Roofing Services for Glenmore Homeowners

We offer a complete range of residential roofing services for homes throughout Glenmore and the surrounding West Vancouver hillside. Every service is backed by our workmanship warranty and handled by a trained, WorkSafeBC-registered crew.

Roof Replacement

When your roof has reached the end of its serviceable life, a full replacement protects your home’s structure and long-term value. We handle the entire process — tear-off, deck inspection, underlayment, and installation — using premium materials suited to Glenmore’s exposure. Most residential replacements in the area are completed in two to five days.

Roof Repair

Flashing failures, missing shingles, active leaks, and moss damage are the most common repair calls we receive from Glenmore homeowners. We diagnose the source accurately and fix it properly, rather than applying surface patches that fail in the next rainstorm. Emergency repair service is available 24/7.

Standing seam metal roofing is an increasingly popular choice for Glenmore’s steep-pitched homes. It sheds water and debris efficiently, resists moss growth, and lasts 40 to 70 years with minimal maintenance. We fabricate custom standing seam panels on site and offer our own EcoLock concealed fastener system.

Architectural asphalt shingles from Malarkey and CertainTeed remain the most widely installed roofing material in Glenmore. Products like the Malarkey Legacy and CertainTeed Landmark Pro offer superior granule retention, algae resistance, and wind performance — essential qualities for homes surrounded by trees and subject to North Shore rainfall.

Cedar roofing suits the architectural character of many Glenmore homes, particularly older custom residences. We install and repair both cedar shakes and shingles using Western Red Cedar graded for coastal BC. For homeowners seeking the cedar aesthetic without the maintenance burden, we also install EnviroShake and EnviroSlate composite alternatives.

Modern additions, carports, and select Glenmore home designs require flat or low-slope roofing systems. We install TPO, EPDM, torch-on modified bitumen, and peel-and-stick membrane systems engineered for high-rainfall environments. Proper drainage detailing is built into every flat roof we install.

Seamless gutter systems and internal gutter solutions are critical on Glenmore properties, where mature trees deposit heavy debris loads throughout the year. We install and service seamless aluminum gutters sized and sloped for the volume of water West Vancouver roofs must handle.

Solar Panel Installation

Government rebates of up to $10,000 are currently available for residential solar and battery systems in BC. As a roofing and solar contractor, we integrate panels with your roofing system correctly — protecting both the solar investment and the roof underneath.

Skylights

Columbia skylights installed by a certified roofing contractor provide natural light without compromising your roof’s waterproofing integrity. We handle flashing, curb construction, and waterproof detailing around every skylight we install.

Roofing Challenges in Glenmore

The combination of Glenmore’s elevation, forest density, and West Vancouver’s coastal rainfall creates specific roofing stressors that don’t apply in lower-lying or less-treed parts of Metro Vancouver. Addressing them requires local experience, not generic roofing advice.

Moss Growth and Moisture Retention

North-facing roof planes in Glenmore rarely dry out between rain events, creating ideal conditions for moss and algae colonization. Moss retains moisture against shingles and lifts their edges, accelerating granule loss and shortening the roof's serviceable life. We treat existing moss growth and recommend ridge-mounted zinc strips or algae-resistant shingle products to reduce recurrence.

Tree Debris Accumulation

Fir, cedar, and hemlock debris from Glenmore's forested lots accumulates in valleys, behind chimneys, and in gutters faster than on open-exposure roofs. Organic debris traps moisture, promotes moss, and can block drainage entirely during heavy rain. Regular inspection and gutter maintenance are especially important on heavily treed Glenmore properties.

Heavy Rainfall Exposure

West Vancouver receives among the highest annual rainfall totals in Metro Vancouver. For Glenmore homes at elevation, this means sustained moisture exposure, mountain runoff across roof surfaces, and drainage systems under constant seasonal stress. Roofing materials, flashing details, and gutter systems must be specified for high-volume water management.

Aging Roofing Systems

Many Glenmore homes were built in the 1970s through 1990s and are now well past the 20-to-25-year replacement threshold for asphalt roofing in BC's climate. If your roof is approaching that age range, a professional inspection will determine whether targeted repairs can extend its life or whether replacement is the more cost-effective path forward.

Built for Glenmore Homes

Glenmore’s residential mix includes established family homes, architect-designed custom builds, and properties with complex rooflines that require experienced installers to execute correctly. We work on all of them.

Hillside Properties

Steep-pitch roofs require specialized staging, safety systems, and installation techniques that not every roofing crew is equipped to handle. Our team is trained and equipped for hillside work throughout Glenmore and the British Properties, and we carry full WorkSafeBC registration and insurance coverage on every job.

Family Homes

Most of our Glenmore calls come from homeowners who have lived in their homes for years and want a roofing contractor they can trust to give them honest advice — not a sales pitch. We’ll tell you when a repair is the right call and when replacement is the better long-term investment.

Custom-Built Residences

Glenmore includes some of West Vancouver’s most architecturally distinctive homes, with complex rooflines, multiple pitches, and premium finishes throughout. We have the certification, equipment, and experience to handle high-end residential roofing installations where the details matter.

