When Is It Time to Replace Your Roof?
West Vancouver’s climate accelerates roof aging. The combination of ocean humidity, heavy annual rainfall, and shaded lots means asphalt roofs that last 25 years elsewhere may show signs of failure in 18–20. Knowing when to repair versus replace is one of the most important decisions a homeowner can make.
Warning Signs Your Roof Has Reached the End of Its Lifespan
If your roof is 18 years or older and showing more than one of these signs, replacement is likely the right call:
- Shingles curling, clawing, or cupping at the edges
- Significant granule loss — look for grit accumulating in gutters
- Moss or algae growth covering more than 30% of the surface
- Multiple active leaks in different areas of the home
- Sagging or soft spots in the roof deck
- Daylight visible through the attic boards
- Ceiling stains returning after repeated patch repairs
West Vancouver’s heavier rainfall and salt air exposure mean these signs develop faster than in drier climates. If your roof is approaching the 20-year mark, a professional inspection is worth scheduling before the next rainy season hits.
Repair vs. Roof Replacement
Repairing a Roof
Repairs make sense when damage is localized — a failed flashing around a skylight, a handful of broken shingles after a windstorm, or a single minor leak with no deck damage.
Replacing a Roof
Replacement becomes the better investment when leaks are recurring in multiple locations, the roof deck shows signs of rot or moisture damage, or your roof has passed the 20–25 year mark in the Lower Mainland climate.
A good rule: if the cost of repairs exceeds 30% of the cost of a new roof, replacement provides better long-term value.
Roofing Systems We Install
We install every major residential roofing system in West Vancouver — from high-performance metal roofing to luxury composite shingles. Every material is selected with West Vancouver’s coastal climate in mind.
Metal Roofing
Metal roofing is the highest-performing long-term investment available to West Vancouver homeowners. Our proprietary EcoLock concealed fastener standing seam system is custom-fabricated on-site using our own panel-rolling equipment — available in 1" and 1.5" rib heights with panel widths from 12" to 20". No exposed fasteners means no rust points, no sealant failure, and a cleaner finish that holds up against coastal salt air. We back every metal roof with a non-prorated lifetime transferable warranty — the strongest coverage available in the industry.
Asphalt Roofing
For homeowners who want reliable, long-term performance without the upfront investment of metal, architectural asphalt shingles remain a strong choice — particularly when installed with the right products for a coastal climate. We are Malarkey Certified Pro and CertainTeed ShingleMaster contractors, giving West Vancouver homeowners access to manufacturer-certified warranties up to 50 years non-prorated on qualifying systems. Products like Malarkey Legacy and CertainTeed Landmark Pro are engineered with algae resistance and wind ratings suited to the Lower Mainland.
Cedar Roofing
Cedar has defined West Vancouver's architectural identity for decades — particularly in heritage neighbourhoods like Dundarave and Altamont. Western Red Cedar delivers natural insulation, a distinctive aesthetic, and genuine character that modern synthetics can't fully replicate. We install cedar shakes and shingles using stainless steel fasteners and high-grade synthetic underlayment specified for coastal moisture management. We also offer EnviroShake and EnviroSlate composite systems for homeowners who want the cedar look with a 50-year warranty and zero organic maintenance requirements.
Flat & Low-Slope Roofing
Modern West Vancouver architecture — particularly in British Properties, Chartwell, and newer custom builds — regularly incorporates flat or low-slope roofing sections. We install TPO, EPDM, peel-and-stick, and torch-on modified bitumen systems, all engineered for Vancouver's high-rainfall drainage requirements. Proper slope, drain placement, and membrane selection are critical on the North Shore. Every flat roof we install is designed to drain completely within 48 hours of rainfall.
Built for West Vancouver Homes
West Vancouver isn’t a single roofing environment — it’s several. The challenges facing a waterfront property in Horseshoe Bay differ significantly from a hilltop estate in British Properties or a heritage home in Ambleside. We approach every replacement with that in mind.
Oceanfront Properties
Homes along Marine Drive, in Caulfeild, Eagle Harbour, and Horseshoe Bay face consistent salt-air exposure that accelerates corrosion on exposed fasteners, standard steel flashings, and roofing coatings not specified for coastal environments. We use marine-grade aluminum, PVDF-coated steel, and stainless hardware on every oceanfront project. The EcoLock system's concealed fastener design eliminates the most common corrosion failure point on coastal metal roofs.
