Roofing Services for Eagle Harbour Homeowners
We offer a full range of residential roofing services for Eagle Harbour properties. Every project is completed by our own trained crew — no subcontracting, no shortcuts.
When your roof reaches the end of its service life, we handle the complete process: tear-off, deck inspection, underlayment, installation, and cleanup. We work with all major roofing systems and guide you through material selection to match your home’s architecture and your long-term goals.
Storm damage, failing flashing, moss buildup, or a slow leak — we diagnose the root cause and fix it properly. Eagle Harbour’s coastal exposure means small problems can escalate quickly. We respond fast and repair to last.
Metal roofing is one of the best long-term investments for coastal homes. Our proprietary EcoLock standing seam metal panel system uses concealed fasteners for a clean, durable finish. We fabricate custom panels on-site for a perfect fit — with a non-prorated lifetime warranty.
We install Malarkey and CertainTeed architectural shingles — two of the most durable asphalt shingle systems available. Products like the Malarkey Legacy and CertainTeed Landmark Pro deliver the performance Eagle Harbour homes need in a high-moisture environment.
Western Red Cedar remains a popular choice in Eagle Harbour for its natural beauty and heritage appeal. We install and repair cedar shake and cedar shingle roofs using premium materials and stainless steel fasteners — and we can discuss modern composite alternatives like EnviroShake that offer the same look with lower maintenance.
Many Eagle Harbour homes include flat or low-slope roof sections over garages, additions, or rooftop decks. We install TPO, torch-on (SBS modified bitumen), EPDM, and peel-and-stick systems designed for high-moisture coastal climates.
Gutters are critical in Eagle Harbour’s rainfall environment. We install seamless gutter systems and internal gutter systems that manage water efficiently — protecting your foundation, siding, and landscaping from overflow and pooling.
Solar is a growing choice for Eagle Harbour homeowners looking to offset energy costs. BC government rebates of up to $10,000 are currently available for residential solar and battery systems. As roofing and solar specialists, we ensure your panels are integrated correctly from day one.
We supply and install Columbia skylights with proper flashing and waterproofing — one of the most common sources of leaks if not handled correctly. Every skylight installation we complete is sealed for long-term performance.
Roofing Challenges in Eagle Harbour
Eagle Harbour’s waterfront location creates specific roofing demands that differ from inland Metro Vancouver neighbourhoods. Understanding these conditions is the starting point for every roof we install here.
Salt-Air Exposure
Proximity to Howe Sound means roofing materials are exposed to airborne salt year-round. Salt accelerates corrosion on metal fasteners, flashings, and panel coatings. We use corrosion-resistant fasteners and marine-grade compatible materials on all Eagle Harbour projects — and recommend aluminum or properly coated steel for any exposed metal components.
Heavy Rainfall and Moisture
The North Shore receives among the highest annual rainfall in Metro Vancouver. Eagle Harbour properties — particularly hillside homes surrounded by the forest — face persistent moisture, long drying periods, and the risk of water infiltration at every roof penetration. Proper drainage design and high-quality underlayment are non-negotiable here.
Moss Growth and Organic Debris
Forested surroundings and limited sun exposure create ideal conditions for moss and algae growth. Left untreated, moss retains moisture against shingles and accelerates their breakdown. We recommend ridge-line zinc strips, regular inspections, and choosing moss-resistant shingle products to extend roof life between maintenance visits.
Coastal Storm Protection
Wind-driven rain off Howe Sound can force water into seams, around flashings, and under improperly installed shingles. We install roofing systems with wind-rated fastening patterns and use high-performance sealants around all roof penetrations — chimneys, vents, and skylights — to prevent water entry during storms.
Built for Eagle Harbour Homes
Eagle Harbour is home to a range of distinctive property types, each with its own architectural character and roofing requirements. We have experience working across all of them.
Waterfront Properties
Oceanfront and near-waterfront homes in Eagle Harbour face the most direct salt-air and wind exposure of any West Vancouver neighbourhood. We prioritize corrosion-resistant materials, robust flashing details around all penetrations, and roofing systems rated for high wind uplift — giving waterfront homeowners confidence in their roof’s long-term integrity.
