in Caulfeild. This debris retains moisture, blocks drainage, and creates micro-environments where rot and moss establish quickly. Regular gutter cleaning and debris removal between services extend roof life significantly.
Heavy Rainfall Exposure
West Vancouver receives some of the highest rainfall totals in the Lower Mainland, and Caulfeild's hillside topography can intensify runoff in certain areas. Roofing systems here need to shed water quickly and maintain watertight flashing around every penetration. We use high-performance underlayment and properly seated flashing details on every installation to manage that volume.
Aging Roofing Systems
Many of Caulfeild's established homes were built in the 1970s through 1990s, putting a significant number of roofs at or past the 25-to-30-year mark. Aging asphalt shingles lose granule protection, underlayment dries and cracks, and flashings corrode. At this stage, continued repairs often cost more over three to five years than a well-planned replacement with modern materials.
Built for Caulfeild Homes
Not every roofing contractor is equipped to handle the range of properties in Caulfeild — from heritage estate homes to modern custom builds. We’ve worked across West Vancouver long enough to know exactly what each property type demands.
Luxury Residences
High-end homes in Caulfeild require roofing that matches the standard of the property. We work with premium materials including standing seam metal, EnviroShake composite, and CertainTeed Presidential luxury shingles. Every detail — from ridge caps to flashing transitions — is executed to the level the home deserves.
Forested Properties
Homes surrounded by mature trees need roofing systems that can handle debris load, shading, and elevated moisture. We factor the tree canopy into our material recommendations, often steering forested property owners toward metal or composite options that resist moss without the maintenance burden cedar or standard asphalt requires.
Ocean-View Homes
Properties on the ocean-facing slopes of Caulfeild deal with salt air and stronger wind exposure than homes further inland. We select corrosion-resistant materials and fasteners for these installations, and pay extra attention to flashing and edge details where wind-driven rain is most likely to find a way in.
Hillside Homes
Steep-pitch rooflines common on Caulfeild’s hillside properties require experienced crews comfortable with safety systems and precise installation on complex slopes. We carry full WorkSafeBC registration and approach steep-pitch work with the right equipment and crew size to do it safely and correctly.
Why Homeowners Choose Eco Exteriors Roofing and Solar
Caulfeild homeowners have options when it comes to roofing contractors. Here is what consistently separates Eco Exteriors from the field.
Experienced Roofing Professionals
Founded in 2008, Eco Exteriors has 18 years of experience serving the North Shore. We hold CertainTeed ShingleMaster certification, Malarkey Certified Pro status, and certified installer credentials for EnviroShake and EnviroSlate composite products. Our workmanship is backed by independent manufacturer inspections — not just a company promise.
Premium Roofing Materials
We don't install budget materials on premium properties. Every product we carry — from Malarkey's impact-resistant shingle lines to our custom-fabricated standing seam metal panels — is selected for performance in Vancouver's climate. We manufacture our own metal roofing on site, giving us quality control from raw material to finished installation.
Transparent Communication
We provide detailed written estimates with no hidden fees. Our pricing is competitive and clear — you know exactly what you're paying for before any work begins. We're Google Guaranteed, BBB A+ accredited, and rated 9.9/10 on HomeStars, which reflects how we communicate as much as how we build.
Workmanship You Can Trust
We offer workmanship warranties alongside manufacturer product warranties, and we're Google Guaranteed — which provides an additional layer of coverage for our clients. Our certifications from Malarkey and CertainTeed unlock extended manufacturer warranties up to 50 years prorated for eligible products. When we're done, you have documentation of every warranty in place.
Our Roofing Process
Every project follows a consistent process built around clear communication and quality outcomes. Here is what to expect when you work with Eco Exteriors in Caulfeild.
Roof Inspection
We start with a thorough inspection of your roofing system — shingles or membrane, underlayment condition, decking, flashing at all penetrations, ventilation, and gutters. We document what we find and photograph problem areas so you have a clear picture of your roof's actual condition, not just our assessment of it.
Recommendations and Planning
After the inspection, we walk you through the options that make sense for your home, timeline, and budget. We explain material choices in plain language, outline what the installation will involve, and provide a written estimate before scheduling anything. There's no pressure — we give you the information you need to make a confident decision.
Installation or Repair
Our crews handle tear-off, decking repairs if needed, underlayment, installation, and all flashing and ventilation details in one coordinated project. We work efficiently, keep the site clean daily, and communicate any unexpected findings — like deteriorated decking — before proceeding so there are no surprises on your invoice.
Final Walkthrough
When the job is complete, we do a final walkthrough with you, confirm the warranty documentation is in order, and make sure you're fully satisfied before we leave. We also provide maintenance guidance specific to your roof type and the conditions on your property so you know how to protect your investment going forward.
Local Experience in Caulfeild
Eco Exteriors has built a reputation across West Vancouver by treating every neighbourhood differently — because they are different. Caulfeild’s combination of forested terrain, coastal exposure, and premium housing stock requires a specific approach.
Forested Residential Properties
We’re experienced with the debris management, shading, and elevated moisture conditions that come with Caulfeild’s tree canopy. Our material recommendations account for the real maintenance burden homeowners face — not just the manufacturer’s rated lifespan in ideal conditions.
Coastal Weather Protection
West Vancouver roofing has to handle coastal wind and salt exposure that inland contractors rarely deal with. We use corrosion-resistant fasteners, properly lapped underlayment, and watertight flashing systems on every installation to ensure your roof holds up against the conditions specific to this part of the North Shore.
Long-Term Roof Maintenance
We offer biannual inspection programs to help Caulfeild homeowners catch small issues before they become major repairs. Proactive maintenance — clearing debris, treating moss, checking flashings — is far less expensive than emergency repairs after a wet winter season has done its damage.