Hillside Homes
Steep-slope roofs in British Properties and Chartwell require specialized safety equipment, additional crew time, and materials with appropriate wind and uplift ratings. Our crews are WorkSafeBC registered and trained for complex, steep-pitch installations. We factor pitch, prevailing wind exposure, and drainage into every material recommendation for elevated properties on the North Shore.
Luxury Custom Residences
West Vancouver's luxury market demands roofing that matches the standards of the home itself — precise installation, clean detailing, and materials that hold up under the weight of long-term scrutiny. Whether you're specifying a standing seam metal roof with custom colour matching, a premium composite shake system, or a copper accent detail, we've executed it. We treat every West Vancouver residence as the premium project it is.

Our Roof Replacement Process
A roof replacement on a West Vancouver home is a significant investment. Here’s exactly how we handle it from first contact to final inspection.
Roof Inspection
Every project starts with a thorough inspection — roof surface, flashings, gutters, attic ventilation, and decking condition. We document everything and provide a clear, honest assessment before any recommendation is made. If repairs will solve the problem, we'll say so. If replacement is the right call, we'll show you exactly why.
Material Selection
We walk you through every suitable system for your home, your neighbourhood's specific exposure conditions, and your long-term goals. We don't upsell for the sake of it. We match the material to the project — whether that's architectural shingles, EcoLock standing seam metal, EnviroShake composite, or a flat membrane system for a secondary structure.
Installation
Our WorkSafeBC-registered crews handle complete tear-off, deck inspection and repair, underlayment, flashing, the roofing system itself, and ridge ventilation. We work efficiently without cutting corners. Material staging, debris management, and site protection are handled the same way on every job — carefully.
Final Walkthrough
Before we consider a project complete, we do a final inspection with you — on the ground and on the roof. We review the completed system, walk through warranty documentation, and make sure you understand what maintenance your new roof requires. No surprises, no loose ends.
What Our Customers Say About Us
We've completed roof replacement projects across West Vancouver. Here's what our customers say.
We chose to go with a metal roof, and I couldn’t be happier with the quality of work and the final results. The craftsmanship is top-notch, and it truly enhances the look of our home. Thank you, thank you!
Fast, responsive and very helpful.
James
Wholeheartedly recommend working with them if you need roofing work.
1. If I was told this, I would have looked at the weather before making the appointment. 2. I called two other roofing companies and both showed up had no problem going on the roof in the rain.
He gets two stars because he actually called to cancel. (The bar is set low with trades these days.)
The affect a new roof has on the curb appeal of your house is enormous, not to mention the comfort you gain knowing that everything is watertight for the oncoming winter - you need the installation done right. Doug, Rada and team were awesome from beginning to end - from clear details of what was being installed in the quote to how they protected the rest of the house and deck during demolition and installation - they went the extra mile.
They easily dealt with some curveballs we threw to them too. They removed our leaky (and now unused) chimneys above the roofline, giving the home a much cleaner look and installed snow guards.
Doug took time to work through a water egress issue that was not related to the roof installation - including helping me cut drywall open! - determined to find a solution the issue. Which we did.
We also required some more specialized carpentry work. Doug leveraged his own network to get us somebody to complete it.
It's not easy to find a company that that you can trust with such competitive pricing and such high quality craftsmanship on such a project. I feel fortunate to have worked with Doug, Rada and the team at Eco Exteriors.
The metal roof has really given the home a transformative look. And the new gutters were really the cherry on top. My photographs attached don't truly show how transformative it is.
A great team and great company!

FAQs — Roof Replacement
Roof replacement in West Vancouver typically costs between $12,000 and $60,000+, depending on roof size, pitch, material, and site complexity. Asphalt shingles run $5–$9 per square foot installed. Metal roofing starts around $15–$20 per square foot. Cedar and premium composite systems fall in the $12–$20 range. West Vancouver’s steep hillside lots, salt-air material specifications, and complex rooflines often push projects above the regional average. Call 604-985-4326 for a free, no-obligation estimate.
