Professional Flat and Low-Slope Roofing in West Vancouver
Flat and low-slope roofs require specialized expertise. Unlike conventional roofing systems that naturally shed water, flat roofs depend heavily on proper drainage design and waterproof membrane performance. Even small installation mistakes can eventually lead to leaks, ponding water, and expensive structural damage.
At Eco Exteriors Roofing and Solar, we install flat and low-slope roofing systems that are engineered for West Vancouver’s unique coastal environment. Every project begins with a detailed assessment of drainage requirements, roof design, exposure conditions, and homeowner goals. The result is a roofing system built to perform for decades.
What Is the Best Flat Roofing System for West Vancouver?
Many homeowners ask which flat roofing system performs best in West Vancouver’s climate. The answer depends on the home’s design, drainage requirements, budget, and long-term goals.
For many residential properties, SBS torch-on roofing remains one of the most popular choices because of its durability and proven waterproofing performance. TPO and EPDM systems also provide excellent protection and may be recommended depending on the project. During your consultation, we’ll explain the advantages of each option and recommend the system best suited to your property.
Flat Roofing Systems We Install
Every home has different requirements, which is why we offer several flat and low-slope roofing systems. Our recommendations are based on performance, longevity, energy efficiency, and overall value.
Torch-On Roofing Systems
Torch-on roofing utilizes multiple layers of SBS-modified bitumen membranes that are heat-fused together during installation. This creates a durable waterproof barrier capable of handling heavy rainfall and long-term exposure to the elements. It’s one of the most trusted flat roofing systems throughout Metro Vancouver.
SBS Modified Bitumen Roofing
SBS roofing combines flexibility and strength, making it well-suited for the changing weather conditions experienced on the North Shore. The material expands and contracts more effectively than older roofing systems, helping reduce the risk of cracking and premature deterioration over time.
TPO Roofing Systems
TPO roofing is a highly durable membrane system known for its reflective surface and energy-efficient performance. Many homeowners choose TPO because it offers excellent waterproofing protection while helping reduce heat absorption during warmer months.
EPDM Roofing Systems
EPDM is a synthetic rubber roofing membrane that has been used successfully for decades. Its flexibility and durability make it a reliable option for many residential and commercial low-slope roofing applications.
Why Homeowners Choose Flat and Low-Slope Roofing
Flat and low-slope roofing systems continue to grow in popularity throughout West Vancouver. Modern materials and installation methods have significantly improved their performance, making them a practical choice for both new construction and replacement projects.
Modern Architectural Appeal
Flat rooflines are a defining feature of many contemporary and West Coast Modern homes throughout West Vancouver. Their clean appearance complements modern architecture while providing flexibility for unique design features and outdoor living spaces.
Efficient Use of Roof Space
Unlike traditional pitched roofs, flat roofing systems can create usable rooftop areas for patios, gardens, solar panels, and mechanical equipment. This added functionality is particularly valuable on hillside properties where outdoor space may be limited.
Compatibility with Solar Panels
Flat roofs often provide excellent opportunities for solar panel installations because mounting systems can be positioned for optimal sun exposure. Eco Exteriors’ roofing and solar expertise allows us to design roofing systems that are ready for future energy upgrades.
Low-Maintenance Performance
Modern membrane systems require relatively little maintenance when installed correctly. Routine inspections and drainage cleaning can help maximize roof lifespan while reducing the likelihood of unexpected repairs.
Flat Roofing Services We Repair
Flat Roof Repair
Even the highest-quality roofing systems will eventually require maintenance or repairs. Weather exposure, aging materials, debris accumulation, and drainage issues can all affect roof performance over time. The key is addressing small problems before they become expensive ones.
Flat Roof Leak Repair
Flat roof leaks often develop around flashing details, drains, vents, skylights, and roof penetrations. Water can travel significant distances before becoming visible inside the home, making professional diagnosis especially important. Our team identifies the source of the leak and performs targeted repairs designed to restore waterproofing performance.