Forested Lots

Homes surrounded by mature trees need roofing systems with strong resistance to biological growth and moisture retention, combined with gutter and drainage systems sized for high debris loads. We specify and install complete roofing packages designed for the forested lot context that defines much of Glenmore.

Why Homeowners Choose Eco Exteriors Roofing and Solar

Glenmore homeowners have options when it comes to roofing contractors. Here’s what consistently distinguishes Eco Exteriors from the alternatives.

18

Experienced Roofing Professionals

With over 18 years in the North Shore market, our team brings genuine local experience to every project. We're certified by CertainTeed, Malarkey, and EnviroShake, and recognized by ThreeBestRated as one of Vancouver's Best Businesses for 2026. Our HomeStars rating of 9.9/10 reflects the standard we hold ourselves to on every job.

Premium Roofing Materials

We install roofing systems from Malarkey, CertainTeed, and EnviroShake — manufacturers whose products are engineered for BC's climate and backed by warranties that actually protect homeowners. Our standing seam metal roofing is custom-fabricated on site using our own machinery, giving Glenmore clients a finished product built specifically for their home.

Transparent Communication

We provide clear, detailed estimates with no hidden fees or surprise costs at project completion. You'll know what materials we're using, why we're recommending them, and exactly what the project will cost before work begins. Transparent pricing is a core part of how we operate.

Workmanship You Can Trust

We carry a BBB A+ rating, Google Guaranteed certification, and WorkSafeBC registration. Our workmanship warranty covers the installation itself, separate from the manufacturer's material warranty. When you hire Eco Exteriors, you're covered on both fronts.

Our Roofing Process

Every Glenmore roofing project follows the same structured process, whether it’s a targeted repair or a full replacement. We don’t cut corners and we don’t rush the work.

1

Roof Inspection

We start with a thorough inspection of your roof, attic, gutters, flashings, and drainage systems. On Glenmore properties, we pay particular attention to north-facing planes for moss damage, valleys for debris accumulation, and flashing details around chimneys and skylights — the areas most likely to be causing problems in a West Vancouver climate.

2

Recommendations and Planning

After the inspection, we provide a clear written assessment and recommendation — repair or replacement, materials options, and cost range. We explain our reasoning so you can make an informed decision. We don't recommend replacement when repair is the honest answer.

3

Installation or Repair

Our trained crew handles tear-off, deck inspection, underlayment, and installation or repair using the specified materials. We maintain a clean, safe job site throughout and keep you informed of progress. Residential replacements in Glenmore typically take two to five days depending on roof complexity.

4

Final Walkthrough

Before we leave, we do a full site cleanup and walkthrough with you to confirm the work meets our standards and yours. We review the warranty documentation — both workmanship and manufacturer — and answer any questions about ongoing maintenance for your new roof.

Local Experience in Glenmore

We’ve worked on homes throughout Glenmore and the surrounding British Properties for over a decade. That experience translates directly into better outcomes for our clients.

Hillside Roofing Systems

Steep-grade installations require precise material handling, additional crew safety protocols, and flashing details that account for how water moves on angled surfaces. We’ve refined our hillside roofing process through years of work in Glenmore’s challenging terrain.

Moisture Management Solutions

Between moss prevention, proper underlayment selection, and drainage system design, moisture management is the central engineering challenge in Glenmore roofing. We build it into every project specification rather than treating it as an afterthought.

Long-Term Roof Maintenance

We recommend biannual inspections for Glenmore homes — spring to assess winter damage and fall to prepare for the rainy season. Regular professional inspection catches minor issues before they become structural problems, and extends the serviceable life of any roofing system on a forested, high-rainfall property.

Premium Roofing Upgrades

Many Glenmore homeowners use a roof replacement as an opportunity to upgrade to a more durable or lower-maintenance system. We regularly help clients transition from aging cedar to EnviroShake composite, or from asphalt shingles to standing seam metal — upgrades that reduce long-term maintenance costs and improve long-term property value.

I’m located in Burnaby and I needed to upgrade my roof. There are options but I decided to go with Eco Exteriors due to a friend’s recommendation. I replaced my old roof with a metal roof which turned out beautifully and will last longer than the other options. Eco Exteriors has great service and a skilled installation team. I would definitely recommend them for anybody looking for roof or solar solutions.

Great trustworthy local company to work with. The owner Doug set us up with the estimate in the Fall. Knowing that we could run out of good weather, we were fine with deferring until the Spring. As promised, his team delivered at the first dry week. Rada was the onsite lead and completed the roof (1500 square feet) in 5 days with one day of bad weather in between. A week later, the gutter guy came by to finish the job. He was clearly seasoned as he did it on his own; very professional and courteous. Doug was communicative throughout even with the weather related delays in between. We have experienced many contractors good and bad so it’s refreshing to work with someone who delivers on budget, on time, and as promised.