Luxury Residences
Many Eagle Harbour homes are high-value custom builds where roofing quality directly affects both curb appeal and resale value. We offer premium material options — standing seam metal, EnviroShake composite, CertainTeed Presidential — and deliver the installation precision these properties deserve.
Custom-Built Homes
Custom homes often feature complex roof geometry: multiple pitches, valleys, dormers, and integrated skylights. Our crew handles architectural complexity with accuracy. We coordinate closely with homeowners and contractors to ensure every detail of the roofing system is right before we leave the site.
Hillside Properties
Eagle Harbour’s hillside homes benefit from dramatic views — and face additional wind exposure and debris accumulation from surrounding trees. We account for steep pitch conditions, safety equipment requirements, and drainage design on every hillside installation we complete.

Workmanship You Can Trust
Every roof we install is backed by our workmanship warranty in addition to manufacturer coverage. We're registered with WorkSafeBC, fully insured, BBB A+ accredited, and Google Guaranteed. When we say your roof is done right, there's documentation behind it.
Our Roofing Process
We follow a clear, structured process on every Eagle Harbour project — so you know what to expect from start to finish.
Roof Inspection
Every project begins with a thorough inspection — not just the shingles, but the underlayment, decking, ventilation, flashings, and drainage system. On coastal properties, we pay particular attention to salt-air corrosion on metal components and any signs of moisture infiltration around penetrations.
Recommendations and Planning
After inspection, we give you a clear, written assessment with our recommendations. We explain your options honestly — repair vs. replacement, material choices, timeline, and cost — so you can make an informed decision.
Installation or Repair
Our own crew handles the work. No subcontracting. We tear off old material, inspect the deck, install premium underlayment, and complete the roofing system to manufacturer specification. Job sites are kept clean and organized throughout the project.
Final Walkthrough
Before we consider a project complete, we walk through the finished work with you — inspecting every valley, ridge, flashing, and penetration. We answer your questions, review your warranty documentation, and ensure you're completely satisfied before we leave.
Local Experience in Eagle Harbour
We don’t treat Eagle Harbour as just another West Vancouver address. Our experience here is specific — and it shows in the quality of our work.
Waterfront Roofing Projects
We’ve completed roofing projects on oceanfront estates and near-marina homes throughout Eagle Harbour and the Horseshoe Bay corridor. Working close to water requires additional attention to drainage, material selection, and flashing detail. It’s work we know well.
Coastal Weather Protection
We design roofing systems with Eagle Harbour’s weather patterns in mind. That means wind-rated installations, secondary water barriers, high-quality ice-and-water shield at all vulnerable areas, and drainage systems that can handle the North Shore’s peak rainfall events.
Long-Term Roof Maintenance
A roof in Eagle Harbour needs ongoing care to reach its full service life. We advise homeowners on biannual inspection schedules, moss prevention strategies, gutter maintenance, and when to schedule professional cleaning — helping you protect your investment year after year.
Premium Roofing Upgrades
When homeowners in Eagle Harbour are ready to upgrade — whether from aging cedar to composite shake, from asphalt to standing seam metal, or from basic flat membrane to a high-performance TPO system — we make the transition smooth and the outcome exceptional.
What Our Customers Say About Us
We've completed roofing projects across Eagle Harbour. Here's what our customers say.
We chose to go with a metal roof, and I couldn’t be happier with the quality of work and the final results. The craftsmanship is top-notch, and it truly enhances the look of our home. Thank you, thank you!
Fast, responsive and very helpful.
James
Wholeheartedly recommend working with them if you need roofing work.
1. If I was told this, I would have looked at the weather before making the appointment. 2. I called two other roofing companies and both showed up had no problem going on the roof in the rain.
He gets two stars because he actually called to cancel. (The bar is set low with trades these days.)