Membrane Repairs
Foot traffic, debris, weather events, and aging materials can damage roofing membranes over time. Small punctures and seam failures may seem minor at first but can quickly develop into larger issues if left untreated. Prompt repairs help extend the life of the roofing system.
Drainage Corrections
Poor drainage is one of the leading causes of flat roof deterioration throughout West Vancouver. When water remains on the roofing surface for extended periods, it accelerates membrane wear and increases the risk of leaks. We evaluate drainage performance and implement solutions designed to move water efficiently off the roof.
Emergency Flat Roof Repair
Roof leaks rarely happen at convenient times. When urgent issues arise, our team can provide emergency flat roof repair services to help protect your property from further damage while developing a long-term solution.
Flat Roof Replacement
There comes a point when repairing an aging roofing system is no longer the most cost-effective option. In these situations, replacement often provides better long-term value and improved performance.
Built for West Vancouver Homes
West Vancouver’s diverse housing styles require roofing solutions tailored to each property’s environment and design. A waterfront home faces different challenges than a hillside estate or a contemporary infill property.
We account for those differences during every project.
Oceanfront Properties
Oceanfront homes throughout Dundarave, Ambleside, and Horseshoe Bay face constant exposure to salt air, coastal winds, and moisture. These environmental conditions can accelerate the aging of roofing materials if the system is not properly designed. We install corrosion-resistant flashings and high-performance membranes that help protect waterfront properties from premature wear and water intrusion.
Luxury Custom Homes
Many luxury homes in the British Properties and Altamont feature flat roof sections that play a major role in the property’s overall design. These systems need to perform exceptionally well while maintaining the clean architectural lines expected from high-end custom construction.
Details matter.
That’s why we carefully coordinate drainage design, flashing integration, waterproofing, and membrane selection to ensure the finished roof performs as beautifully as it looks.
Contemporary Architecture
Flat roofing has become a defining feature of modern residential design throughout West Vancouver. Our team understands how to balance aesthetics and functionality, delivering roofing systems that support architectural goals while providing dependable weather protection.
Hillside Residences
Properties throughout Caulfeild, Chartwell, Eagle Harbour, Gleneagles, and Cypress Park often experience significant water runoff due to elevation changes and surrounding terrain. Effective drainage planning is critical for these homes, and every roofing system is designed accordingly.
Common Flat Roof Problems We Help Prevent
Flat roofs are incredibly durable when installed correctly, but there are several issues that homeowners should be aware of. Preventative maintenance and proper design play a major role in long-term performance.
Ponding Water
Ponding water is one of the most common issues affecting flat roofs in West Vancouver. When water remains on the roofing surface for extended periods, it can accelerate membrane deterioration and increase the risk of leaks. We design every flat roofing system with proper slope and drainage pathways to help move water efficiently off the roof and reduce long-term maintenance concerns.
Drainage Issues
Drainage issues are one of the most common causes of flat roof problems throughout West Vancouver. Many properties in neighborhoods such as Caulfeild, Eagle Harbour, and Cypress Park are surrounded by mature trees that regularly shed leaves, needles, and organic debris onto roofing surfaces. Blocked drains and scuppers can quickly create water buildup, which is why routine maintenance remains so important.
Membrane Damage
Exposure to sunlight, weather, debris, and foot traffic can gradually wear down roofing membranes over time. Small areas of damage may not seem serious initially, but they can eventually compromise the waterproofing performance of the entire roof if ignored.
Roof Leaks and Moisture Intrusion
Even a small leak can cause significant damage if left unresolved. Flat roof leaks often develop around flashing details, roof penetrations, drains, and skylights where waterproofing systems are under the most stress. Regular inspections help identify these vulnerable areas before moisture reaches the interior of the home.

What Our Customers Say About Us
We've completed flat roofing projects across West Vancouver. Here's what our customers say.
We chose to go with a metal roof, and I couldn’t be happier with the quality of work and the final results. The craftsmanship is top-notch, and it truly enhances the look of our home. Thank you, thank you!