Metal roof replacement in West Vancouver generally costs $15–$25 per square foot installed, or roughly $22,000–$50,000+ for a typical 1,500–2,000 sq ft home. Our EcoLock concealed fastener standing seam system is fabricated on-site, which eliminates supply markups and gives us more control over pricing and lead time. While the upfront cost is higher than asphalt, a non-prorated lifetime transferable warranty means no second replacement — making it the better long-term investment for most West Vancouver homeowners.
Asphalt shingle roof replacement in West Vancouver typically costs $8,000–$20,000 for an average residential home, at roughly $5–$9 per square foot installed. Higher-end architectural shingles from Malarkey or CertainTeed cost more than standard 3-tab but deliver better wind and algae resistance — important in West Vancouver’s coastal climate. Roof complexity, pitch, tear-off, and deck repairs are the main cost variables. As CertainTeed ShingleMaster and Malarkey Certified Pro contractors, we provide manufacturer-backed warranties at no additional cost.
Cedar roof replacement in West Vancouver ranges from $20,000 to $60,000+, making it one of the more expensive residential roofing investments in the Lower Mainland. Material grade (premium vs. common), shake vs. shingle, roof pitch, and labour time are the primary cost drivers. Supply constraints and environmental logging restrictions have pushed raw cedar prices significantly higher in recent years. Homeowners wanting the cedar aesthetic at lower cost and maintenance should ask us about EnviroShake composite — a 50-year warranted alternative at a more predictable price point.
Flat and low-slope roof replacement in West Vancouver typically costs $8,000–$25,000 for residential applications, depending on size, membrane type, and drainage requirements. TPO and EPDM systems run approximately $5–$9 per square foot. Modified bitumen torch-on systems are similar. Additional costs arise when tapered insulation is needed to achieve proper drainage slope — a requirement in Vancouver’s high-rainfall climate. Rooftop decks, HVAC penetrations, and difficult site access also add to the total.
The main cost factors for roof replacement in West Vancouver are: roof size and pitch (steep hillside homes require more crew time and safety equipment), material choice (metal costs more upfront but lasts a lifetime), roof complexity (valleys, dormers, skylights, and chimneys all add labour time), tear-off and deck condition (damaged decking adds material and disposal cost), and coastal material specifications (marine-grade aluminium, stainless fasteners, and PVDF coatings add cost but are necessary near saltwater). West Vancouver’s premium labour market also affects final pricing.
Home insurance in BC typically covers roof replacement only when damage is caused by a sudden, insured event — such as a windstorm, fire, or falling tree. Damage from wear, age, or gradual deterioration (including moss, rot, or moisture ingress over time) is generally not covered. West Vancouver’s windstorm exposure means storm-related claims do occur, but most replacements are out-of-pocket investments. We can document damage thoroughly to support your insurance claim when an insurable event is involved. Call 604-985-4326 for guidance.
Direct government rebates for standard roof replacement are limited in BC. However, homeowners who pair a new roof with solar panels or a battery system may qualify for up to $10,000 in rebates through current federal and provincial programs. Metal roofing’s energy efficiency characteristics may also qualify for certain BC Hydro incentives depending on the specific upgrade. If you’re considering adding solar at the same time as your roof replacement, Eco Exteriors installs both — and our roofing credentials ensure proper flashing and waterproofing that solar-only installers cannot provide.
Roof pitch significantly affects replacement cost because steeper roofs require more safety equipment, longer labour time, and specialized crew staging — all of which increase the total price. In West Vancouver’s British Properties, Chartwell, and other hillside neighbourhoods, steep-slope roofs with pitches of 7:12 and above are common. Labour can account for 50–60% of a total project cost, and that figure climbs proportionally with pitch complexity. We factor pitch accurately into every estimate so there are no pricing surprises after work begins.
Metal roofing lasts the longest of any residential system — 50 to 70+ years for steel, and 80+ years for aluminum in coastal environments. Our EcoLock standing seam system is backed by a non-prorated lifetime warranty. Composite systems like EnviroShake come with 50-year warranties. High-quality architectural asphalt shingles from Malarkey or CertainTeed typically last 20–30 years in the Lower Mainland climate. Cedar, properly maintained, lasts 25–40 years.