Premium Roofing Upgrades
Whether you’re upgrading from aging cedar shakes to a modern composite, switching to a standing seam metal roof for its longevity, or adding skylights during a replacement, we handle the full scope. Caulfeild homeowners invest in their properties — we make sure the roof matches that standard.
What Our Customers Say About Us
We've completed roofing projects across Caulfeild. Here's what our customers say.
We chose to go with a metal roof, and I couldn’t be happier with the quality of work and the final results. The craftsmanship is top-notch, and it truly enhances the look of our home. Thank you, thank you!
Fast, responsive and very helpful.
James
Wholeheartedly recommend working with them if you need roofing work.
1. If I was told this, I would have looked at the weather before making the appointment. 2. I called two other roofing companies and both showed up had no problem going on the roof in the rain.
He gets two stars because he actually called to cancel. (The bar is set low with trades these days.)
The affect a new roof has on the curb appeal of your house is enormous, not to mention the comfort you gain knowing that everything is watertight for the oncoming winter - you need the installation done right. Doug, Rada and team were awesome from beginning to end - from clear details of what was being installed in the quote to how they protected the rest of the house and deck during demolition and installation - they went the extra mile.
They easily dealt with some curveballs we threw to them too. They removed our leaky (and now unused) chimneys above the roofline, giving the home a much cleaner look and installed snow guards.
Doug took time to work through a water egress issue that was not related to the roof installation - including helping me cut drywall open! - determined to find a solution the issue. Which we did.
We also required some more specialized carpentry work. Doug leveraged his own network to get us somebody to complete it.
It's not easy to find a company that that you can trust with such competitive pricing and such high quality craftsmanship on such a project. I feel fortunate to have worked with Doug, Rada and the team at Eco Exteriors.
The metal roof has really given the home a transformative look. And the new gutters were really the cherry on top. My photographs attached don't truly show how transformative it is.
A great team and great company!

Roofing Questions — Answered Honestly
The cost of a new roof in Caulfeild depends on the size, pitch, and material selected. Asphalt roofing typically runs $9 to $15 per square foot installed, while metal roofing ranges from $15 to $30 per square foot depending on the system. For a 2,000 square foot home, total replacement costs commonly fall between $18,000 and $60,000. Steep pitches, multiple dormers, and premium materials move costs toward the higher end. We provide detailed written estimates so you know exactly what to expect.
Yes, significantly. Moss retains moisture against the surface of shingles and works its way under edges and into the granule layer, accelerating the breakdown of the asphalt beneath. In Caulfeild’s shaded, high-moisture environment, untreated moss can take five to ten years off the life of an otherwise sound roof. Annual or biannual moss treatment, combined with zinc strip installation at the ridge, is the most cost-effective way to manage growth.
Metal roofing and composite products like EnviroShake tend to perform best in Caulfeild’s forested, high-moisture environment. Both resist moss growth better than cedar or standard asphalt, require less maintenance, and hold up against the debris load from surrounding trees. For homeowners who prefer asphalt, Malarkey and CertainTeed architectural shingles with algae-resistant granule technology are a strong choice. We recommend materials based on your property’s specific tree coverage, pitch, and aesthetic preferences.
Twice a year is the standard recommendation for properties in forested areas like Caulfeild — once in the spring after winter storm season, and once in the fall before the heavy rains arrive. Additionally, it’s worth a visual check after any significant windstorm that brings down branches or debris. Annual professional inspections catch moss establishment, early flashing failures, and granule loss before they become expensive problems.
Metal roofing is an excellent choice for Caulfeild homes, particularly for forested and hillside properties. Standing seam systems shed debris easily, don’t support moss growth the way wood-based materials do, and carry a lifespan of 40 to 70 years. The non-prorated lifetime warranty Eco Exteriors offers on metal roofing systems makes it one of the strongest long-term investments available for West Vancouver homeowners.
Choose a material suited to your actual conditions — moss-resistant metal or composite rather than cedar in a heavily shaded location. Keep gutters clear of debris, which is especially important in Caulfeild’s forested setting. Schedule biannual professional inspections to catch issues early. And ensure your contractor uses quality underlayment and proper flashing details on installation, since most premature failures trace back to installation shortcuts rather than material quality.
Key signs include widespread shingle curling or cupping, significant granule loss visible in gutters, persistent leaks that return after repair, sagging in the roofline, and decking that feels soft underfoot. For Caulfeild homes, heavy moss penetration under shingle edges and interior water stains — especially near chimneys and skylights — are also strong indicators. If your roof is past 20 years and showing two or more of these signs, replacement is almost always more cost-effective than continued repairs.
Lifespan varies by material. Asphalt architectural shingles average 20 to 25 years in Caulfeild’s wet climate — somewhat shorter than the manufacturer’s rated lifespan due to the moisture and moss exposure. Metal roofing lasts 40 to 70 years. EnviroShake composite comes with a 50-year warranty. Cedar shakes average 25 to 35 years with consistent maintenance, but require more investment to reach that number in a high-moisture, shaded environment like Caulfeild.
Yes, most full roof replacements in West Vancouver require a building permit through the District of West Vancouver. Your contractor should handle the permit application as part of the project. Eco Exteriors manages this process on your behalf, ensuring your installation meets current BC Building Code requirements and passes inspection. Skipping a permit can create problems when you sell the home or make an insurance claim.
Repairs and inspections can often proceed in light rain, but full replacements and membrane installations require dry conditions for proper sealing and adhesion. Given Caulfeild’s wet climate, we schedule projects around weather windows and plan accordingly so your home is never left exposed overnight. When unexpected rain hits mid-project, we use temporary weatherproofing to protect the open roof until conditions allow us to continue.