Fast, responsive and very helpful.
James
Wholeheartedly recommend working with them if you need roofing work.
1. If I was told this, I would have looked at the weather before making the appointment. 2. I called two other roofing companies and both showed up had no problem going on the roof in the rain.
He gets two stars because he actually called to cancel. (The bar is set low with trades these days.)
The affect a new roof has on the curb appeal of your house is enormous, not to mention the comfort you gain knowing that everything is watertight for the oncoming winter - you need the installation done right. Doug, Rada and team were awesome from beginning to end - from clear details of what was being installed in the quote to how they protected the rest of the house and deck during demolition and installation - they went the extra mile.
They easily dealt with some curveballs we threw to them too. They removed our leaky (and now unused) chimneys above the roofline, giving the home a much cleaner look and installed snow guards.
Doug took time to work through a water egress issue that was not related to the roof installation - including helping me cut drywall open! - determined to find a solution the issue. Which we did.
We also required some more specialized carpentry work. Doug leveraged his own network to get us somebody to complete it.
It's not easy to find a company that that you can trust with such competitive pricing and such high quality craftsmanship on such a project. I feel fortunate to have worked with Doug, Rada and the team at Eco Exteriors.
The metal roof has really given the home a transformative look. And the new gutters were really the cherry on top. My photographs attached don't truly show how transformative it is.
A great team and great company!

Flat Roofing Questions — Answered Honestly
Flat roofing in West Vancouver typically costs between $5.00 and $12.00 per square foot installed, depending on the roofing system selected, roof complexity, accessibility, and drainage requirements. Most residential projects fall between $15,000 and $60,000 or more. Larger custom homes and complex hillside properties may exceed this range due to additional labor and waterproofing requirements.
Flat roofing generally costs more per square foot than asphalt roofing because it requires specialized waterproof membranes, drainage systems, and installation techniques. However, asphalt shingles are not suitable for most low-slope applications. The better comparison is choosing the right roofing system for the roof design rather than comparing materials alone.
Several factors influence replacement costs, including roof size, membrane type, insulation upgrades, accessibility, drainage corrections, and structural repairs. Homes located on steep West Vancouver lots may also require additional labor and safety considerations. A professional inspection is the best way to determine an accurate project budget.
Torch-on roofing generally costs between $5.00 and $8.00 per square foot installed. Final pricing depends on the number of membrane layers, roof complexity, site access, and whether deck repairs or insulation upgrades are required. Torch-on remains one of the most popular flat roofing options throughout Metro Vancouver.
SBS roofing is often competitively priced compared to TPO systems and generally falls within a similar cost range. EPDM is typically one of the more budget-friendly options, while premium PVC systems may cost more. The best choice depends on performance requirements, roof design, and long-term goals.
Yes. Flat roofing is often an excellent investment for luxury homes because it complements contemporary architecture, supports rooftop amenities, and creates opportunities for solar installations. Many custom homes in the British Properties and Altamont utilize flat roof sections as an important design feature.
Most flat roof repairs range from approximately $400 to $1,800 depending on the extent of the issue. Minor flashing repairs and membrane patches are typically less expensive, while larger leak investigations or drainage corrections may require a greater investment. Early intervention is usually the most cost-effective approach.
Absolutely. Poor drainage accelerates membrane deterioration, increases maintenance requirements, and can significantly shorten roof lifespan. In a rainy climate like West Vancouver, addressing drainage concerns early can help homeowners avoid much larger repair costs in the future.
Most professionally installed flat roofing systems last between 20 and 30 years when properly maintained. Factors such as material selection, installation quality, drainage performance, and maintenance practices all influence lifespan. Regular inspections help maximize the value of your investment.
Metal roofing generally costs more upfront but may offer a longer service life. However, flat roofing systems remain the preferred solution for true low-slope applications where metal roofing may not be practical. The best value depends on the design and requirements of the property.