The affect a new roof has on the curb appeal of your house is enormous, not to mention the comfort you gain knowing that everything is watertight for the oncoming winter - you need the installation done right. Doug, Rada and team were awesome from beginning to end - from clear details of what was being installed in the quote to how they protected the rest of the house and deck during demolition and installation - they went the extra mile.
They easily dealt with some curveballs we threw to them too. They removed our leaky (and now unused) chimneys above the roofline, giving the home a much cleaner look and installed snow guards.
Doug took time to work through a water egress issue that was not related to the roof installation - including helping me cut drywall open! - determined to find a solution the issue. Which we did.
We also required some more specialized carpentry work. Doug leveraged his own network to get us somebody to complete it.
It's not easy to find a company that that you can trust with such competitive pricing and such high quality craftsmanship on such a project. I feel fortunate to have worked with Doug, Rada and the team at Eco Exteriors.
The metal roof has really given the home a transformative look. And the new gutters were really the cherry on top. My photographs attached don't truly show how transformative it is.
A great team and great company!

Roofing Questions — Answered Honestly
Roof replacement costs in Eagle Harbour typically range from $14,000 to $50,000+ depending on roof size, pitch complexity, and material selected. Metal and cedar roofing command higher investment than asphalt, but deliver significantly longer service life in coastal conditions. We provide detailed written estimates at no charge — with transparent pricing and no hidden fees.
Yes. Salt-air exposure accelerates corrosion on exposed metal fasteners, flashings, and panel coatings. In Eagle Harbour’s waterfront environment, it’s important to specify corrosion-resistant fasteners and compatible coatings on any metal roofing components. We account for this on every coastal project we complete.
Standing seam metal roofing is one of the top choices for coastal Eagle Harbour properties — it sheds water efficiently, resists moss growth, and delivers a 40-70 year service life. High-quality architectural asphalt shingles and composite materials like EnviroShake are also excellent options for homeowners who prefer a different aesthetic, with strong performance in high-moisture environments.
We recommend at least two professional inspections per year for Eagle Harbour waterfront and near-waterfront properties — once in spring after the wet season, and once in fall before it begins. Coastal exposure accelerates wear on flashings, sealants, and fasteners, making regular inspection essential for early problem detection.
Metal roofing is an excellent choice for coastal homes in Eagle Harbour. Aluminum and properly coated steel perform exceptionally well in salt-air environments, and standing seam systems with concealed fasteners eliminate the common leak points found in exposed-fastener products. Our proprietary EcoLock panel system is specifically designed for long-term coastal performance.
The most effective moss prevention strategies for Eagle Harbour homes include installing zinc strips along the ridge line, trimming overhanging branches to increase sunlight and airflow, keeping gutters clear to prevent water backup, and scheduling annual professional cleaning. Choosing algae-resistant shingles at installation also helps significantly.
Key signs include: shingles that are curling, cracking, or missing; granule loss visible in gutters; active interior leaks or ceiling stains; sagging roofline; and a roof age over 20-25 years. In Eagle Harbour’s coastal environment, moss penetration under shingles and corrosion on metal components are additional warning signs worth monitoring closely.
Properly installed roofing in Eagle Harbour typically lasts 20-30 years for architectural asphalt shingles, 30-50 years for composite shake like EnviroShake, and 40-70+ years for standing seam metal. Coastal conditions can shorten asphalt shingle life if maintenance is neglected, so regular inspections and moss prevention are key to reaching the upper end of any material’s expected lifespan.
If your roof is under 15 years old with isolated damage — a few missing shingles, a single flashing failure — repair is usually the right call. If it’s past 20 years, showing widespread curling or granule loss, or if you’ve had multiple leaks in different areas, replacement is the better investment. In Eagle Harbour’s salt-air, high-moisture environment, a roof that’s already showing systemic wear will deteriorate faster than the same roof in a drier climate. A professional inspection gives you a clear answer either way.
Yes. All roof replacements in West Vancouver require a building permit through the District of West Vancouver. We handle the permit process as part of our project scope — pulling the required documentation, ensuring the installation meets current BC Building Code requirements, and coordinating any required inspections. You won’t need to manage that paperwork yourself.