After taking the morning off work, I was called 45 mins before the appointment and was told he couldn't make it because it was raining and it was too dangerous to go on the roof. He then asked if we could book for the next day - without any concern about the weather. Hmmmm.

1. If I was told this, I would have looked at the weather before making the appointment. 2. I called two other roofing companies and both showed up had no problem going on the roof in the rain.

He gets two stars because he actually called to cancel. (The bar is set low with trades these days.)

Top quality craftsmanship by an friendly and competent team.

The affect a new roof has on the curb appeal of your house is enormous, not to mention the comfort you gain knowing that everything is watertight for the oncoming winter - you need the installation done right. Doug, Rada and team were awesome from beginning to end - from clear details of what was being installed in the quote to how they protected the rest of the house and deck during demolition and installation - they went the extra mile.

They easily dealt with some curveballs we threw to them too. They removed our leaky (and now unused) chimneys above the roofline, giving the home a much cleaner look and installed snow guards.

Doug took time to work through a water egress issue that was not related to the roof installation - including helping me cut drywall open! - determined to find a solution the issue. Which we did.
We also required some more specialized carpentry work. Doug leveraged his own network to get us somebody to complete it.

It's not easy to find a company that that you can trust with such competitive pricing and such high quality craftsmanship on such a project. I feel fortunate to have worked with Doug, Rada and the team at Eco Exteriors.

The metal roof has really given the home a transformative look. And the new gutters were really the cherry on top. My photographs attached don't truly show how transformative it is.

A great team and great company!

Roofing Questions — Answered Honestly

Roof replacement costs in Glenmore typically range from $9,000 to $50,000+, depending on the size of the home, roof complexity, and material selected. Asphalt shingle replacements generally fall between $9,000 and $20,000 for a standard residential roof, while metal roofing or complex steep-pitch projects can run significantly higher. We provide detailed written estimates before any work begins.

Yes. Moss holds moisture against roofing materials, lifts shingle edges, and accelerates granule loss — all of which shorten roof lifespan. In Glenmore’s heavily treed, high-rainfall environment, untreated moss can reduce an asphalt roof’s serviceable life by five to ten years. Regular moss treatment and prevention measures are an essential part of roof maintenance on North Shore properties.

For most Glenmore homeowners, architectural asphalt shingles (Malarkey or CertainTeed) with algae-resistant granules offer the best combination of performance and value. Standing seam metal roofing is the best long-term investment for homes where longevity and low maintenance are the priority. Cedar and composite shake are strong choices for homes where the traditional West Coast aesthetic matters.

Twice a year is the standard recommendation for Glenmore properties — once in spring after winter storms, and once in fall before the heavy rain season begins. Heavily treed lots accumulate debris faster than open-exposure roofs, and debris accumulation accelerates both moss growth and drainage problems. Professional inspection catches issues early, when they’re inexpensive to fix.

Yes. Standing seam metal roofing performs particularly well on steep-pitch hillside homes because it sheds water and debris efficiently, resists moss and algae growth, and requires minimal long-term maintenance. A properly installed metal roof can last 40 to 70 years — significantly longer than asphalt on a Glenmore property — making it a strong lifetime investment for homeowners planning to stay long-term.

The most cost-effective maintenance steps for Glenmore homeowners are regular gutter cleaning (at least twice per year), annual debris removal from roof surfaces and valleys, and moss treatment before growth becomes established. Investing in algae-resistant shingles or zinc strip installation at the ridge during a replacement significantly reduces ongoing moss control costs over the roof’s life.

Key indicators include a roof age of 20 or more years, widespread shingle curling or cupping, significant granule loss visible in gutters, persistent leaks that recur after repairs, sagging sections of the roof deck, or moss and moisture damage across more than 30% of the surface. A professional inspection can confirm whether targeted repairs are viable or whether full replacement is the more cost-effective path.

Asphalt shingles typically last 18 to 25 years on Glenmore properties, somewhat shorter than the manufacturer’s rated lifespan due to the North Shore’s high rainfall, moss exposure, and limited drying windows. Metal roofing lasts 40 to 70 years. Cedar roofing lasts 20 to 35 years with consistent maintenance. Composite alternatives like EnviroShake are warranted for 50 years.

Roof repair costs in Glenmore typically range from $300 to $3,000, depending on the scope of work. Flashing repairs or a few missing shingles sit at the lower end, while more involved work — active leaks with decking damage, valley replacements, or flat roof membrane patches — runs higher. On heavily treed hillside properties, damage is often more extensive than it appears from the ground, so an accurate on-site inspection is the only reliable way to estimate repair cost.

Yes — particularly for homes approaching or past the 20-year mark. In Glenmore’s high-rainfall, heavily treed environment, an aging roof deteriorates faster than the rated lifespan, and ongoing repair costs add up quickly. A full replacement with a quality asphalt or metal system protects the home’s structure, eliminates recurring repair bills, and can increase resale value by 6–10%. With BC government rebates of up to $10,000 currently available for solar-integrated roofing systems, some homeowners also use a replacement as an opportunity to add solar.
